Ladderswood is in an extremely prominent location, adjacent to the North Circular. Enfield Council selected the joint venture partnership of One Housing and Mulalley to regenerate the estate into a vibrant new community that will set the standard for future schemes in the borough. The Merchant Taylors’ and Christopher Boone’s Almshouse Charity selected One Housing as the development partner to build 95 new homes and refurbish 19 of the existing properties. A number of the retirement properties will be delivered back to the Merchant Taylors’ Society for the benefit of their existing residents. The surrounding area is mainly residential with a mixture of post-war social housing, consisting of Victorian houses and converted flats. Both primary and secondary schools are within walking distance as well as a variety of retail and leisure facilities conveniently located on Lee High Road and in Blackheath Village. The estate features several Grade II listed Victorian blocks on the corner of Bethune and Manor Road in Hackney, which have been painstakingly and carefully refurbished. Designed and built by Matthew Allen in 1875, Allen Gardens is a prime example of Victorian architecture and was the first concrete framed residential building to be built in the UK. The façades were meticulously restored to maintain their original 19th century appearance and character, while the interiors were modernised both in design and interior décor. The buildings have been converted, by re-configuring selected flats and maximising space, to provide 48 affordable rent and 15 shared ownership homes. This award winning scheme has been highly commended in the London Evening Standard’s New Homes Awards 2012 for ‘Best conversion’. Most of these homes were acquired in the 1970s on a tenanted basis from a private investor. These stunning Georgian buildings were previously refurbished in the 1980s and 1990s and are now being carefully improved and converted from the original 85 homes into 220 maisonettes and flats. Developer: One Housing The homes were in need of substantial refurbishment to bring them back to their former glory. The project is being delivered in 10 phases and around a third of the properties will be rented at market rates to fund the overall refurbishment. One Housing entered into contract with the King’s Cross Central Partnership in July 2009 to provide the affordable housing included in this project. Developer: King’s Cross Central Partnership Rubicon Court – 117 homes with 78 for social rent and 24 for shared ownership. Borough: Camden Tile House – 15 units of supported housing for people with mental health issues. The team at Tile House has been recognised for its excellence in the Housing Heroes Awards 2014 by becoming a finalist in the ‘support/ care team of the year’ category. Saxon Court – 40 shared ownership and 63 social rented homes. Roseberry Mansions – 40 extra care homes. Arthouse – 108 private sale homes, of which One Housing owns and manages 29 for affordable rent. The scheme is made up of five interlinked blocks ranging between 13 and 31 storeys, creating an undulating skyline. Developer: Galliard Homes The scheme consists of 546 flats and 108 serviced apartments. One Housing will manage the 165 affordable homes – 123 for affordable rent and 42 for shared ownership. Borough: Tower Hamlets The development offers commercial space for a mixture of leisure and retail uses and underground car parking. Residents will have full use of the two communal roof terraces and all homes will include a private balcony or terrace. 4 Total scheme cost: £29.3 million Architects: BUJ Architect Contractors: Galliard Homes Acquired: August 2013 5 Completion: July 2015 49 THOMAS ROAD Tower Hamlets 1 2 3 Tucked away behind Canary Wharf and nearby to our Dollar Bay development, is Thomas Road. The project will create 64 new homes – 43 for social rent, 16 for shared ownership and five for private sale. Developer: One Housing Thomas Road features a unique design that matches the industrial surroundings of the local area. Residents’ needs are at the heart of the project with a large communal garden providing a play area and a canal-side garden for all to enjoy. Borough: Tower Hamlets Situated close to Limehouse, Thomas Road provides good public transport links from Langdon Park and Devons Road Docklands Light Railway and Mile End station. Architects: Ian Simpson and Hunters Architects Thomas Road is an off-site affordable housing development being delivered as part of the Dollar Bay scheme (see page 11). This site is being developed by One Housing. 4 Total scheme cost: £14.5m Contractors: Higgins Construction Acquired: April 2014 5 Completion: May 2016 50 Hallsville quarter Newham 1 2 3 Masterplan submitted 2011 Newham Council selected One Housing in partnership with Bouygues Development as the affordable housing provider to regenerate the Canning Town and Custom House area, covering approximately seven hectares of the borough. Phase one: residents communal garden One Housing will manage the 71 units of affordable housing, consisting of 51 for affordable rent and 20 for shared ownership. Developer: Bouygues Development Hallsville Quarter has a number of sustainable features, which include a landscaped roof garden on all buildings and water and energy efficiencies including photovoltaic solar panels. The development features a communal gardens, a podium garden and a play area for children. It will also provide commercial space for a Morrisons supermarket, which will create new jobs and bring new business to the local area. Borough: Newham The development offers good public transport links and is located on a major transport intersection between the Jubilee Line, the Docklands Light Railway, Canning Town bus station and the A13 which runs west towards Canary Wharf and Central London and east towards Barking. Lamb Walk is situated opposite the White Cube Gallery and parallel to Bermondsey Street with its trendy bars and restaurants. The surrounding area also offers an abundance of local fashionable boutiques and modern shops. Developer: London Square One Housing is the affordable partner on this London Square development. The scheme consists of 29 homes and commercial space on the ground floor. One Housing has acquired nine properties for shared ownership. Lamb Walk features an ‘L’ shaped block of flats set over two to four storeys. Total scheme cost: £2.2 million The area provides excellent transport links and is centrally located a short walk from London Bridge mainline and Underground stations. Lamb Walk offers easy access to the popular Borough Market and historic City Hall and is close to local landmarks such as the Shard and the London Dungeon.
