ABOUT CHANDIGARH
Well Known as “The City beautiful”,
Chandigarh is Capital of Punjab. Known
Internationally for its Architecture and
Urban Planning, it is the first planned city is
home to numerous architectural projects
of Le Corbusier.
Chandigarh is the city of multi
cultural peoples, languages and the city
with full of artistic monuments and artistic
people.
Mohali, new and vibrant city located next to
Chandigarh where the ultra modern infrastructure
is getting ready. Mohali was conceived after the
trifurcation of Punjab and its capital Chandigarh
becoming a U.T. in the year 1966. Mohali and
Chandigarh are contiguous areas with only the
boundary dividing this area. It is officially named
after the eldest son Sahibzada Ajit Singh of Guru
Gobind Singh ji. The Planning of Mohali is
synchronized with that of Chandigarh on the
basis of Grid iron pattern with each sector having
dimensions of 1.2 k.m. x 0.8 k.m. The Concept of
sectors is based on neighborhood pattern.
ABOUT GMADA
GMADA has set up with a goal of
achieving a balanced development
of the area by preparation of
perspective plans, strengthening of
infrastructure facilities and promotion
of Growth Centres. GMADA intends
to develop Mohali as a world city
where the grass is greener, the roads
wider, the air cleaner and where
proactive and responsive
governance is the norm.
REGIONAL PLAN- GMR
 The Local planning area is declared under the
provision of The Punjab Regional & Town Planning &
Development (Amendment) Act 2006.
 Regional Plan is prepared for the region showing
Broad Areas to be covered for Development
Purposes.
 Master Plan of the Declared local Planning Areas is
prepared and notified for inviting objections and
suggestions from the general public.
 After finalizing The Master Plan, Zonal Development
Plans are prepared giving details of the uses
permitted in the area.
REGIONAL PLAN- GMR
 Objections & Suggestions Regarding Master Plan
are invited from the General Public and are
considered or Rejected by the Punjab Regional &
Town Planning & Development Board. Thereafter
the final Master Plan is Published.
 Due to Economic Social & Political Pressure the
Authority faces Problems for Implementing the
Master Plan in TOTO.
 In order to overcome the above said Problems the
Government has Introduced –

INVOLVEMENT OF PRIVATE PROMOTERS
In order to develop the area as per the provisions of the Master Plan,
it is not possible to develop this area by the government itself. So various
private agencies have come forward to develop the sector and also in PPP
mode and licenses are being given under the Punjab Apartment and
Property Regulation Act, 1995.
Minimum area requirement for development a colony where is
between 25 to 100 Acres where in all the facilities / development such as
educational, health, commercial, Roads, Parks, Electricity, Water etc. are to
be provided by the colonizers.
Most of the Southern sectors of Mohali are being developed by
private developers of International repute i.e. Emmar MGF, DLF, Unitech, TDI
etc.
INFRASTRUCTURE GOALS
 To Optimize use of existing infrastructure.
 To integrate common aspects of infrastructure needs
and requirements to ensure planning for sustainable and
affordable development to meet the growth of the
Greater Mohali Region.
 To utilize modern and innovative technology in
infrastructure provision to improve service level and to
attain a high quality environment within the Greater
Mohali Region.

service providers and to set targets for quality water,
energy resources and waste resources.
