CB Richard Ellis | Landlord Solution Profile case study | landlord solution electronic arts CHALLENGE Electronic arts, a successful international gaming company, was looking at moving their Bountiful, Utah branch into a more creative metropolitan office space of 25,000 square feet. Across the world, EA and EA Sports have some of the most cutting edge Class A office space ever built. It is common for EA to publicly showcase both their advanced computer games and their contemporary corporate office space. The Salt Lake Central Business District has a lot of new and recently renovated contemporary office space. Therefore, making a choice for EA became difficult. The Broadway Building on 324 South and State Street was included in their preliminary tour. However, EA was not impressed with the Broadway Building’s dated lobby or the exterior of the building and it did not make their short list. SOLUTION Vic Galanis was able to focus on the strengths of the listing and capture EA’s vivid imagination and attention with the Broadway Building. This was not an easy task considering some of the newer and nicer buildings that were competing for this requirement. He achieved this by going beyond what other agents would normally do. Vic sought out architects, space planners, and interior designers to provide a fresh and modern rendering to the common areas and exterior of the building. After capturing EA’s attention, they calculated and presented the costs to both the Landlord and the prospective tenant. Choosing to amortize the cost for the updates into the rent, Vic presented a very affordable way to incorporate the proposed changes. Vic was able to compete and best the other buildings by comprehensively knowing his listing inside and out, being creative, and having an incredible depth of experience to draw from. Case Study RESULT The Owners of the Broadway Building can now add a fortune 1,000 banner global tenant to their rent roll. Electronic Arts now has a long desired downtown presence. In fact, EA was so excited about their new space that they brought all of their Utah employees to the building and celebrated the day the lease was signed. Vic has used this same strategy before. Last year he leased 30,000 square feet to Spectrum Engineers, a renowned regional technical engineering firm. This tenant has turned their new floor in the Broadway Building into a LEED Platinum certified office space. The Broadway Building was a Class B competing against the newest Class A office space in downtown Salt Lake City. Vic used his years of commercial real estate experience to win the deal and bring an international tenant to the Landlord and his building.
