Rules and Regulations
The following rules and regulations are a part of this Lease and any extensions thereof between the Lessee and the Lessor:
1.
FOR THE COMFORT AND CONVENIENCE OF ALL RESIDENTS AND TO INSURE PROPER USE AND CARE OF THE PREMISES,
LESSEE SHALL NOT BE PERMITTED TO:
A.
Allow any sign, advertisement or notice to be placed either inside or outside buildings. There are to be no rummage and/or furniture sales.
B.
Make or allow any improper or disturbing noises or odors in the building at any time, or to sing or play any musical instruments, television, or
radio in a way or at times that would be objectionable to other residents.
C.
Allow any articles to be placed upon window or balcony ledges, or thrown or dropped from windows or balconies, or to throw or sweep dirt
or trash on or from balconies or into the building halls.
D.
Beat or shake rugs upon porches or from any window, door or other opening in the building.
E.
Cover or obstruct any window, door or transom, or install draperies or shades not approved by Lessor. Blankets, sheets or bedcovers are
specifically prohibited from being so hung.
F.
Mark or deface any part of the property.
G.
Varnish, paint, wallpaper or decorate any walls, floors or woodwork, or alter the said premises in any way without the prior written approval
of Lessor. Any alterations made to said premises shall remain for the benefit of the Lessor. No contact paper is allowed.
H.
Allow household members, guests or invitees to loiter or play in the halls, stairways, basement or other parts of the building used by the public
and other residents.
I.
Do laundry work, except in rooms provided for that purpose, at the posted times. Do not operate washers and dryers before 8:00 A.M. or
after 9:30 P.M. Residents are to leave the laundry room and facilities in a clean and orderly fashion.
J.
Allow garbage, newspapers or refuse to remain in the leased premises overnight, or to litter the halls or outside of the building. Garbage and
recyclables must be separated according to local regulation and deposited in the receptacles provided by the Lessor for that purpose.
K.
Dispose of large items such as moving boxes, old appliances, furniture and mattresses in or around dumpsters, garbage receptacles and
common areas. Only garbage cardboard, newspapers, bottles and cans can be placed in Lessors provided containers. Lessee agrees to pay all
costs and expenses by reason of Lessee’s failure to comply with these disposal requirements.
L.
Place shoes, excess items in the common hallways or outside the rented premises. Only a small entry doormat is allowed.
M.
Allow water to run except when in actual use. Lessee shall immediately report all water leaks to the Lessor.
N.
Bring live Christmas trees or wreaths in leased premises. Any violation will result in a $50.00 clean-up fee.
O.
Wash automobiles in parking areas or garage areas.
P.
Drive large nails or screws into walls, floors or partitions, or to drill holes or fasten any articles on any part of the premises. Small pictures or
other wall hangings are permitted only if a small hook or nail is used. Do not use scotch tape, stickers or adhesive picture hangers on the
walls, ceilings or woodwork.
Q.
Misuse or abuse the garbage disposal or other plumbing. Lessee shall be responsible for all plumbing repairs required due to Lessee’s
negligence.
R.
Use balconies or patios for any purpose whatsoever other than a place to stand or sit and may contain no other objects or equipment other
than seasonal furniture. They may not, as an illustration, be used to hang clothing, rugs, wash or other items on, or as a storage depository of
any kind, including but not limited to bicycles, wagons, toys, etc. Open fires are not permitted on the patio, porches or balconies. No coverings
of any type shall be installed on balcony or patio floors.
S.
Use said premises for business purposes.
