MedProperties closes memory care investment
Autumn Leaves of Fort Mill Memory Care Facility in South Carolina marks ninth development
deal between private equity firm MedProperties Holdings LLC and The LaSalle Group Inc.

has closed a joint venture investment to
develop a 54-unit memory care
community in Fort Mill, south of Charlotte,
N.C.
For the planned Autumn Leaves of Fort
Mill Memory Care Facility, the healthcare
real estate private equity firm has again
formed a joint venture with The LaSalle
Group Inc., a developer and operator of
senior housing communities with a focus
on memory care.
A joint venture between MedProperties Holdings LLC and The LaSalle Group Inc. is
developing a single story, 37,500 square foot 54-bed memory care community at 1075
Gold Hill Road in Fort Mill, South Carolina.

The project marks the fifth memory care
investment with The LaSalle Group that MedProperties has made through its primary fund, MedProperties Investment
Partners LP. Overall, it is the ninth joint venture between the two firms. They also partnered last year on four transactions
in Overland Park, Kan.; Alpharetta, Ga.; Greenville, S.C.; and Estero, Fla., through a separate, dedicated senior housing
fund, MedProperties Senior Housing Fund I LP. Both companies are based in the Dallas area.
The total development cost for the 37,500 square foot Autumn Leaves of Fort Mill is about $11.7 million, including
transaction costs.
The soon-to-be-constructed project will be in the Township of Fort Mill, in popular York County, S.C., known for its
superior educational system, low crime rate and excellent healthcare. Because of its proximity to Charlotte, the secondlargest financial center in the United States, the Fort Mill area is growing rapidly. The specific project site, at 1075 Gold
Hill Road, intersects with two busy highways: South Carolina Highway 160 on the west and U.S. Interstate 77 on the east.
The accessible and highly visible location and its complementary use make it a great setting for the project. In addition,
Autumn Leaves of Fort Mill Memory Care is strategically located adjacent to a high-end 55-and-older residential
community.

ongoing management of its memory care communities, will serve as the operator of Autumn Leaves of Fort Mill Memory
Care. The firm has a portfolio of 30 existing, operating memory care facilities with several additional facilities under
development.
