Financial Aid Addendum
This Lease Addendum is made as of the lease generation date day day of lease generation date month,
lease generation date year by and between
responsible applicant names(“Resident”) and BLEU 1300 LLC (“Landlord”).
1. ADDENDUM. This is an addendum to the Lease Agreement (the “Lease”) dated the
original lease generation date day day of original lease geneation date month, original
lease generation date year between Landlord and Resident.
2. MODIFICATIONS TO ORIGINAL LEASE. The Lease is hereby amended, effective as of the date of its
execution as of the result of the following modifications.

This lease addendum allows Resident to defer a portion of Rent until the dates specified below
for each semester. If payment in full is not provided by the deadlines listed below, Resident will
be charged applicable late fees for each delinquent month and eviction may result.
 Resident agrees to pay a co-pay of $250 on August 1, 2019 and a co-pay of $250 on September 1,
2019 which will be applied to the Rent due. By October 1, 2019 the full Rent amount due to date per
the Lease Agreement must be made in full including any deferred Rent due from August and
September installments. Regardless of financial aid status, if payment is not made in full by October
1, 2019 Resident will be charged applicable late fees and eviction may
result.
Resident must provide to the Landlord detailed proof of financial aid from the distributing
institution before this addendum may be signed.
Failure to comply with any of the terms and conditions of this Addendum shall constitute a default under the
Lease. In the event of such default, Landlord shall have all rights and remedies available to it under the Lease.

Financial Aid/ Rent Deferment Criteria & Instructions
In an effort to standardize the way every property accepts financial aid please adhere to the following guidelines:
1. Resident must provide detailed proof of financial aid in writing in the form of an official award letter before a
financial aid addendum can be signed.
2. The award letter must detail the entire aid amount and indicate how much will be allotted for
Room & Board/ Housing outside of Tuition & Fees, etc.
3. If the manager determines that the award amount is not adequate to cover the semester rental amount after
deducting the applicable tuition, fees, books, etc., the manager has the right to refuse granting a financial aid
addendum to a resident with insignificant award coverage.
4. T h e manager can prevent the resident from signing a financial aid addendum for rent deferment if
remaining aid after deducting university expenses will not cover entire semester rental amount.
5. If a resident signs financial aid addendum and chooses to be his own Guarantor, adequate proof of income
must be made outside of the award letter monetary amount. Financial aid cannot serve as “income” on a
Guarantor Agreement.
6. A resident that does not meet income requirements to be his own Guarantor and chooses to sign a financial
aid addendum must have an acceptable accompanying Lease Guarantor as would be expected per the lease
agreement.
7. Explain to the resident in full that rent is only partially deferred for the first 2 installments; a co- pay of $250 is
required on the applicable due dates for both August and September installments.
8. Explain that the remaining rental amount for August and September are due in full by October
1st regardless if the awarding institution has or has not disbursed the total award amount at that time.
9. Failure to bring account current will result in late fees for unpaid rent and possible eviction.
10. A separate addendum for the Spring Semester needs to be signed if applicable.
