General Summary:
Lord Beaverbrook High School is a split two-storey concrete and masonry block structure with a partial basement,
originally constructed in 1966, and owned by the Calgary Board of Education. The original building has a total floor
area of approximately 26,684 square meters.
Two former courtyards were covered in 1979, resulting in a concrete-framed, two-storey addition with a total floor area
of approximately 626 square meters. A single-storey, concrete-framed addition was added on the north end of the
building in 1985, which has a total floor area of approximately 196 square meters. This brings the total area in 2011 to
27,506 square meters.
The school is used for typical classroom teaching purposes and includes a variety of shop classrooms for vocational
studies. As of September 30, 2010, the total number of classrooms is 99, with a weighted enrolment of 2,106 students
(87% provincial Utilization).
Structural Summary:
Structural drawings were not available for review during the assessment, however the building's foundations are reported
to consist of a poured concrete assembly with concrete grade beams and pad footings. The structure consists of
reinforced, poured concrete floors and load-bearing concrete/masonry block walls or concrete columns. The suspended
second and third levels have pre-cast concrete T-beams with concrete topping. The roof structural frame is comprised of
pre-cast concrete T-beams spanning between load-bearing masonry block walls or concrete columns.
Recommended structural work identified during the assessment includes:
- Repair of a suspended concrete walkway east of the school, which has visible cracks.
- Repair of the bases of metal handrails on either side of the suspended walkway, where corrosion was visible.
- Sealing of through-slab conduit penetrations in various locations in the building.
- Repair of exterior concrete stairs adjacent to the loading dock
- Repair of the loading dock bumpers.
The previous inspection (2006) recommended the study and remediation of moisture ingress at the east end of the
basement level. This was subsequently reported to be an issue with the sump pump and not water entering through the
structure. This has reportedly been resolved by the renewal of the sump pump.
Overall the structure is in acceptable condition.
Envelope Summary:
Exterior cladding consists of a combination of clay brick and pre-cast concrete panels. Rooftop mechanical
penthouses are clad with pre-finished metal siding. All flat roof sections consist of either built-up roofing or a modified
bitumen membrane assembly. The sloped roof of the exercise room is covered with asphalt shingles. There is
currently a roof renewal program in progress. Main entrance doors have single-pane glazing and are set in aluminum
frames. Remaining exterior doors are painted wood set in wood frames. Windows are fixed and operable with doubleglazed (not sealed) units set in aluminum frames.
Recommended envelope work identified during the assessment includes:
- Repointing of brick cladding in some locations
- Repainting of deteriorated metal siding finishes
- Replacement of damaged sections of metal siding
- Repair of a stucco-clad panel above a shop classroom
- Replacement of deficient sealant in construction joints
- Repainting of wood panels below window units. A window edging that fell off the library was recently re-framed (Not
replaced entirely).
- Replacement of failed window units.

- Repainting of metal copings, the installation of copings where absent at the east end of the school.
- There is inadequate fall protection available on the roof - a report into available roof anchors is reported to be
available but was not presented.
- Skylight repairs are required. It was reported that some units are leaking at their junction with the roof membrane
(notably the art room).
- Roof membrane - there have reportedly been 9 service calls due to roof leaks since 2008. However as of inspection
date (September 13th 2011) the roofing is in the process of being completely replaced - projected completion date of
October 1, 2011.
Overall the building envelop is in acceptable condition.
Interior Summary:
Classrooms and corridors typically have vinyl tile flooring. Carpeting is provided in the library and administration area,
while the main boiler room and other service areas have painted/sealed concrete floors . It is the intention of the
school to replace much of the carpeted areas with tile to concrete areas, and linoleum to timber floor areas (a phased
program has been implemented). This is especially necessary in the libraries, band areas, main office, and other small
rooms. Wood flooring is provided in the main and ancillary gymnasiums as well as several adjacent storage rooms.
The majority of the interior walls consist of painted gypsum board or painted masonry block. The majority of the
building has either a suspended acoustic panel ceiling system, painted gypsum board ceilings or acoustic ceiling tiles.
Recommended work to interiors includes:
- Replacement of interior fire doors
- Replacement of shower partitions in the men's locker room
- Repainting of masonry block walls in shop classrooms
- Repainting of sealed concrete floors in mechanical and service rooms
- Refinishing wood flooring on the main gymnasium stage is also recommended. The main gym floor has been
resurfaced so many times that replacement will be required when it is next due for resurfacing (2014)
- Repainting of the ceiling in the men's shower room.
- Replacement of stained ceiling panels throughout the school.
- Replacement of missing baseboard sections throughout the corridors
- Replacement of chain-link covered storage area partitions with gypsum board partitions
- Replacement of missing fire stopping from a number of wall and floor penetrations.
- Upgrading of the existing hydraulic elevator
- Replacement of welding booths
- Study and reconfiguration of a non-code compliant classroom (former storage room) to improve egress
- Various upgrades to improve barrier free access
It should be noted that there is known to be asbestos material in the drywall and the gym and that the maintenance
staff are fully aware of this. A report detailing locations of asbestos in the school is reported to be available but was not
presented. It appears that the asbestos risk is being well managed by maintenance staff.
Overall the interior is in acceptable condition.
Mechanical Summary:
Lord Beaverbrook High School was originally constructed in 1966 with the addition of the library in 1979 and the
welding shop in 1985. The majority of the sanitary, and rain water drainage piping is original to the construction of the
building. The domestic hot water was replaced in 2009 with three AO Smith MasterFit Storage Water Heaters. There
are backflow prevention devices (BFPs) present on the boiler feed water supply, fire protection riser, humidification
supply, and the domestic water supply. Domestic hot water is provided by a steam converter connected to the central
heating plant.
The building is heated by two Cleaver Brooks steam boilers (12,554 MBH each). A third Peerless steam boiler (615
MBH) provided additional heating capacity to the system but was removed circa 2000 and replaced with the three
large Hot Water Tanks. Steam is converted to heating hot water or heating glycol via converters located in the main
boiler room. Heating distribution is through original piping to convectors, fan coils, and unit heaters. The hot water
heating distribution system is reported to be original.
It was observed during the property assessment that the school does not have a sufficient buffer for the glycol system,
and a 250 gallon tank will be required.

No work was done on the boilers in 2009 but in 2010, the school sized and installed a new condensate tank, replacing
the previous tank which was undersized and prone to over-filling.
Three central air handling units located in the south mechanical penthouse supply tempered ventilation air to the
original building. The central air handling unit contains a hot water heating and chilled water cooling coils. The
gymnasium addition is served by a separate heating-only air handling unit. Bathrooms, kitchen and shop areas
throughout the building are equipped with independently operated roof-mounted exhaust fans. The HVAC controls are
pneumatic throughout the building and a central building management control system operating the boilers, central air
handlers, and chilled water plant.
The building has a standpipe system complete with fire hoses for life safety. The automotive paint booth is protected
by a wet-pipe sprinkler system.
The following are recommended actions for the next five years:
- Install a larger buffer tank (250 gallon) for the glycol system
- Replace the ventilation mixing chambers (VAV boxes) in each classroom as they are failing and obsolete with no
replacement parts readily available. The hot deck cooling systems are original to the building and half of them do not
work.
- Remove corroded chimney for the incinerator that is no longer in service.
Overall, the mechanical systems in the building are in acceptable condition.
Electrical Summary:
The building was upgraded to a 2000 Amp, 277/480 Volts service in 2004 which feeds the entire building. The
electrical sub-panels and wiring are generally original to the construction of the building. All observed panels were at
or near capacity. All observed wiring was in conduit.
Interior lighting is still provided by a combination of T-8 and T-12 fluorescent technology throughout the building.
Exterior lighting is provided by high pressure sodium fixtures around the building. Sodium lighting in the dance hall was
replaced in Summer 2010. Emergency lighting, installed in approximately 1980, is connected to battery packs
throughout the building. Exit lighting in the building is provided by original incandescent exit fixtures.
The building is protected by a Pyrotronics Cerberus fire alarm panel installed in 1996. Detection in the building is by
manual pull stations, heat and smoke detectors.
The building has a Silent Knight security system, which is externally monitored, a Norstar Meridian telephone system,
a custom address system, Bell fibreoptic internet service, and a local area network with hardwired and wireless
connections.
The electrical panels are outdated and there is no spare capacity. Replacement of the panels is recommended.
Overall the electrical systems in the building are in acceptable condition.
