COURSE DESCRIPTION: This introductory appraisal course provides an overview of real property concepts
and characteristics, legal consideration, value influences, real estate finance, types of value, economic
principles, real estate markets and analysis, and ethics in appraisal practice. Thorough discussion of appraisal
principles, accompanied by practical examples provides a solid foundation in appraisal basics. A calculator is
recommended. Tape recorders are not permitted during class lecture sessions. 3 credits (30 clock hours)
LEARNING OBJECTIVES:
Upon completion of this course, students should be able to
1. Demonstrate a basic knowledge of real property concepts and appraisal principles.
2. Demonstrate a basic understanding of value influences and types of value.
3. Demonstrate a basic understanding of real estate legal considerations and real estate finance.
4. Demonstrate a general understanding of real estate markets, analysis, and ethics in practice.

Paige Mosbaugh, (1991), available in the bookstore.

REQUIRED WEB ACCESS: Access to a computer and the internet are required for this course. Schedule
regular time to use NSCC campus computer lab, library computer, and/or have access at home. Use Firefox or
Internet Explorer 7 or Internet Explorer 8 set to “compatibility” view for the best access and homework
submissions.
CLASS SCHEDULE: Read how assignments are organized in the syllabus. Note that some weeks have
more chapters to read and more quizzes than other weeks so plan your schedule accordingly. All
assignments are due by midnight at the end of their due date. To view assignments: click here.
EMAIL: Email exchanges require less than 48 hours responses between students, students and faculty. Class
has a built-in email system so you don’t need to use personal email boxes. All personal exchanges between
professor and student and between students can be handled in this internal email system. Messages can only
be read by the recipient of the email and therefore are private. A list of potential recipients appears when you
compose a message so you do not have to keep track of who is part of the class. Documents can be easily
attached to emails. Please view this short video how to use ANGEL email by clicking HERE. Please read the
Student Quick-Start Guide to ANGEL in order to gain an understanding of all the options available for
receiving and sending class messages. For example, class messages can be forwarded to personal email
boxes.
DISCUSSION POSTS: Please refer to the Discussion Guidelines and Scoring Requirements specified in
Angel.
GRADING SYSTEM: Based on the following:
 Weekly Discussion Posts and Replies worth 125 points each week worth a total of 1000 points
 Twelve open book quizzes (lowest scoring two will be dropped) worth 100 points for a total of 1000
points with multiple choice questions
 One open book mid-term exam worth 1000 points.
 Extra Credit options are worth 100 points each for a maximum 500.
 Final exam (proctored & timed) is worth 7000 points.

DETERMINING STUDENTS GRADES: Check your grades anytime by clicking on the My Grades link on the
RES 180DL Course Home Page in the “About This Section” nugget or by opening the Lessons Tab at the top
of the Course Page and then click on the Grades link/folder. At the end of the quarter, your final grade will be
calculated on the basis of a total possible 10000 points. You will be able to determine your GPA by using
the following table or your ANGEL Grade Report:

LATE ASSIGNMENTS: Assignments, Extra Credit, and Quizzes are due on or before the stated date by
midnight Pacific Time (PT). Any assignments turned in after the scheduled time will be discounted by 10% and
are due no later than November 18, 2012 by midnight Pacific Time (PT). (Trouble with your computer or
internet provider is the current equivalent of "the dog ate my homework" and will not excuse you from late work
penalties.) Students may turn in assignments or take quizzes prior to the scheduled times. No credit will be
earned for late Discussion Forum posts or replies since that doesn’t allow other students to read nor reply.

EXTRA CREDIT: Extra credit projects can be submitted in the Extra Credit Opportunities folder on the
Lessons tab. All extra credit projects are due on or before November 18, 2012 by midnight PT. It is
recommended that you complete and submit extra credit projects early in the quarter. You may choose any of
these options for 100 points each. No more than 5 will be accepted (maximum 500 points). Below is a summary of
the extra credit projects:

CRITERIA FOR CLASS PARTICIPATION: Contribute ideas, interact with peers and professor, engage in
class activities, maintain attention on class work, and complete reading and assignments.
POLICY ON COURSE WITHDRAWAL: Official withdrawal during the quarter is the responsibility of the
student.

ACADEMIC HONESTY: Academic honesty is highly valued at NSCC. A student must always submit work
that represents his/her original words or ideas. Plagiarism is not tolerated and will be punished!!
ACADEMIC DISHONESTY COULD INVOLVE:
1. Having a tutor or friend complete a portion of your assignment.
2. Having a reviewer make extensive revisions to an assignment.
3. Copying work submitted by another student or from the internet.
4. Using information from online information services or other resources without proper citation.
5. Taking exam answers from another student’s paper.
6. Using materials not allowed for answering exam questions.
7. Copying excerpts from your resources without using quotations and using it as your own writing.

 As of JANUARY 1, 2008 WA State requires all persons wanting to become a certified residential
appraiser to have at least a 2 year AA degree and anyone wanting to become a generally certified
appraiser must have a 4 year college degree. As of January 1, 2015 a four year degree will be required
to become a certified residential appraiser.
 There are now four categories of real estate appraisers; registered trainee, licensed residential, certified
residential, and certified general.
