The board has many tasks that we are starting to address (such as Jason Wilson, updating the
website) PLEASE CHECK IT OUT. We will be distributing informative letters such as this, to make
board’s actions transparent to all homeowners.
The GRHA by-laws states: The primary function of the GRHOA is to protect property values for
the homeowners by maintaining the common elements, which requires the collection of
assessments from owners, and enforcing the community’s restrictive covenants.
This letter is being placed in each newspaper holder at your mailbox. If you do not have a
holder, it will be placed in a plastic bag and attached to your mailbox post. Please provide a
place or open your newspaper slot for future letters.
There are many properties having bylaw and restriction violations that need to be addressed.
We are going to start with the most common complaints raised by GR Homeowners. Should
your property have the following bylaw or restriction violations, please make arrangements to
correct the situations within 60 days from the date of this letter.
1 Declaration of Covenants 2010: Article lll, Section 3: GRHOA Annual Assessments: For
new homeowners, your realtor has the responsibility to share the HOA dues & annual
assesments. Our assessments were raised in 2012. The reason for this increase was
both to inflation and homeowners not paying their assessments. However, the
assessments in arrears ARE BEING ADDRESSED. Any assessments which are not paid
when due shall be delinquent. The new bylaws, 2013 revision specifically address the
procedure and are presently being carried out. The collection process for assessments in
arrears that was started prior to the new by laws will be carried out. Please refer to
Article VII, Section 2 C of the 2013 revised bylaws.
2 Declaration of Covenants 2010: Article VI, Section 9: Non operating vehicles, unused
objects or apparatus, (trailers, boats without current NC registration/inspection): Please
read complete section 9 if you are unsure of your situation.
3 Declaration of Covenants 2010: Under the following articles: Architectural Review
Committee: Article VI, section 6: New construction, Article V, Section 4: Outbuildings:
Article VIII, section 1: No outbuildings shall be erected on any part of the lots in the
subdivision without approval in writing from the Architectural Review Committee, and
any such use, if permitted, shall be on the rear (1/3) of the lot and shall be designed,
constructed and maintained as to be aesthetically compatible with the dwelling on said
lot. All construction should be in compliance with state and local building codes.
4 Declaration of Covenants 2010: Article VI, Section 12: Lawn and Building Maintenance.
Each lot owner shall maintain their lawn and buildings in good condition and
appearance to prevent the development of unclean, unsightly, or unkempt conditions
that could substantially decrease the value or appearance of the neighborhood as a
whole or the specific areas. All property maintenance equipment including but not
limited to, lawnmowers, leaf blowers, aerators, ladders, etc. shall be kept in garages and
outbuildings
5 Declaration of Covenants: Article VI, Section 13: Animals (Dogs/Cats) may be kept,
provided they do not constitute or become an annoyance or nuisance to the
neighborhood, i.e., barking dogs and feces not being removed/cleaned from yard or run
causing offensive smells/odors. Taking dogs for a walk and not cleaning up feces.
6 Declaration of Covenants: Article VI Section 15: Enforcement of Article VI: In the event
that any Owner of any property in the subdivision shall fail to keep such premises in
accordance with the requirements of this Declaration, the Association may seek
remedies (included but not limited to removal or screening of the offense) in
accordance with the Planned Community Act.
7 Cress Loop Road is not a dumping ground for yard waste! Some person or persons in the
development are using Cress Loop Road to dump yard waste. Should you see anyone
dumping please report to the violation to the Board of Directors or the Sheriff’s office.
8 For emergencies at the pool or club house, please use the pool/club house phone. The
address of the pool/club house will automatically come up to the emergency call center.
If you use your cell phone, you will need to know the address of the pool/club house.
9 For a new or replacement club house/pool access key. The fee is still $20.00. Contact
