Notes
1.
The Sahlin Farm consists of two large parcels, Sahln Farm Estates I (125 acres) and Sahlin
Farm Estates II (298 acres). Sahlin Farm Estates I adjoins Sherwood Forest. This parcel has
been, in accordance with the previously recorded land conservation easement has been
subdivided into 11 buildable lots. Lots range in size from 5 to 50+ acres restricted to one home
per lot. Lot 9 abuts Sherwood Forest with an adjoining property line of approximately ½ mile.
2.
Sahlin Farm Estates is held in trust by Mr. Sahlin’s heirs. The primary heirs include: Carolyn
Robbins, Pat Sahlin, and Charlie Dodge. Charlie Dodge is Sherwood’s primary point of
contact. Sherwood Forest enjoys a cordial relationship with the Sahlins recently based upon
Sherwood closing the Sahlin Farm $2.4 land conservation deal, our assistance with several
technical subdivision matters that increased the value of their property, and historically - buying
produce from the Sahlins through The Depression (made ends meet) which the older members
still talk about.

Questions?
1909
Sahlin Farm - Lot 9
1909, one hundred years ago, serves as a metaphorical reference point to
underscore the notion of a far reaching decision v. meeting the urgent needs
of the moment. Lot 9 is a one time opportunity (far reaching decision, or
legacy) to increase the size of Sherwood Forest by 15%, or the Outer Forest
by 40%.
1909
Sahlin Farm - Lot 9
1909, underscores the long-term vision of this potential acquisition. In
1909, Sherwood Forest did not exist. In 1909, $100K would buy $2.4M
today. In 1909, most of our grandmothers were infants or kids. In 1909,
one family lived in Sherwood Forest, with just 40,000 residing in Anne
Arundel County, there are currently 510,000 people in the county today –
with another 10,000 in-bound in the next several years to our area (Parole
& FT Meade redevelopments).
1909
Sahlin Farm - Lot 9
1909, was a seven mile an hour world - the speed in which one, or a horse,
walks. Currently, we operate at the near speed of light in all forms of
communication be it phone, television, Internet. Just as no one in 1909
could predict our current world in 2009, no one in 2009 can predict the needs
and wants of our heirs in 2109.
1909
Sahlin Farm - Lot 9
In 2009, one does know that no more land is being made. In 2009, one
knows that real estate market prices are depressed. In 2009, one can
assess that the current depression in residential sales is not permanent. In
2009, one can predict that Sherwood will not be frozen in time for the next
Century. NOTE: In the early years, Sherwood opened hills every decade,
with a decade pause prior to the addition of Clumber and Ravenshead
Hills, with notions of additional hills every generation.
While some may be opposed to the addition of any future development of
Sherwood Forest, none of us can predict the utility of an additional 50+
acres to our children, or their children, most likely to be offered at below
normal market value.
