This unit standard is for people who intend to operate as a residential property letting agent in the real estate industry.
People credited with this unit standard are able to:
– explain the residential rental property inspection process;
– explain right of entry obligations of landlord and tenant; and
– demonstrate inspection of a residential rental property, and complete a rental inspection report.

2 Definition
Industry practice refers to activities of experienced, competent property management personnel which are in accordance with the Code of Practice and the Residential
Tenancies Act 1986.
3 Legislation
Residential Tenancies Act 1986;
Residential Tenancies Amendment Act 2010; and all subsequent amendments and replacements.
4 Assessment
This unit standard must be assessed on the basis of evidence of demonstrated performance in the workplace or in simulated work situations designed to draw upon similar performance to that required in the workplace.

Evidence requirements
1.1 Purpose of property inspection is explained in accordance with industry practice.
Range determining rent, reviewing rent, determining maintenance needs, completing property description for rental roll, tenant vacation, new tenant entry, routine.
1.2 Information relating to condition of property is identified in accordance with industry practice.
Range includes but is not limited to – condition of internal walls, doors, carpets, locks, maintenance required.
1.3 Explain the special requirements for inspection of short-stay holiday accommodation in accordance with industry practice.
Outcome 2
Explain right of entry obligations of landlord and tenant.
Evidence requirements
2.1 Right of entry obligations of landlord and tenant for inspection purposes is explained in terms of the Residential Tenancies Act 1986.
Outcome 3
Demonstrate inspection of a residential rental property, and complete a rental inspection report.
Evidence requirements
3.1 Inspection is demonstrated as applied to a residential rental property in accordance with the Residential Tenancies Act 1986.
3.2 Rental inspection report is completed in accordance with company and tenancy agreement requirements.
3.3. Purpose of inspection and completion of rental inspection report is explained to the tenant in accordance with industry practice.
3.4 Inspection photography or video used is explained to tenant in accordance with company and tenancy agreement requirements.
