Address and contact information is on the previous page. The Hideaway is bound by the covenants of the Hideaway Community Association and the Village of Kings Contrivance. If you are making an exterior alteration to your home, or are planning to operate an inhome business, it is likely you need approval from the Kings Contrivance Community Association. Information on the Covenants (taken from the Kings Contrivance Website) can be seen below: “WHAT ARE THE KINGS CONTRIVANCE VILLAGE COVENANTS? The covenants are among the many legal documents you (or your landlord) received within days of signing the contract for your new home. We hope that you took time to read and understand them. The covenants are a binding legal obligation between the King Contrivance Community Association and each lot owner in the village and they "run with the land" as part of your deed of ownership. There are similar covenants, or contracts, for each of the other villages of Columbia. Our covenants assure the residents of certain minimum standards for land use, architectural design and property maintenance throughout the village. They also provide for your membership in the Kings Contrivance Community Association, Inc., and establish the mechanism for the operation of the association. Because of the legal, contractual nature of the covenants, it is important that all exterior alterations to residential properties covered by the Guidelines be approved through the architectural review process. If an alteration is made without approval, you incur the risk of legal action in order to compel modifications consistent with the Guidelines. Such legal action may cloud the title on your property. The covenants are not easily changed. 60% of lot owners in the Village must agree to change the covenants. Lot owners, not in violation of the covenants, may cast one vote per unit owned if changes to the covenants are proposed. If you cannot locate the copy of the covenant you received when you purchased your home, you can purchase a copy at Amherst House. If you are wondering about a specific change to your property, you can look at The Guidelines (which can be found on this site). The Guidelines are a practical interpretation of the covenants and they stand as a 6 straightforward guide for the Resident Architectural Committee (RAC) and residents to follow.” The Hideaway Covenants can be found on our website, and are also listed under “Important Documents” on our Facebook page. The HCA has a Ground Company that assists in snow removal, but any help is appreciated. Each resident is possible for removing snow around their cars, and we would ask that you help your neighbors if possible. 7 Hideaway Assigned School Information Please see information below on the schools for which we are zoned as part of the Hideaway. New for the school year 2015-2016, two doses of Varicella (chickenpox) will be required for admission to kindergarten, and a single dose of Tdap (tetanus, diphtheria and pertussis) and Meningococcal vaccine will be required for all students entering Grade 7. Vaccination requirements for 2015-2016 school year can be found on the Howard County Health Department website. Parents should contact their health care provider to determine if their child requires additional immunizations. Information on bus routes can be found by visiting http://www.hcpss.org/. 8 Hideaway Parking Guidelines The Hideaway prides itself on being a community of good neighbors who are civil, respectful and considerate to each other. The purpose of the Hideaway Parking Guidelines is to ensure this culture extends to resident parking. The Hideaway Community was designed to provide two parking spaces per townhome. The following parking guidelines are a reflection of our culture and community design. Resident Parking Residents should park no more than two vehicles per household in lined spaces. This will enable all residents the opportunity to park close to their home. Additional vehicles should be parked along the curb or on the street. Vehicles that are seldom used and parked for prolonged periods of time should also be parked along the curb or on the street. Visitor Parking Visitors should park along the curb or along the street. In those cases where a resident may want a visitor to park in a lined space, the resident should move their vehicle to the street so the visitor has a lined space. General Guidelines Reserving Parking o There is no reserved parking in our community. A resident may park in any parking space within the HCA. Items placed to reserve parking are not permitted. Note: A lot of time and effort is spent digging out parking spaces when it snows. Please do not park in any spaces you have not dug out yourself. Be a good neighbor. There may be circumstances of which you aren't aware. Unregistered/Unlicensed vehicles o The storage of unregistered/unlicensed vehicles or vehicles with expired tags, on Hideaway Community Association property may be subject to ticketing or removal in accordance with Hideaway Community Association bylaws, Columbia Association guidelines, and Howard County laws. Commercial, industrial and recreational vehicles: Extended parking of commercial, industrial and recreational vehicles are not permitted on Hideaway Community Association Grounds. Parking in an inordinate manner: Parked vehicles should not encroach upon an adjacent parking space (i.e., park over the dividing lines). Portable Moving/Storage Units and Dumpsters: Portable moving/storage units and dumpsters that take up no more than one parking space are permitted in the 9 Hideaway with a minimum of one week's prior notice to the Hideaway Community Association Board. Residents should park one of their vehicles on the street to accommodate the unit. Requests may be denied when the proposed placement of the unit might affect Hideaway Community Association maintenance activities. Fire Lanes: Fire lanes are designated by Howard County. Residents should never park along designated fire lanes marked by red paint. Enforcement of fire lane parking regulations is handled by the Howard County Police Department. Traffic Control Signs: Traffic control sign (e.g. "No Parking from Here to Corner") placement is designated by Howard County. Residents should obey all traffic control signs. Enforcement of traffic control sign regulations is handled by the Howard County Police Department. Last Note: Most importantly, be courteous and be a good neighbor. With only two spaces designated per household, there will be parking issues from time to time, especially on the courts where parking is in a square position…this will be mot pronounced on Summer Park and Lower Softwater Way. For example, and as brought to our attention by one of our residents, “on the square part of summer court, there are roughly 26 houses and 36 parking spaces. On the long street part of Summer Park Court there are 18 houses and 52 parking spots…in reality, we can not all park in front of our houses in the square portion.” This highlights the need to be a good neighbor, and if you have multiple cars and already have a “prime parking spot” with one car, try and park a little bit further away in respect for your neighbors. 10 Hideaway Trash Pick-Up Guidelines Date and Time of Collection: Recycling is picked up every Wednesday and Trash is picked up every Friday (Howard County Schedule). Collections may occur anytime between 7 AM and 6 PM. Place your trash & recyclables out after 6 PM the day prior to pick-up. Trash Pick-up Locations Please see the map on the following page. The locations for trash pick-up are noted by a red dot. Please find your house number, and place your trash at the nearest trash pick-up location. If you have any questions please email us at HideawayHotline@gmail.com General Guidelines: Collect your empty containers as soon as possible, preferably the day of collection. Trash cans and Recycling bins should not be left at pick-up locations indefinitely. This is both and aesthetic issue as well as a hygienic issue. Cartons & empty trashcans left around are an eyesore. Trash should not go out more than the nigh before pick-up. This usually leads to animals spreading trash. Also, if you are going to place trash out, we would suggest in trashcans. If you place bags alone, all of the critters can rip the bag and get in. If the containers are left for an extended period of time, and because they are on common property, these containers will be considered trash and subject to being discarded. 11 Hideaway Map and Trash Pick-up Locations 12 Howard County Trash and “unique” Item Pick-Up Information on bulk pick-up can be found on the Howard County Public Works Website (www.howardcountymd.gov). Bulk Item Pick-Up Howard county has limited bulk item pickup service. Residents can always take bulk items to the Alpha Ridge Landfill for recycling or disposal. Bulk plastic items such as playhouses and play sets (disassembled), totes, sheds (disassembled), lawn furniture and coolers can be recycled. Unlimited recycling will be accepted. Bulk trash items will be sent to landfill. For donating items please see information below. Pick-up of Bulk trash must be schedule by calling 410-313-6444 or using the online schedule located at http://www.howardcountymd.gov/BulkScheduler.htm. Large trash items will be collected after scheduling, and these items will be picked-up on our normal trash pick up schedule. Disposal of bulk Metal items follows the same protocol. Household Building Materials Donations There are a variety of donation programs available in the area for household goods. For home construction materials (doors, bathtubs, toilets, ect.) one can schedule pickup through the Loading Dock, or donate materials at the Alpha ridge Landfill. Electronics Electronics can be recycled at the Alpha Ridge Landfill or through customer take-back programs. Access to the walking trails can be found in our neighborhood, on Summer Park Court. This trail leads into the Patuxent Branch Trail, allowing a walking/biking trail to Savage Mills and Lake Elkhorn. A Map of these walking trails can also be found on the Columbia Association website. 17 Pet Owner Information (Dog Parks and Pet CleanUp) For Dog owners, there is a dog park that is associated with the Columbia Association where dogs can be taken off leash. The dog park is located at 5901 Rivendell Lane, Columbia, MD 21044. For information on the dog park, please visit: www.columbiaassociation.com/facilities/columbia-dogpark Additionally, there is the Huntington Park and various walking trails where pets must be kept on leash. Within the Hideaway, the HCA provides Waste Receptacles for Animal waste, and bags for picking up this waste. Please be respectful and pick up after your animals. These receptacles are Green and are located at multiple locations throughout the community. All Pets must be kept on-leash within the neighborhood for both the residents and your pets safety. 18 Other Useful Home Information Some information on the construction of our homes, as well as tips from other HCA members are listed below: If you have additional suggestions to this list, please let us know at HideawayHotline@gmail.com! Annual Tradition: Spring/Summer Picnic – Information will be distributed, but each year there is a celebration of surviving another winter! Be on the lookout for more information distributed from the HCA. Some of our homes are constructed with 2x3 studs, not 2x4. This isn’t really important unless you are replacing doorjambs. Home depot and Lowes standard doorjambs are about an inch too wide. The left and right walls of our homes are drywall almost immediately on top of cinderblock. This is great for noise prevention between homes, but does make hanging pictures a little tricky. Many Homeowners recommend installing an attic fan. This fan turns-on when the attic temperature gets too high. Many homeowners have said this reduces the temperature inside their homes during the summer months when the top floor can get pretty hot. 19
