Building Overview
• Kin Properties of Boca Raton, FL, is a commercial real estate company
with over 800 properties in the United States and Canada.
• The distribution center has a 45 mil EPDM roof membrane with batten
seams that was installed in 1991.
Challenge
• Existing roof membrane was in good shape, but suffering from seam
openings and perimeter shrinking, causing leaks.
• Repairs needed to be done before winter in cool temperatures.
• No interruption of tenant’s day-to-day business nor any disruptive fumes
were acceptable.

Solution
• There was no disruption to tenant’s operation.
• ENERGY STAR®-qualified reflectivity of the TOPCOAT® Surface Seal SB;
highly reflective white surface reflects solar radiation and provides for
better energy efficiency inside the building structure by decreasing the
building temperatures.
• Every EPDM seam is protected and will not be exposed to the wide
temperature changes and movement that can occur with a black
membrane.
• Entire system is backed by a 10-year Emerald Pledge Restoration NDL (nodollar-limit) guarantee from GAF.*
• Contractor provided a comprehensive programmed preventative
maintenance plan, which extends the warranty by 2 years.
