Project Initiation
 Preliminary scope of the project, range of services, budget and overall timeline are
developed.
 Review of proposed Leases/Work Letter, Letter of Intent (LOI), test fit plans.
 Create master budget for ALL costs to help show Client what their overall project spend
will be, and help structure the deal on their behalf.

Planning (Pre-Construction)
 Submit Requests for Proposals (RFP’s) to Architects/Engineers/Consultants, assist in
selection and prepare contracts.
 Manage the Designer to ensure Client’s expectations are met, but also that the
Designer is held accountable for design and scope creep is prevented.
 Anticipate issues that may come up
with design that impact the work
letter/lease as Client works
through headcounts,
storage needs, etc.
 Create a
communication plan
leveraging proprietary
technology to keep
stakeholders informed
during the process.

Construction Process
 Your Project Manager will monitor the construction of your space through every step of
the process.
 Ensure construction workmanship meets Client standards.
 Update Client regularly on budget and schedule, as well as provide Executive Reports
(with pictures, etc.), if desired.
 Coordinate all vendors.
 If/when conflicts arise in the field, think outside of the box and present solutions to the
Client.
 Organize Punch List inspection with the Client, the
Landlord or REM, General Contractor and Architect.
 Confirm issuance of Certificate of Occupancy (COO)
and document date of Substantial Completion.
 Verify all punch list work is completed with written
acceptance of space from Landlord and Client.

Project Close-Out
 Manage Close-Out of all contracts.
 Reconcile final project costs against project budget with the and issue to Client and/or
Landlord.
 Verify all final/unconditional lien releases are received.
 Ensure that general contractor issues Closeout/Owners Manuals that may include
COO, copies of all as built drawings, sketches, equipment data sheets and all
warranties for installed equipment.

Move Management (Runs concurrently)
 Establish move criteria with the Client.
 Develop move schedule.
 Lead process to select a moving company.
 Develop personnel and equipment move tools for
the Client.
 Onsite supervision during actual move and 1st
day of business.
 Strong relationships with multiple movers to
guarantee competitive pricing and good service.
 Liquidation of unwanted assets.
 Close-out Move Vendor Contract and
Equipment/Furniture Installation Contracts.
