Parties
This SECURITY DEPOSIT AGREEMENT (“Agreement”) is made and entered into, by and between, [Tyler J.
Ambrosio] of [Glendale City Towers] (“Lessor”) and [Maddison B. Fox] (“Lessee”), each referred to as a “Party,”
and, collectively, as the “Parties.”
Lease Term
The Lessor agrees to lease a 2BR condominium unit on the 8th floor of Glendale City Towers, located at 3108
Adams Avenue, Glendale, Arizona 85301 (“Premises”), to the Lessee for a lease term of eighteen (18) months in
accordance with the terms and conditions set forth in this Agreement.
The Lessee shall pay a security deposit of one thousand five hundred dollars ($1,500.00) within fifteen (15)
calendar days of signing this Agreement.
Terms and Conditions
SECURITY DEPOSIT
The Lessor shall hold the security deposit until the Lessee has vacated the Premises and the Lessor has
inspected it for damages. The Lessor may use the security deposit to pay for the Lessee’s unpaid or late fees
during the Lease Term.
PAYMENT
The Lessee shall occupy the Premises for a monthly fee of seven hundred fifty dollars ($750.00), due on the
first day of each month of the Lease Term. All payments shall be made in cash, check, or wire transfer.
ALTERATIONS
The Lessee shall make no alterations, additions, or modifications to the Premises without the prior written
consent of the Lessor. Any alterations, additions, or modifications to the Premises shall become the property
of the Lessor.

ACCESS TO PREMISES
The Lessor and its representatives and affiliates shall have the authority to enter the Premises for
inspections, repairs, and other services, provided that the Lessor notifies the Lessee in writing at least eight
(8) hours before the visit.
SUBLETTING AND ASSIGNMENT
The Lessee shall not sublet the Premises, either in part or in whole, nor shall it assign or transfer this
Agreement to any person or entity without the Lessor’s written consent.
REPRESENTATIONS AND WARRANTIES
As the absolute owner of the Premises, the Lessor represents and warrants that it is legally authorized by
law to engage and enter into this type of legal understanding.
NOTIFICATION
The Parties agree to notify the other Party of any damages, hazards, threats, and other building problems
immediately upon its discovery. The Parties acknowledge the proper disclosure of information for health and
safety purposes.
