RESOLUTION OF THE BOARD OF DIRECTORS
Re:
a meeting of the Board of Directors of
Farm Flomeowners Association (the
Associatior,:r"), an Arizona non-profit corporation, duly calied and held on the 19th day of May,
201.4, a quorum being present and voting, the following policy was adopted:
To improve night time safety and security, each homeowner shall provide and maintain one light fixture
a long life LED bulb, located in their
yard,
front of the patio wall.
2.
Guidelines for purchasing the LED bulbs are shown in the attachment. The bulbs
post lights are not the same type as the bulbs for floodlights.
3.
The fixture shall be of a type listed on the attachment and
shall be conlrolled by a photo-control to turn the fixfure on at dusk, and off at dawn.
4.
The homeowner shall be responsible for providing electrical power to the fixture at all times whether the home is occupied or not, and for maintaining the fixture and accessories in a safe mechanical and electrical condition. The homeowner shall also be responsible cleaning and for painting any post lights.
Owners of floodlights must ensure that the
always points towards their home, and not into a neighboring lot, the street, or passing traffic. This includes any re-adj ustment necess ary after any landscape maintenance.
6. Any deficiencies noted by the Association during routine monitoring
be advised to the homeowner in
repairs ot corrections required
10 days.
After this time, the Association may instruct a contractor to complete the necessary repairs at the homeowner's expense, in accordance
CC&R's paragraph7.2.
To maintain a uniform appearance, homeowners are not permitted to replace
bulbs
any other type, nor to replace the photo-control
a timing device.
Flowever,light bulbs may be removed to {acilitate holiday lighting, but must be reinstalled by the following
January 15ft.

8.
Homeowners are encouraged to replace the
fixtures

listed on the attachment. The installation shall comply

A post light also protects the bulb and socket cost, from electricity rain nnd lautn cost sprinklers and extends their life.
The installation of any additional exterior lights must comply
the City of
Tucson's Dark Skies ordinances and,
installed in front of, or on the front of the home,
Architectural Committee approval is required. Additional lights shall be of a type that prevents spill
onto other properties or the street.
10. The disabling or removal of the front light
replacing it
one of the approved types listed on the attachment, or a pre-approved equivalent
not be permitted.
11. Lot #80 is exempt from these requirements, due to an adjacent street light. Lot #15 has an additional floodlight maintained by the Association for security reasons.
12. This policy supersedes policy document #10-03.

The package must be marked as suitable for wet locations; this will limit your choice.

A simple outdoor lamp holder without a shroud exposes the bulb to damage and is not acceptable.

Installation Notes - please show this to your contractor
8ft posts should be direct buried at least 18 inches, and concreted in place.
4ft posts should be direct buried at least 12 inches, and concreted in place.
No concrete should be exposed.
Posts should be positioned at least 18 inches from the edges of driveways to avoid damage when opening vehicle doors.
Any junction boxes used to bring the electuical supply into the posts must be 6 ins. above gtade, black, and have a cast cover with two screws.
Photo controls integral with posts have proved unreliable and are not recommended.
Floodlights will require a short mounting post (Mighty Post) which should be set with the cap approx 4 inches above grade.
