POSITION DESCRIPTION TITLE: FLSA STATUS: Coordinator, Maintenance Services Exempt CATEGORY: GRADE: Professional C JOB SUMMARY: Coordinates and manages the activities and performance of the District’s custodial contractual services. ESSENTIAL FUNCTIONS: YEARLY PERCENT OF TIME 30% 1. Provide technical assistance in planning, organizing, coordinating, reviewing, and managing the custodial services for the District. Monitor the quality of work performed by the contractor, ensuring that the contractor completes the work on schedule and follows applicable/appropriate procedures. 2. Communicate with contract representative on changes in operations and schedules. Participate in the negotiation with contract on changes, additions, or deletions to contract. 20% 3. Monitor account expenditures for janitorial contract, i.e. labor cost and janitorial supplies. 20% 4. Insure that proper equipment and chemicals are being used correctly to insure the safety of staff and students. 20% 5. Prepare required reports as they relate to the contract, e.g. reports of actual work, time, and location of custodial staff. 10% REPORTING RELATIONSHIP: Manager, Building, Maintenance, & Grounds ESSENTIAL QUALIFICATIONS: EDUCATION: Associate’s degree or equivalent EXPERIENCE: Five (5) years. SPECIAL SKILLS AND ABILITIES: 1. Skills/Abilities: Working knowledge of chemical, material, and equipment used in the custodial and general maintenance; good interpersonal and communication skills (both oral and written), and good organizational and time management skills. 2. Software Used: A variety of spreadsheet, word-processing, database, e-mail, and presentation software. PHYSICAL REQUIREMENTS: Duties performed causes fatigue of eyes, fingers, or other faculties due to long periods of standing, sitting, walking and/or repetitive motion. Duties require continuous effort in working with moderately heavy (10 to 50lbs) materials producing moderate body fatigue. INTERPERSONAL SKILLS: Alternative or combined skills in understanding, negotiating, selecting, developing, and motivating people are important to the highest degree due to constant interaction with other people, at any level within the organization or the community, position’s accountability for the development, motivation, assessment, and reward of employees, and to deal with irrational situations where the outcome is unpredictable. WORKING CONDITIONS: Job is performed with moderate to considerable exposure to various disagreeable elements. Work may involve exposure to dust, and/or unpleasant conditions or frequent handling of disagreeable materials such as chemicals, lubricants, and inks.
