The Arc of San Diego – Bid Package The Arc of San Diego is seeking proposals for a Combined Commercial Kitchen & HVAC Replacement Project for a building located at 9575 Aero Drive, San Diego, CA 92123. This is a Two Section - single project to be managed through a single General Contractor. Section 1 - Commercial Kitchen Project Scope of Work: 1a. Installation of commercial kitchen for program participants as per plans by OBR Architecture. Renovations include commercial refrigeration and freezer, preparation spaces, dishwasher, sinks, ventilation, serving stations, steamer tables, and all aspects of a fully functioning commercial kitchen in an area approximately 30 x 40 feet. *** See attached specification sheets with details on kitchen equipment & plans. 1b. Flooring Specifications for Commercial Kitchen Project Scope of Work: Plans include replacement of flooring. Facility has existing VCT on an older slab concrete floor. Moisture levels on the floor will require a moisture barrier to be installed prior to any coating installation in either room. Install a new seamless, non-slip floor double broadcast quartz floor coating system in the kitchen/utility room that will facilitate cleaning in the kitchen to meet current building codes. The total area in kitchen/front counter/utility room is approximately 740 sq ft -along with a 6” integral coved base. Shot blast existing concrete. Apply 1 coat of Moisture Guard Max moisture barrier at the rate of 100 square feet per gallon. Allow to dry overnight. Repair all cracks and seams in concrete as required. Build cove finish beneath FRP channel. Apply 1 coat of 100% solids Epoxy MVB primer with full broadcast coat of quartz. Apply 1 additional coat of 100% Solids Polyaspartic with Quartz (color TBD) broadcast to rejection. Apply 1 coat of 100% solids Polyaspartic as a top coat. Apply 1 additional coat of 100% Solids Polyaspartic in areas where equipment to be installed to provide smooth finish. Total coating thickness = 1/4” with smooth finish beneath equipment. Install a multicolor metallic epoxy floor coating in area adjacent to kitchen (currently called the multipurpose room). The total area involved in this approximately 2,100 sq ft -along with a 6” integral coved base. Remove VCT Tile Shot blast concrete to prepare to receive coating Apply 1 coat of Moisture Guard Max moisture barrier at the rate of 100sqft per gallon. Allow to dry overnight. Repair all cracks and seams in concrete as required. Apply 1 coat of 100% solids Epoxy MVB primer (black) Apply 100% solids epoxy with metallic colors (tbd) mixed at a rate of 80 sq ft/gal. o Mix colors using brooms and blowers. Allow to dry overnight. Sand lightly and apply 1 coat of 100% solids Polyaspartic as a top coat with very light non-slip aggregate mixed in. Section 2 - HVAC Replacement Project Scope of Work: (Demolition) Crane off 11 existing rooftop package units (heat pumps) and remove from premises. (Installation) Crane into place eleven (11) Rheem or Carrier rooftop heat pump package units matching the existing design for unit size and curb design. (Installation/Roofing) complete the accepted waterproofing methods when joining the existing roof curb to the package units curb adaptor on all units. (Installation) replace all existing condensate lines and check for proper drainage. (Installation) Install eleven (11) mechanical outside air hoods providing a maximum of 25% (OSA) on each new package unit. (Installation) provide and install one (1) economizer onto the new 7.5 ton package unit. (Electrical) remove eleven (11) existing 3 phase disconnects. (Electrical) Install eleven (11) new 3 phase fused disconnects. (Electrical ) Install eleven (11) electrical whips from package unit electrical panel to new disconnect. (Thermostats) install eleven (11) WIFI capable Honeywell RTH8580WF thermostats or comparable. (Installation) start and test eleven (11) installed roof top units for proper operation. Electrical and Plumbing Design, Plan check, Permit, and Fees must be Included. Scope of work for all Trades must be included in bid package. Bid Bond must be Included for the value of the project. All pricing to include prevailing wage labor, materials, site power (generators), daily clean up, hazardous waste disposal and supervision. This project does not require a DIR Certificate. The Department of Industrial Relations (DIR) Certificate requirement only applies to state funded Public Works projects. The DIR requirement does not apply to projects that are directly administered by the HPA office. Price should also include a general liability insurance endorsement, a worker’s compensation waiver of subrogation, and auto insurance & worker’s compensation insurance endorsement upon request. 5-year commercial warranty against failure for any reason related to product integrity or installation workmanship to be included. Kitchen Equipment to be itemized in Bid and “Comparable” to provided equipment listing. Flooring manufacturer and installation method must be described in Bid and “Comparable” to provided flooring requirements. Proposal assumes the architect will issue a ‘For Construction Set’ prior to commencement of the permitted scope of work, which will include at a minimum all bid addenda, Permit Review Comments, and accepted value engineering. Proposal based on standard working hours. All cabinet finishes spec'd with standard plastic laminate (Wilson art or equal). All cabinets to be plywood cores. Solid Surface to be Corian "D" Series All Signage, Fire sprinkler, Fire alarm, fire extinguishers, and FRP excluded Low Voltage (phone, cable, computer network) excluded. Assumes all electrical to be fed from existing panel in the closet and it has the capacity to do so. Fire alarm includes cost to process affidavit only stating no fire alarm required. Kitchen Ceiling bid as existing grid – replacing panels to “Kitchen Grade” approved by architect. Kitchen Lighting upgraded to LED fixtures approved by architect. Kitchen walls bid as finished/painted drywall. Any FRP to be by owner. Two Water Heaters and Mixing Valves to be replaced. All Drain Lines from 11 HVAC units to be new copper. All roof penetrations/repairs to be completed by Sylvester Roofing to preserve existing TPO Warranty. 25. All existing ductwork to remain as is. In addition, the project is subject to Davis Bacon Prevailing Wages. All Cal and Fed OSHA safety requirements MUST BE FOLLOWED AT ALL TIMES. Project Foreman must be Fall Competent Certified for at last 1 Year and First Aid/CPR certified. All on site employees must show evidence of fall awareness training from Third Party Safety Company.
