Commissioning Requirements
EA: Credit 3
ƒ Designate an individual as the CxA to lead, review & oversee the completion
of the commissioning process activities
ƒ The CxA shall conduct, at a minimum, one commissioning design review of
the Owner’s Project Requirements (OPR) & Basis of Design (BOD)
ƒ The CxA shall review contractor submittals applicable to systems being
commissioned for compliance with the OPR & BOD
ƒ Develop a systems manual that provides future operating staff the
information needed to understand & optimally operate the commissioned
systems
ƒ Verify that the requirements for training operating personnel & building
occupants are completed
ƒ Review building operation within 10 months after substantial completion

Requirements
Abbott Building AP32, recently received the LEED Gold Certification
ƒ Expansion Project: Renovation & conversion of 34,000 sf laboratory
space into new office spaces on the 2nd (96 occupants) & 3rd
(97occupants) floors.
ƒ The project followed the USGBC’s sustainability guideline for
commercial interiors: LEED-CI.
ƒ Project summary: Capital & expense funding included new HVAC
controls and elevator upgrade.
ƒ Bottom line: The project helped offset some of the significant impacts
that US building have on the environment while creating healthier and
more comfortable office spaces that also reduced operation costs.
