Advantages • Works well for large projects. • Allows community to wave standards that may be inappropriate for a given site. • May eliminate the need for variances. • Allows guidelines to be tested before they are applied to a larger area. MARTA’s Lindbergh City Center rezoning was conditioned on meeting the urban design standards for the Lindbergh area. MARTA’s Lindbergh City Center rezoning was conditioned on meeting the urban design standards for the Lindbergh area. Advantages • Works well where several districts exist but consistent design is desired • Avoids challenges associated with changing base zoning – may be politically easier.
