The Nigerian Housing Infrastructure Sector is in its nascent market stage. As at 2011, the number
of house holds in the country was over 30 million with existing plans to add 6000 units annually.
Non the less, there is still a housing delivery shortage of about 17 million houses coupled with
high urban migration.
This presents a challenge in providing citizens with access to adequate affordable housing. With
immense demand for housing now, the market is skewed towards ownership of properties as
reflected by a 71 percent ownership rate but this statistic does not indicate the reality of the
living spaces as 63 percent of Nigerians live in single room apartments.
Those facts and many others were taken into consideration as the partners of CONSTRIX REAL
ESTATE DEVELOPMENT Ltd. came together to incorporate the company on the 16th of February
2014 under the COMPANIES AND ALLIED MATTERS ACT 1990 of Nigeria.
The core mission of the company therefore is to provide sustainable habitable spaces in Nigeria
through it’s businesses, designs and construction activities in a cost effective and eco-friendly
manner to deliver better living standards while adding value to the social and civil life in Nigeria.

C.R.E.D primarily Designs and Constructs, Residential / Commercial Buildings and Leisure
Parks, including building Hard Infrastructures such as Roads and Roadways for cars, bicycles
and pedestrians that compliment any structure. In addition, Renovation tasks from Planning
to finishing, Interior Designing with supply of fixtures & fittings and Landscaping with plant
varieties are part of the products and services they offer.
Attention to provision and maintenance of facilities in habitable spaces created by C.R.E.D is
covered by it’s Facility Management subsidiary and partnership businesses in order to
deliver efficiency and comfort on each property. The services include Security details to
protect the spaces and a Maintenance Corp responsible for cleaning and fixing or replacing
damaged or worn facilities.
C.R.E.D’s values of sustainability in business is demonstrated by its partnership and joint
venture agreements with mainly local businesses to offer Energy and Waste Management
services. Their partnership with an Energy Service Company (ESCO), gives the advantage of
providing energy for any purpose at all times with a hybrid of grid power and reliable
renewable technologies.
A policy of C.R.E.D is to remain financial independence at all times, therefor all projects
are executed as schedule. Their Investment strategies enables the company operate with
limited interference from external factors that determine it’s operational goals or projects
completion.

The Management at C.R.E.D uses a Plan, Do, Check and Act system in a Persuasive
management style to ensure reasons and facts behind every decision taken. All staff adheres
and abides by the companies policies and code of conduct which are stated in the companies
handbook.
The organization is lead by its Board Members who are stakeholders in the company. All
company policy and code of conduct is drafted and deliberated on by them. They are
additionally responsible for deciding investment priorities in the company.
C.R.E.D established an Ethics Committee responsible for finalizing and checking the
companies policies and code of conduct to ensure that all employees understand how to
behave within and outside the company.
C.R.E.D has an open door policy on Human Resource Management with regards to
information sharing and employee development. The company has an Equal Opportunity

C.R.E.D has put together formidable management DEPARTMENTS capable of understanding
the Nigerian Real Estate Market and developing sustainable solutions that permit growth
and profitability for the company.
Their Administrative and Technical Staff are proficient in their respective fields and exhibit
total dedication in task accomplishments.
All of C.R.E.D employees have been involved with the company from its commencement of
business which gave them the leverage of building a business that caters to the niche nature
of the Real Estate market in Nigeria.
C.R.E.D has Six Departments that work together to achieve the primary mission of the
company. The teams are as follows:The BUSINESS DEVELOPMENT Department is the brain box of the company tasked with
researching and sourcing business cases, plans and strategies for reliable investments with
positive returns. They coordinate with all other departments to pursue and execute C.R.E.D
strategies.
The ADMINSITRATION Department handles office logistics and coordinates the legal aspects
of operations. They are also responsible for Human Resources management to ensure we
get the most dedicated and satisfied workers.
The ACCOUNTING Department ensures C.R.E.D remains financially independent at all times
by recording and auditing the companies financial books, in addition it is their responsibility
implementing financial compliance with FIRS regulations.
The MARKETING Department develops and executes their targeted marketing strategies
that defines their customer segment to service. They are also responsible for researching
the Real Estate markets and customers in Nigeria to give C.R.E.D a clear view of the trends
and demands.
The DESIGN Department is the guts of C.R.E.D and the creators of their innovative designs.
They are responsible for developing designs and concepts that provides sustainable and
functional features. They work together with the business development dept., to merge
their concepts with actual market trends. Consulting with customers and capture their
needs in the final design is part of their duties as well.
The CONSTRUCTION Department is the muscle behind C.R.E.D’s designs. Their main
competences lies in their ability to bring the Design Department concepts to life by utilizing
both local solutions and green building Technologies to construct their finished buildings.

The building design is inspired by nature, nature in terms of its surroundings and choice of materiality.
Located in the upcoming Real Estate region of the FCT, PALM CITY integrates the convenience of the
modern family with its natural surroundings. The Estate produces an accommodation which caters for
Nigerian contemporary working family.

Mixed purpose building.

The building comprises of 50 apartments which range from a single self contained unit to a 3
bedroom accommodation, a shopping complex , an underground parking , a roof top swimming pool
and sporting facility.
CONCEPT AND DESIGN :
The building was inspired by the regulations which surrounds all building types in the FCT , Nigeria. It
evolved from the attempts to optimize the parameters allowed for mixed purpose buildings, and also
in attempt to bring forth an unorthodox building type in this region.

Conceptual Building Design
BUILDING TYPE :
Commercial .
Calabar Cultural Centre, (CCC)
The building comprises of Museums, Galleries, Performance theatres, restaurants, Educational and
other recreational Facilities.
CONCEPT AND DESIGN :
The CCC gets its initial form from the most traditional building form synonymous with the region,
the “ huts” as its concept.
This form inspired the over all design of the CCC. The design approach of the Centre merges the
traditional with the contemporary to create a building type which could relate to its immediate
environment and the indigenous population which also presents a cultural experience to tourist of
all sorts.

BUILDING TYPE :
Spurn Point Bird Observatory.
Commercial. A bird migration study centre designed in the Northern region of the UK. Fitted
with laboratories and tourist facilities for bird lovers of all sorts.
CONCEPT AND DESIGN :
The building concept finds its foundations springing from the motions of a flying sparrow bird
which glides so effortlessly along the shore lines of the building site (Spurn Point) . The natural
environment and space surrounding the building site also inspired the use of natural materials
(Timber ) to enhance a natural perception and acceptance to the building.
The building is also designed to enhance passive ventilation, lighting and heating and cooling
at the respective required times , which will also reduces the need for mechanized approaches
in providing these services to the building.

CONCEPT AND DESIGN :
The concept of the building proposed is grounded in tradition, the form speaks to the
architectural heritage of the Northern region of Nigeria (Arewa Architecture or Hausa
traditional Architecture). The building will integrate the most common features of the Hausa
traditional architecture interpreted in a contemporary manner.
The building plan and spatial distribution will be derived from the lifestyle , activities and culture
of the typical Hausa royalty with particular attention paid to the building brief requested by the
client.
