SORRY FOLKS… NO MORE WINDOW BOXES
We are in receipt of a report from the engineering (Merritt Engineering Consultants, P.C.) the firm that does our safety inspections in keeping with New York City
Local Laws.
Based upon their inspection of the exterior of our building, specifically
our balconies, they find that “flower boxes, being installed by residents
themselves, are most likely not installed properly (bracketed, secured, etc.) Additionally, they apply further loading onto the railings themselves and provide more
surface area for additional wind and snow loads to accumulate on the railings and
balconies themselves. Heavy winds can also flip these flower boxes over top rails
and off balconies completely. It is our recommendation that no flower boxes be
allowed to be installed either from the interior or exterior sides of the balcony
railings. The presence of flower boxes would cause us to designate the building Unsafe during a Local Law inspection”
BOTTOM LINE - NO MORE FLOWER BOXES ATTACHED TO RAILINGS
The City of New York changes/modifies such regulations from time to time. We will advise shareholders of any such changes going forward.
WANT TO LEARN HOW TO PROPERLY USE
OUR GYMNASIUM EQUIPMENT?
One of our board members, Richard Natofsky, has graciously
volunteered to conduct two sessions during which shareholders can learn
how to properly use the exercise equipment in our gymnasium as follows:
Session 1 - Thursday, February 19th at 7:00 P.M.
Session 2 - Saturday, February 21st at 10:00 A.M.
All those interested shareholders are asked to sign up for either or
both sessions with the doorman. Those with cardiac and/or respiratory
issues, or any other chronic medical conditions should check with their
health care providers for clearance prior to participation.
ANNUAL MEETING - JANUARY 6, 2015
The annual shareholder meeting was held in the clubroom on
January 6, 2015 and was well attended.
1. Our resident manager, George Perez discussed the “state of the building,” pointing out, among other things, that his entire staff participated
in a staff development program on elderly abuse, how to recognize the
symptoms, and what to do about it. He went on to
let shareholders know that we now have a portable generator and
adequate pumps to be used in the event of a “Sandy type” storm
and any subsequent flooding in the basement and/or the boiler room.
An addition part of this initiative are special water blocking systems
for the exterior door to the clubroom as well as the one adjacent to
the office.
2. Assistant Superintendent Antonio Garcia will be making regular
building tours of the common areas (inside and out) and preparing
listings of cosmetic and other items needed to be addressed. The
House Committee (makes monthly tours) will be copied on
his findings and will be advised as each of the items is addressed.
2. Charles Fels discussed some of the other initiatives having been
completed and contemplated by the board:
a. domestic water filtration system - completed
b. interior public area lighting - hallways, stairways, garage
in the process - savings will pay for this project.
c. lobby re-decoration - in the works
d. gymnasium expansion program - in planning stages plans to be presented to shareholders.
e. repairs to exterior areas affected by superstorm Sandy completed.
f. circle/fountain - artist/sculptor is creating drawings to be
presented to shareholders
g. carpet replacement program - choices to be presented to
shareholders for consideration.
h. exterior pavers at front of building - completed
i. domestic water tower replacement - spring 2015
3. Board treasurer Judy Leif introduced our building accountant
Amy Schwartz and John B. Lovett Comptroller Mitch Unger
who then discussed the 2015 budget providing for no increase
in maintenance.
4. Shareholder queries were addressed by members of the board of directors
as well as by the Cryder House attorney Abbey Goldstein.
AMENDMENT TO BY-LAWS
At its January 2015 regular meeting, the board of directors unanimously approved a modification to the by-laws which would require a
person running for a seat on that board to have been a full time legal
resident of The Cryder House for a minimum of two calendar years prior
to being elected. Official notification of amendment has been distributed to all shareholders.

IT’S TIME TO CHECK THOSE SMOKE/CARBON MONOXIDE DETECTORS
According to the Centers for Disease Control, most accidental
carbon monoxide poisonings happen in January (the second
most happen in December). That makes it a good time condo
to remind residents to test their detectors and change the batteries.
THE GEESE ARE BACK …….AGAIN
Our feathered friends have once again returned to enjoy
sunning themselves on our back lawn/ They show their
appreciation for our hospitality by leaving “presents” on the
walkways and the lawn so that we might remember their
visit.
Our resident manager advises us that he has. and will continue to spray the entire area with substances that are not
harmful to the geese but that they find distasteful. The only
problem is that rain and snow cause the strength of the spray
to dissipate. Accordingly, it must be reapplied after each
rain occurrence.
