In addition, the forecast is that prices are expected to increase by around 8% in 2014. If the market does not slow down, I personally think this may be a very conservative prediction. It is hard to believe that more than a million first-time buyers have entered the market since the interest rates were lowered to 0.5% in 2009, another reason for the active market. The increased demand, some of which can be contributed to the government lending schemes, is the main reason for prices being driven up in 2013. Lack of supply has also played a major role, but as we see more and more properties coming onto the market this will even out. The fears of a housing bubble still remain real. The decision of the Bank of England and the Treasury to end the Funding for Lending scheme providing lending to householders may therefore be a sensible one. The commercial property market has also seen some growth as a result of economic recovery and growing confidence. The Government’s Funding for Lending Scheme is now directed to helping businesses obtain credit, this will be available until January 2015 and should have a further positive impact. Hopefully, the scheme is as successful for businesses as it was for householders. Nevertheless with the economic position looking brighter than it has done, the overall outlook is good.
