“Never Enough Time – Too Much To Do”
Mostly on time
Beautiful building
Professional approach
Location, Location, Location
Helpful & friendly concierge staff
Good communication
Fun environment
Nice place to live
Move in process difficult
Management of vendors/access
Lack of rule enforcement
Garbage in closets
Loose ends clean-up
Attention to details
Security shortfalls
Tape lines on wall visible every 4’ in hall
Blinds needed in LR & BR (east windows)
Provided for other units – request installation
Outside cables smack glass windows – fear breakage
Door handle still wobbles
I would ask that these issues be remedied in my unit 2011
Elevator arrows (some) not working since 7/31
Electrical cover plate near elevator missing since
7/31
Elevator door opposite TV (left side) marked and has extra hole drilled in it with magic marker circle since 7/31
Silver housing for up/down arrows opposite TV screen not vertical since 7/31
Electrical cable running down hallway since 7/31 – crosses an owners doorway – liability issue
Garbage often in garbage closet, pizza boxes, cardboard, plastic bags
Workman showing girls upper floors on weekend
When asked if he lived here he said he was a worker with 4 FOB’s at home
“Frat House” environment on weekends
Slamming of doors, refrigerator doors, and cabinets
Stolen cushions from deck area – returned now soiled
Beer cans, garbage, food on deck Sunday morning
Loudness of speakers on 17 th floor
Workers making noise at 6:45 AM on weekends
Wet feet, bathing suits, bikini clad co-eds in rec room during party on Saturday – some women openly offended
Dog loose in exercise room – “Boo” is dogs name
Dogs walking through lobby area – no reprimand
FOB’s not working on some sides of elevators since 7/31
Excessive wait time for elevators 25 minutes is a bit much
Lack of security gate on P-2 since 7/31
My Mercedes was keyed the week I moved in - over $700 in estimated repairs
In my first 24 hours of residency, 5 cars were in my parking spaces that were not mine, this week others
I have had 3 cars towed out of my spaces since move in
7/31
Workman got combative when I asked him not to park in these spaces. He said no one told him he could not park there. He was coming at me in a hostile fashion until I started walking right at him as well - he backed off.
In light of the Virginia Tech tragedy, I have suggested at closing. and again to Deb Elder. that we should have a warning system for any trouble in the building. We can push e-mails and text messages from a central location to all owners and residents email addresses and PDA’s instantly. Safety and security first, easy to do with technology. Excuses are too late if an issue arises.
Enforce rules
Post signs for ‘no dogs in lobby area’ on glass doors
Establish timely walk-around patrols, especially on weekends
– empower residents if needed
If no security cameras in common rec room and outside areas, install them
Finish security gate on P-2 – taken over 2 months
Install CFL bulbs to reduce operating expenses
Develop early warning system and roll out ASAP
Cancel all outstanding worker security keys and re-issue as needed - building is not secure
Enforce or establish some form of dress standard in rec room (cover-ups) if in bathing attire - and dry off before coming inside – this is not a beach house!
Post signs for no pets in work out areas
Fix obvious items on floors (plates, arrows, FOB’s, cosmetics) – basic project management follow-up
Do management walk-arounds to find and fix things
Address cosmetic issues in unit, secure outside cables
Control outside speaker volumes
Instill “top-down” mentality that this is our home -
RESPECT IT! – empower residents to take action
Communicate, then communicate more
