Welcome to our first auction sale of 2015 – Throughout 2014 we achieved a consistent level
of auction sales hitting a very respectful 80% and above. This reflects the state of the housing
market which saw house prices rise by 7.2% and sales in excess of 100,000 a month.
In 2015 I do not expect prices to continuing rising at this level especially if we take into account
the uncertainty created by both the general election and impending interest rise. The general
election leads to more caution amongst both buyers and sellers with the major concern being
any potential tax implications and how these will affect affordability of investments.
The likelihood of an increase in the interest rate will also have an impact on stabilising price
rises. However, in my opinion and largely due to the fall in inflation any increases will definitely
be pushed back and certainly not be implemented before the third quarter of 2015.
That being said one of the main challenges that agents are facing is the lack of stock and I do
believe this will be one factor that could continue to push up prices. House building which had
previously been at record lows has seen a significant rise in production. This has to continue
so that demand does not outweigh supply and push up prices.
Whilst tougher lending rules and high deposits have undoubtedly prevented some purchasers
from buying, the recent announcement that the Government Help to Buy scheme has been
extended until 2020 will continue to provide welcomed assistance to buyers. This help is for all types of buyers from those stepping
onto the property ladder to those moving up the ladder. A further boost to the market has been the stamp duty reforms that came into
effect during the latter part of 2014. It is anticipated that these will benefit 95% of purchasers.
In this auction sale we have an assortment of lots including both residential and commercial lots for all types of buyers, which
are very competitively priced. We have a number of exciting development opportunities, several properties are suitable for owner
occupation, investment and refurbishment in sought after areas such as Belgrave, North Evington and Highfields.

Any changes or alterations that your purchase will be subject
to will be specified on an addendum sheet.
Proxy / Telephone Bidding:
If you cannot attend the Auction you may arrange to make a
proxy or telephone bid. This facility needs to agreed by prior

Auction Contract:
If you are the successful bidder you will be required to
complete the Auction contract, supply the deposit and the
buyer’s fee with 2 forms of identification on the day of
purchase.
Deposit:
A 10% (minimum £1,000) deposit is required on the fall of
the hammer. Cheques should be made payable to “Shonki
Brothers Limited” and drawn on a UK clearing bank. All
cheques are presented the following day and therefore you
should ensure that you have adequate funds in your account.
Please note we do not accept cash, but credit/debit cards
facilities are available but may be subject to a fee.
Completion:
Completion is normally 28 days from the day of the sale,
unless specified otherwise in the contract, when the
balance will be required.

The successful bidder is immediately at risk in relation to

arrangements immediately after exchange of contracts for any

In default of the purchase the Auctioneer shall be entitled, at
his discretion, as agent for the Vendor, to treat the failure or
default as a repudiation and rescind the Contract. Thereafter
the Auctioneer shall be entitled to re-submit the property for
sale. If a successful bidder does not pay a deposit and/or
complete the Memorandum the Vendor reserves the right to
claim any loss he incurs as a result.

installation or mechanical or electrical equipment (where
included in the sale) have been tested by the Auctioneers
or their joint agents and no warranty is given in this respect
