WHEREAS I am in possession and enjoyment of the property mentioned in the Schedule herein, I am otherwise fully engaged and fully occupied with our respective works and therefore not able to attend personally to the works Viz., demolition, getting sanction from the appropriate authority, Sell and Conveyance of the schedule mentioned property. 2 2. Comprised in Survey No XX which are morefully described in the SCHEDULE here under 3. WHEREAS the Attorney has power to sell the schedule mentioned properties to prospective buyers either in lot or in undivided share respectively; 4. WHEREAS the Attorney has got right to initiate necessary steps for applying to the authorities for obtaining necessary sanction, permission for putting up flats in the schedule mentioned properties. 5. WHEREAS the Attorney has got right to initiate necessary steps for applying to the concerned authorities and Thasildar for Patta, legal heir certificates and other certificates. 6. To negotiate on terms for and to agree to and to enter into and conclude any agreement or sale of the undivided shares of the land more fully described in the schedule herein to any purchaser or purchasers at such a price which may, the said Attorney in his absolute discretion is proper and /or to cancel/or repudiate and same; 7. To receive from the intending purchaser or purchasers any earnest money and/ or advance and also the balance of purchase money and to give good valid receipt and discharge for the same which will protect the purchaser/purchasers. 8. And upon such receipt as aforesaid in our name and as our act and deed to sign, execute and deliver and conveyance or conveyances of the schedule mentioned properties in favour of the said purchaser or his nominee or assignee; 9. To sign and execute all other deeds, instruments and assurances which he shall consider necessary and to enter into to such covenants and conditions as may be required for fully and effectually for conveying the schedule mentioned properties as we could do ourselves if personally present; 10. To present any such deed or deeds of sale, conveyance or conveyances or other document or documents for registration when 3 executed by him to admit execution thereof on receipt or consideration before the Sub-Registrar or Registrar having authority for and to have them registered according to law and to do all other acts, deeds, thing which, the said Attorney shall consider it necessary for transferring the schedule mentioned properties to such purchaser or purchasers as fully and effectually in all respects as we could to the same for ourselves; 11. To appear and act in all the courts, civil, revenue or criminal either original or appeal in the registration offices and in any other offices or Government or District Board, municipal board or notified area or any other local authority. 12. To institute suits, sign and verify complaints and written statements, petitions or claims and objections, memo of appeal and petitions and applications of all matters in any such court or offices; 13. To appoint any advocate, Vakil, Pleader or any Legal Practitioner; 14. To file and receive back documents from Registrar office or from any other officers with regard to schedule mentioned properties. 15. The Attorney has got right to execute indemnity bond, affidavit on our behalf such letters as may be required including applications to the authorities concerned viz. Tambaram Taluk, Tamil Nadu Electricity Board, etc. for necessary sanction/permission for demolition, fresh connection for water supply, electricity etc, and all other incidental things; 16. General to act as our Attorney or agent in relation to the matters aforesaid and other matters touching the schedule mentioned properties in which I may be interested or concerned and on our behalf execute upon all deeds and things as fully and effectually in all respects; 17.
