Using Project HouseCall – Rental Tips & Guidelines
These valuable tips may assist with effective communications with a landlord or apartment manager and successfully acquiring a new home.
⌂ PHC is not inclusive of all rentals available in Fairfield County – other resources are available with rental listings (Eagle
Gazette, Advertiser, Town Crier and local papers or newsletters for Fairfield County villages).
⌂ PHC also cantains a page that lists internet resources which are being used more often by landlords and apartment
managers. The internet resources are especially helpful for finding rentals in the Pickerington, Reynoldsburg, & Canal
Winchester areas.
⌂ Make a list of needs before calling landlords – take good notes when speaking to the landlord. (see attached apartment
checklist form)
⌂ All phone numbers without a prefix are 740 area code.
⌂ Blank spaces indicate the information was not available – call landlords to confirm ALL information.
⌂ Under the utilities column, the words “water pd” usually means the water, trash and sewage is paid too – ASK to verify.
⌂ In anticipation of voice mail, write a short message that can be read. This will help avoid voice-mail panic and ensure no
details are forgotten.
⌂ If a landlord is not available at a certain time of the day, try calling at an alternate time. Do not call more than two times. This
will just aggravate the landlord and you will never get a call back. Do not call landlords before 8:00am or after 9:00pm…they
will not answer. If a landlord does not return a call within 48 hours the unit is most likely no longer available.
⌂ Do not be late for appointments with landlords. Do Not miss appointments with landlords.
⌂ Tenants should know what financial resources they have available for 1st month rent and deposit before they make an
appointment to see an apartment. Most landlords are requiring proof of income in order to qualify new tenants; they are also
requiring references and application fees for background checks…be prepared.
⌂ Landlords are not required, by law, to return money given to “Hold” a rental. DO NOT pay to have the rental held without a
written agreement that the moeny will be returned if the agreement falls through.
⌂ Some landlords will discuss payments for the deposit…if they accept this arrangement – DON’T BE LATE WITH PAYMENTS!
⌂ Another option for the rental deposit is offering to work it off by cleaning or painting the apartment or offering to do yard work
or other small repairs. The landlord should provide materials and offer this arrangement in writing for the tenant. This type of
work should be completed before moving in.
