Requirement
BRIEF DESCRIPTION OF PROJECT REQUIREMENT
UNC-CH, School of Medicine, Horizon Program
Location: Chapel Hill/Carrboro, NC.
Approximately 8,028 SF of space is required to accommodate a
combination office and outpatient clinical needs, as further described on
the attached space analysis summary, Appendix A.

Please state existing address and location of the property. Please indicate
size of building, occupied square footage, vacant square footage, and
existing tenants.

UNC CH has a program space requirement for an estimated total of
approximately 8,028 SF with 5,791 SF useable office space. Details of
the program requirements are attached in Appendix A.

Please indicate the amount of useable and rentable square feet available
for this program in the proposed location.
Indicate if space is first or second generation. If the space is existing
office space, please indicate specifics of existing build out and
modifications which would be of value to the Project. State the common
area (loss) factor for the building.
Please confirm that your building can meet UNC CH’s full requirements.
6.
Calculation of Space:
Please confirm the method used to calculate space.

Lease Term:
18 Months.
8.
Standard UNC CH Rental
Agreement:
UNC CH requires use of the standard Rental Agreement attached as
Appendix B. The Lessor will be expected to sign a Rental Agreement
substantially in accordance with this form. Attachments to the Rental
Agreement and other terms specific to the final negotiated agreement
will be changed to reflect the terms of that agreement. Please note that
this rental agreement contains an availability of funds clause.
9.
Lease Commencement:
UNC CH proposes to occupy the space and begin lease commencement
February 1, 2014. Please provide schedule of property/space
availability.
10.
Lease Type:
UNC-CH strongly prefers a full service lease. Please indicate the type of
lease proposed (full service or net). If net lease, please state what, if any,
of the following costs are included in the base year operating expenses,
or if UNC is required to pay separately:

11.
Rental Rate:
Please state your proposed rental rate schedule (dollar per square foot
and annual lease obligation by year for full lease term) including any
annual escalations to base rent. Responses should state condition of
space to be delivered. UNC CH welcomes rental rate options for various
levels of space (warm shell, cold shell, as is, etc.). Rental rate should
include options with and without a tenant improvement allowance.
12.
Space Plan:
UNC CH requires a concept space plan to be delivered with the RFP
response based on the space analysis information provided in Appendix
A.
13.
Security Deposit:
UNC CH shall not be required to provide Lessor a security deposit.
14.
Parking:
UNC-CH requests 50 designated parking spaces.
15.
Programmatic/Tenant
Requirements:
Appendix C contains specific technical and performance requirements
for the space.
16.
Project Management of
Tenant Improvements/
Build out:
The Lessor is expected to provide complete design & build services for
the Project build out in lieu of UNC CH controlling and holding design
and construction contracts. The Lessor is expected to provide
substantive evidence of such project management capabilities. The
attached space analysis will indicate the number of offices required and
contain the approximate office sizes. The lessor shall provide at his
expense all necessary partitions, doors, etc. to make the space acceptable
for UNC use. Lessor should include 3 copies of a scale floor plan
showing proposed layout and 3 copies of the Proposal to Lease. If new
construction is proposed by lessor, general specifications, including
elevations, should be submitted with the Proposal to Lease.
17.
Americans with Disabilities
Act (ADA):
The Lessor must warranty that the building, parking and site access is in
compliance with ADA. Adequate and convenient toilet facilities are to
be provided including tissue holders, towel dispensers, coat hooks,

mirrors and trash cans. Toilet facilities shall be handicapped accessible
and shall be in compliance with North Carolina State Building Code,
Volume I-C and the American with Disabilities Act.

Site Conditions:
Confirm all basic utilities exist and are run into the building. Please
provide specifics on:
A. Confirm HVAC is adequate to accommodate Tenant’s
intended use.
B. Telephone/Data: Please state existing/available fiber/data
available to the building.
C. Sufficient electrical outlets at 120 Volt-duplex
