Description: Exerting up to 20 pounds of force occasionally, and/or up to 10 pounds of force frequently,
and/or a negligible amount of force constantly to move objects. Light work requires walking or standing
to a significant degree and pushing and/or pulling.

The Senior Project Manager, Project Manager, and Project Coordinator for Architecture are
responsible for development, coordination, and management of assigned small to large
architectural projects and contracts to be completed in accordance with University and
construction standards. The positions vary in area of expertise, size, cost, and complexity of
projects assigned. The positions report to the Director of Construction Management.
Range 2 - Project Coordinator
The Project Coordinator is responsible for coordinating small architectural projects for new
construction, renovations, and remodel projects and for assisting the updates of campus design
and construction standards. Projects must meet campus standards and the campus master
plan; conducting planning reviews; coordinating contracts for the Contractor; and designing and
directing small campus projects.
Range 3 - Project Manager (in addition to above R2)
The Project Manager is responsible for directing architectural projects for new construction,
renovations, and remodel projects, updating and maintaining the campus design and
construction standards. The Project Manager ensures projects meet campus standards and the
campus master plan; conducts planning reviews; manages the contract for the Design
Consultant Team and contract for the Contractor; designs and directs small to medium campus
projects; and providing updates and maintaining the campus design and construction standards.
The incumbent is responsible for the management of the Campus ADA Transition Plan, barrier
removals or water rights issues.
Range 4 - Senior Project Manager (in addition to above R3)
The Senior Project Manager is responsible for the development, coordination and management of
multi-million dollar construction projects for the University. The position is responsible for project
management to include creating architectural plans; developing and maintaining cost estimates;
providing detailed plan checking and review; and providing necessary bid documents and
construction administration. When outside services are utilized the Senior Project Manager
initiates and prepares professional service contracts for private architectural and engineering firms,

and contractors to design and construct projects and capital improvements per university
requirements. The incumbent is a resource for resolving problems and/or providing clarification to
contract documents and building requirements.

Range 2 - Project Coordinator
70% - Project Coordination
 Coordinate various projects involving departments, outside architectural firms and
vendors
 Participate in project meetings with departments, contractors, vendors, and outside
design firms
 Insure that nonconformance with plans and quality of work situations are addressed with
contractors and appropriate remedies are implemented
 Assist with preparation and administration of contracts for consultants, contractors and
outside vendors
 Coordinate work with out-sourced architectural consultants
 Assist with preparation of bidding information, evaluate and award contracts
 Conduct preliminary inspections and close-out completed projects
 Assist the review and processing of change orders, requests for information, and general
construction correspondence to insure project schedule is met
 Assist in securing project close out documentation
30% - Architectural Design
 Meet with departments, deans, and chairs to assist with project cost estimates, plans,
specifications and other information regarding architectural design, bidding, and
construction management

 Manage multiple projects involving departments, outside architectural firms and
vendors
 Conduct project meetings with departments, contractors, vendors, and outside design
firms
 Prepare and administer contracts for consultants, contractors and outside vendors
 Manage out-sourced architectural consultants
 Manage consultant contract negotiations and selection processes
 Prepare bidding information, evaluate and award contracts
 Conduct final inspections and close-out completed projects
30% - Architectural Design

Incumbent may be assigned any or all of the following responsibilities under R3:
ADA Compliance
 Provide ADA Design Consulting services for all the construction and renovation projects
the Facilities Services Project Managers and Construction Coordinators manage
 Provide research and support for departmental ADA and ADA Transition Plan
presentations
 Update the Campus ADA transition Plan as projects are completed and advise Senior
Director of Planning and Construction Services and the Director of Construction
Management on the Campus Transition Plan
 Work with the Senior Director of Planning and Construction Services and the Director of
Construction Management to provide recommendations regarding yearly planning for
campus ADA improvements
 Review and provide recommendations to the Facilities Maintenance staff regarding
elevator standards, elevator safety, and ADA access requirements to elevators
 Assist in preparation of construction documents and contract management for ADA
compliance and elevator modification/upgrade projects
 Establish/develop campus elevator standards and construction parameters
 Revise, maintain and update annually the web based University of Nevada, Reno
Design and Construction Standards regarding all standards and specifications
associated with ADA compliance
Water Rights Management
 Provide Water Rights and Transfer Consulting Services for all the construction and
renovation projects managed by the Facilities Services Project Managers and
Construction Coordinators
 Provide research and support for departmental TMWA Coordination, Water Rights
Calculations, and Meter Funding Research presentations.
 Keep current Campus Water Rights Plan as projects are completed and advise Senior
Director of Planning and Construction Services and the Director of Construction
Management on the Campus Water Rights Planning.
 Work with the Senior Director of Planning and Construction Services and the Director of
Construction Management to provide recommendations regarding yearly planning for
campus water rights/transfer processes.
 Provide review and make recommendations to the Facilities Services staff regarding
TMWA coordination, water rights transfers & calculations, meter funding and project
budgeting for water rights.
 Assist in the review and preparation of construction documents and contract
management for TMWA & University Standards for backflow when connecting to TMWA
water system.
 Establish or develop campus water backflow standards and construction parameters.
Revise, maintain and update yearly the web based UNR Design and Construction
Standards regarding all standards and specifications.
Range 4 - Senior Project Manager (in addition to above R3):
70% - Project Management
 Manage multiple large scale construction projects over $1 million dollars involving
outside architectural design firms, general contractors, vendors and state agencies

Conduct daily site visits to the project to review progress and ensure compliance with
design documents.
Coordinate outside private architectural and engineering firms who provide design for
major construction projects.
Plan and track capital improvement programs and deferred maintenance programs, as
well as other construction and maintenance improvement planning programs.
Interpret and enforce building codes and ordinances.
Act as liaison between State Public Works Division, State inspectors, campus inspectors
and construction teams to administer the daily field report.
30% - Architectural Design
 Provide detailed architectural design and analysis for campus renovations and capital
improvement projects requiring plans and specifications
 Create complex architectural plans and specifications for institutional facilities including
knowledge of life safety codes and zoning requirements
 Develop cost estimates for assigned projects
 Meet with campus departments to review scope and provide project cost estimates
 Meet with departments, deans, and chairs to review scope of work, assist with project
cost estimates, plans, specifications and other information regarding architectural
design, bidding, and construction management, and ensure scope complies with
campus standards
 Provide design and plan review
3. Describe the types of decisions the position(s) makes independently as part of the core

The Project Coordinator (R2) coordinates lower level architectural and renovation projects on
campus during the planning, design and construction phases of a project. The position works
within a framework of prescribed procedures or oversight and work is checked by supervisor.
The Project Manager (R3) acts as the University’s Representative/Owner for new construction and
renovation projects and manages ADA or water rights documentation for projects on campus
during the planning, design and construction phases of a project. The position acts independently
and makes critical decisions with minimal input from senior level administration. The incumbent
makes judgments over design and construction projects (small to medium in size) associated
with ADA projects and/or submittal of water rights applications and planning procedures that
involve public buildings and the University’s master plan. The individual is responsible for
directing and relaying information to departments, agencies, contractors and design specialists
and is accountable for all aspects of project guidelines requiring the application of a wide range
of design and architectural principles. The position is responsible for making decisions and
determinations on work priorities, standards, function, design, techniques, and guidelines.
The Senior Project Manager (R4) acts as the University’s Representative/Owner for all phases of
construction projects and requires the ability to act independently and make critical decisions while
routinely reporting to senior level administration. The incumbent makes judgments over major
design projects that involve public buildings and the University’s master plan.

4. Describe the types of problems, issues, action, communications this position typically
takes to the supervisor for resolution and/or consultation. Provide examples. If a line of
progression, describe the supervisory consultation at the highest level.
When standards and techniques are not applicable, the Project Coordinator (R2) must consult
with the supervisor. When standards and techniques are not applicable, the Project Manager
(R3) must use independent judgment and personal technical knowledge and ingenuity to
complete the project. The Senior Project Manager (R3) consults with the supervisor on longrange projects and department goals. The higher level positions must have the ability to act
independently and make critical decisions while routinely reporting to senior level administration
and to make judgments over major design projects that involve public buildings and the
University’s master plan. When difficulties are encountered in resolving a significant
construction issue, the Director of Construction Management, Senior Director of Planning and
Construction, and/or the AVP, Facilities Services are consulted.
