APPLICATION ACCEPTANCE POLICY
WE ARE AN EQUAL HOUSING OPPORTUNITY PROVIDER
Please read CAREFULLY. The following minimum requirements must be met in order for an applicant to be placed in a rental
property this agency manages. Some of the properties the agency handles may have additional requirements that must be met, such as
“no smoking”, “no waterbeds”, “no pets”, etc…IF ANY OF THESE CONDITIONS APPLY TO YOU. PLEASE INQUIRE IF THE
PROPERTY YOU ARE INTERESTED IN ALLOWS IT PRIOR TO SUBMITTING APPLICATION,
MINIMUM REQUIREMENTS:
1. Favorable rental history of AT LEAST one year for each applicant/married couple. Rental references must be positive: rents
paid on time, upkeep good, no notices of any kind issued, or violations of previous rental agreements.
2.
EACH applicant’s monthly income must be at least 3 times the monthly rent amount. Each married couple must be 3 times
the monthly rent amount
3.
Individual or married applicants total monthly income is at least 2 times their total monthly expenses: rent & bills
4.
Verifiable source of income and/or employment for minimum of one year (same source/job). You may be required to present
documentations in order for us to verify income.
5.
No prior evictions, judgments collections, or liens by prior landlords or utility companies
6.
Favorable credit history. An applicants’ “big picture” is looked at – but applicant should know that their credit history will
impact our decision.
7.
Generally, no more than 3 tenants (including children) to a one bedroom, 5 tenants (including children) to a two bedrooms,
etc… That is: no more than is reasonable for the size of the unit! 3 tenants in a TINY one bedroom is too much – this is at
the Property Managers discretion.
8.
No prior charges or convictions of felonies, especially assault or other violence, drug related activity, sexual offenses. Some
misdemeanors – on a case by case basis – are also grounds for denial.
9.
All prospective tenants/occupants 18 and over MUST fill out and sign application truthfully and completely; pay the nonrefundable processing fee of $25 per individual. AVPM does not rent to minors, unless formally legally emancipated with
verification of such, and meeting all other criteria.
10. Applicant must provide official picture ID (state issued), proof of SSN, “green card”, passport or visa may also be required
depending on circumstances.
11. Applicant must pay rent amount required and deposit (and Pet deposit if applicable) IN FULL prior to occupancy or key issue.
12. ALL information on rental application and/or credit report must be verifiable.
13. FAILURE TO MEET THE ABOVE CRITERIA WILL RESULT IN ONE OR MORE OF THE FOLLOWING
a) Denial of rental application
b) Co-signer required
c) Additional Deposit
IMPORTANT! Once your application is approved, you must make an appointment to sign paperwork and take possession of the
property. You may be required to place a “DEPOSIT TO HOLD” if you schedule an appointment beyond 10 days after approval
notification. Deposit to hold becomes part of your security deposit once you sign your paperwork.
If you change your mind and decline the property all deposits are forfeited.
NOTE: AVPM accepts applications on a first comes first served basis, however, in case of multiple applications, the first to qualify will
be offered the property.

5. APPOINTMENTS ARE SCHEDULE FOR 30 MINUTES, PLAN
ACCORDINGLY

By my signature below, I hereby authorize any persons or agencies (e.g., banks, schools, rental agencies,
landlords, credit bureaus, collection agencies, housing agencies, utility companies, law enforcement

SCREENING DISCLOSURE NOTICE
In Compliance with the Fair Credit Reporting Act and the Washington State and Idaho State Residential Landlord/Tenant Acts we are informing you that All Valley
Property Management intends to investigate the information that you have set forth on this Rental Application. This may include obtaining a credit report or other report
from a credit bureau or other tenant screening service in order to confirm information you have provided. AVPM may also contact prior landlords, employers, financial
institutions and personal reference. You have the right to dispute the accuracy of the information provided by the tenant screening service, credit bureau, or provided
by the entities listed on you application who will be contacted for information about you. However, AVPM is forbidden by law from giving you certain information about
your credit report; this information may only be obtained from the following credit bureau or tenant screening agency: CLEARSTAR LOGISTIC’S 1-877-275-7099.
There are costs associated with processing your application. In order for AVPM to begin processing the application each adult applicant must pay a $25.00 NonRefundable Application Processing Fee. AVPM’s processing fee costs may include obtaining a credit report, criminal background check, eviction history, long-distance
telephone call or faxes, time spent calling landlord, employers, financial and personal references, and postage.
