SUBMITTAL DOCUMENTS 1) Submit a completed Application for Construction or Use (Permit Application). 2) If application is submitted by someone other than the property owner, signed authorization by the property owner must be provided at time of application. 3) Submit three copies of plat of survey designating location and dimensions of all existing structures/improvements on the property and the location of the proposed detached garage. 4) Submit three copies of drawing, plan, or manufacturers brochure, drawn to scale, including plan view, and elevation view drawings. Plans must be sufficiently detailed and dimensioned so as to clearly illustrate the scope of work, and must include information as to the size and type of materials to be used. REQUIREMENTS: 1) Your Home Owners Association (HOA) rules and regulations may require approval before commencing work on this project. It is the homeowner’s responsibility to contact and secure all applicable HOA approval prior to commencing construction. 2) If work commences prior to permit issuance, the permit fee shall be doubled. (Ord. 1992, 617-2002) 3) All plans submitted will be reviewed in the order they are submitted. Permit reviews are completed, on average, within 2 weeks of submittal. You will be contacted when your permit is ready for pick-up. 5) Name, address, phone number, email for all contractors (Not required if homeowner is doing the work them self) is required prior to permit issuance. 6) Fees: Calculated based on cost of construction. The building permit fee is $6.00 per $1,000.00 with a minimum fee of $30. A plan review fee of $30.00 will be assessed by the Plan Examiner and added to the building permit fee. 7) Bond: A $200.00 refundable building bond must be paid at time of building permit issuance. This bond is refundable upon completion and approval of the project in accordance with all applicable City Ordinances. If bond is paid with a check or cash, it will be returned to the address provided to the City at the time of permit issuance. If bond is paid by credit card the bond amount will be credited to the credit card used at time of permit issuance. 8) All required inspections are to be called in to the Community Development Department 24 hours in advance at 630,393.9050. A list of all required inspections is included on the code review applicant must read and sign prior to permit issuance. 9) Permit may become invalid is work does not begin within 180 days, or if work has been halted and no work has been performed for a period of 60 consecutive days. It is the responsibility of the homeowner/contractor to arrange to have the underground utilities located before any digging. The number for J.U.L.I.E is 811. J.U.L.I.E requires 48 hours notice before digging. On Lots 18,000 sf. – 40,000 sf. 825 sf. On Lots >40,000 sf. 2.5% of the lot size, up to a maximum size of 2,000 sf. (cumulative for all accessory buildings on the lot) 4) Detached garages are subject to the maximum lot coverage and maximum coverage of rear yard requirements. 5) Maximum detached garage height in Residential Districts: On Lots <18,000 sf. The eave height shall be the vertical dimension between finished floor and the top of the lowest edge of roof plywood. 6) Detached garage must be a minimum of eight feet (8’) from the principal building and six feet (6’) from any other accessory building (except sheds less than 120 square feet in area placed on the side of the garage facing interior and rear yards) in which case the setback may be reduced to zero feet (0’). 7) Detached garage may be constructed in the rear yard and interior side yard. The minimum required setback from property line for detached garages 1,000 square feet and less, is three (3) feet A minimum 20 foot setback from rear and side property lines is required for detached garages over 1,000 square feet in ground floor area. 8) Any detached garage and accessory structure larger than 120 square feet must have a “thickened edge” concrete slab**, 10” inches deep by 20” inches wide with 4” of compacted gravel under a 4” inch concrete slab minimum. 9) Any cutting of brick, stone, and/or concrete must be done using the “wet-saw” method, or under the protection of an enclosed tent that completely contains the air-borne particulates produced by cutting. 10) Any detached garage that will be heated or cooled must have an approved building paper installed under the siding. 11) Any detached garage that is temperature controlled must have “ice and water shield” installed in lieu of the first row of felt paper when roofing. 12) No accessory structure may be built in any easement. 13) A final inspection is required upon completion. ** Thickened Edge Concrete Slab 20” 20” Hiring and working with contractor(s)… When hiring a contractor it is a good idea to get a written estimate, which includes the specific work to be performed, the time frame involved, and your cost.
