The first half of the year saw PERE investments of around Rs. 4,100 crore, which was more than double the Rs.1,650 crore in H1 2013. In the second half of 2014, the investment is expected to touch Rs.7,900 crore, C&W said. The first six months of this year have recorded the highest levels of investments during the first half of any year since H1 2009 (Rs 4,950 crore). The total number of deals increased to 28 as compared to H1 in 2013; even the average deal size increased by 16 per cent to Rs. 146 crore ($24 million). With investment of Rs. 2,357 crore, the residential segment accounted for nearly 60 per cent of the overall investments. From the time he sat on the throne of Prime Minister, he has been emphasising for the development of infrastructure, employment and women’s safety. With the aim of development Modi has statured a plan to put four ministries on top gear i.e. Railways, Roadways, Civil aviation and shipping. This infrastructure development is expected to push the realty in India and is to change the urban landscape of India. The PM concept of building 100 smart cities is going to be a reason for boost of realty in India. Cities which are driven by smart practices, smart mobility, smart technology and energy efficient with overall infrastructure and sustainable real estate market are now being planned and some are under progress to offer better quality of life. The NDA government has allocated 7060 crore for the development of smart cities and for redeveloping satellite towns of major cities. In Budget day speech, the finance minister Arun Jaitley stated that “the proposed smart cities will be developed as satellite towns of largest cities and by modernizing the existing mid sized cities.” With a concept on “Housing for all” he has allocated Rs 4000 crore through the National Housing for the urban poor to affordable housing and plans to extend incentives for housing loans. planned to launch projects during the festive season to improve sales. Close to Rs. 9,870 crore has been invested in the commercial office sector since 2011 to June 30, 2014. Contrary to preceding months, the commercial real estate market saw subdued transaction levels, with leased space declining marginally by around 4% in August. Occupier interest remained strong in micro-markets such as Gurgaon in the NCR; ORR and Whitefield in Bangalore and Madhapur (IT Corridor) and Nanakramguda (extended IT Corridor) in Hyderabad. Limited supply and healthy demand, however, led to rental appreciation in select developments of the IT Corridor in Hyderabad. T he two committees appointed by market regulator SEBI to recommend norms for IPOs and listing of REIT units are expected to submit their reports shortly. “The guidelines will spell out the route to be adopted for the initial public offerings – whether it could be book-building or offer-for-sale,” Ananta Barua, Executive Director, SEBI. The SEBI-approved regulatory framework that is sought to be put in place for REITs in India requires compulsory listing of such units on a recognised stock exchange. Also, about 25 per cent of these units have to be allocated to retail investors and, therefore, an IPO is a must for REIT structures. The SEBI board had in early August approved final regulations for REITs, but these are yet to be notified. Meanwhile, industry players are of the view that REITs may not take off in India until the income tax challenges are sorted out by policymakers. They are anticipating more tax-related clarifications coming their way in the Budget for 2015-16 in February next year. > News Watch National NAREDCO awards meritorious developers N AREDCO presented awards to achievers at its 12th national convention held in New Delhi recently. This is part of NAREDCO’s endeavour to give recognition to developers for their outstanding projects setting a benchmark for others to follow. Union urban development minister M Venkaiah Naidu presented the awards. This platform also brings together industry on one common platform to discuss debate and set out an agenda for the coming year, said Sunil Mantri, president NAREDCO. Inaugurating the two-day convention Naidu said government would soon launch a National Housing Mission to work towards the ambitious initiative ‘housing for all by 2022’. He disclosed that the government has launched consultations with various stake holders and all the chief ministers to come out with a comprehensive policy on housing. Since government alone cannot implement the gigantic mission of ensuring housing for all, the PPP model will be adopted for the task and called upon the developer community to actively join hands. Naidu added that he will take up with the finance ministry to ensure priority lending for housing so that the sector gets enough resources to promote affordable housing. Referring to the demand for single window clearance for housing projects, he 10 said he will pursue with the states to accord speedy clearances and cut down delays. Even online clearances could be worked out he added. 12th NAREDCO National Convention The union government will explore the possibility of obtaining global funds at low interest rates to help reduce cost of funding for affordable housing, Union Road, Transport and Highways minister Nitin Gadkari said at the convention. Gadkari pointed out that high cost of funding is an impediment to affordable housing. It is for the government to work out ways to reduce rates of interest, at least for the low cost housing sector. At the same time, developer community should concentrate on making houses affordable for the poor by working on reduced HORIZONS Telangana's most credible real estate magazine margins. He said developers could also look at recycling waste, employing locally available material and technology and pre-cast slabs for reducing the cost of construction and thus making mass housing affordable. Earlier, NAREDCO chairman Navin Raheja called for reducing the cost of funding so that developers can contribute to the affordable housing movement. He also narrated the various problems faced by developers due to the Land Acquisition Act which needed immediate government attention. In a ‘Delhi Declaration’ issued at the end of the two-day national convention, NAREDCO welcomed the government’s commitment to clear various bottlenecks in implementing the policy and adopt a PPP model to develop mass, affordable housing. “The developer community will be more than happy to be a valuable stake holder,” it said. The convention appreciated environment and forests minister Prakash Javadekar for allowing local level clearances for projects up to 40 hectares and appealed to him to examine the clearance via the automatic route projects up to 50,000 sq mtr. > News Watch Hyderabad Solar panels to be made mandatory in city T he Telangana government is planning to make installation of roof-top solar panels mandatory for new buildings in Hyderabad, to provide for better and efficient energy needs. Speaking at a workshop organised by the Administrative Staff College of India and Greater Hyderabad Municipal Corporation on “Transforming Indian Cities to Smart Cities”, Telangana Minister for Information Technology and Panchayat Raj, K T Rama Rao said Hyderabad already has such a mandate and directed the GHMC to enforce it strictly. Expressing views on the subject of the workshop, Rao said smart city does not mean just technology but smart citizens and smart citizen services. The idea of smart city should be to improve quality of life and ensure how technology can be put to good use, it is not about individuals but a combination of all for everyone, he said. It needs to be understood in Indian perspective as this country is heterogeneous and has several complications such as traffic management, day-to-day regular drinking water and better health services, Rao added. The idea of smart city is to improve the quality of life, what technology and how it can be put to good use is the challenge. Greener environment, better traffic management, sanitation and water distribution are some of the problems that need solutions, he said. > Metro shoots up rentals in LB Nagar L B Nagar is seeing increasing demand in the rental market. Thanks to the Metro line that is soon going to be functional. “The trial run of the Metro happened recently on the Nagole-Mettuguda stretch. This is under the first phase, of about 71 km length and will include lines such as Miyapur–LB Nagar (29 km), Nagole- Shilparamama (26.51 km) and JBS– Falaknum (14.78 km). Of these three, the first line, Miyapur-LB Nagar stretch is likely to be functional within six months,” says Bangaru Bharath Kumar, owner of Mahima Properties. “Looking at the market dynamics, currently the conversion rate is low but the enquiries for rented accommodation have increased. The metro trial run has attracted those looking for rented accommodation, thus increasing the demand”, he adds. LB Nagar is about 10-15 km away from Adibatla which is touted as the next IT hub after Hitec City and Gachibowli. “These commercial set-ups are likely to generate more than 25,000 jobs by the end of this fiscal year, which will certainly push up the demand for rental accommodation in areas around,” adds Kumar. With wellequipped social fabric and infrastructure and the upcoming enhanced connectivity LB Nagar is on NH-9 and is a complete residential zone with a commercial mix along the highway. Numerous buses of APSRTC provide frequent services to LB Nagar, linking it with the city and surrounding suburbs. > Amazon and Google developing permanent facilities S peaking at the executive council meeting of Nasscom, the apex body of IT industry in the country, KT Rama Rao the minister for IT told that Amazon and Google are developing permanent facilities in Hyderabad while Tata Consultancy Services, Wipro and Cyient are expanding. He said that Hyderabad is at number two in terms of IT exports in the country. It accounts for 12 percent of total IT exports. With a share of 31 percent, Bangalore is at first place. He assured the existing IT firms in Hyderabad that infrastructure bottlenecks, if any, will be removed to facilitate faster growth. The IT minister told reporters after the meeting that the government will soon organise IT workshop to discuss measures required to give further boost to the sector. The Hyderabad Multi-modal Transport Service (MMTS), the city's local train service that offers integrated ticketing with APSRTC. The network currently covers 27 stations and runs approx 84 services. In a step to further boost investment the central government has endowed the city with IT Investment Region (ITIR), which envisages creating world-class infrastructure around Madhapur, Uppal and Shamshabad in an area of 50,000 acres. Major expansion of City IT projects underway Cognizant has plans to expand operations to provide over 12,000 jobs at Adibatla village. Google is looking to build its own township in Kokapet to house its entire operations in Hyderabad under one roof that would provide 5,000 additional jobs. Amazon is looking for a proper expansion of its operations, expected to generate 5,000 jobs for which it has sought 2.6 million sq ft land in Nanakramguda. The expansion of TCS at Adibatla is expected to create an additional 12,000 jobs which already has offices at Gachibowli and Madhapur. Facebook and Microsoft too have big plans for Hyderabad. Besides companies like Infosys, Accenture and Wipro also have undertaken their expansion plans in the city and leased large spaces. Traditional industry, city’s backbone Besides city’s crafts industry is known since ages for its jewellery, cutting and polishing of precious stones and pearls. It produces bangles, silverware, saris, paintings and artifacts, unique handcrafted items such as Bidri wares, silkware, cottonware and clothing material that have been traded through the city for centuries now. Retail and commercial splurge The retail industry has also seen a marked raise due to growing international and national brands that have set up their stores in the city. Multiple central business districts have been constructed with the major business and commercial districts housed in the AbidsKothi-Nampally areas, the KukatpallyChandanagar-BHEL area and the Banjara Hills-Jubilee Hills-Kothaguda areas among others. A skyscraper business district at Manchirevula near hi-tech city is being built by the Reliance industries which upon completion may become the tallest building of India. Brand Hyderabad has witnessed an integrated development drive as the befitting location for large scale commercial office space along with a splurge of organised retail space. While commercial office space vacancy has increased sizably with increased supplies and relative fall in demand. The city is once again abuzz with business. Some of the big players who moved in the recent years are Velocity Networks, AMD, Micro 22 Excel, Novartis, Pai Electronics, Supreme Electronics, Docomo, United Health Group and JP Morgan Chase. The current format of office markets is not expected to drastically change. Begumpet, Ameerpet, Somajiguda, Banjara Hills and Jubilee Hills form the CBD and Off- CBD office markets. Madhapur, Nanakramguda, Kondapur, HITEC City and Gachibowli are primary IT/ ITeS office markets. The non primary markets including Uppal, Pocharam, Shamshabad and Hyderabad Airport Development Authority (HADA) areas close to ring road are expected to see development as primary office areas in future owing to their closeness to International Airport and for falling under ITIR. Residential realty rebounds across a broad spectrum The residential markets too have bounced back. Affordable housing- the crowning glory The markets have maintained a steady path with the occasional flip-flop till date. A significant fall out of the prevailing situation has been a shift in focus of the developers in the residential segment from high end luxury villas and flats to affordable 2BHK and 3BHK flats ranging from 950sqft to 1600sqft projects in the price band of Rs25-Rs45 lakhs, since substantial demand has been evident in this sector. Mid segment customers are currently driving the demand and the trend is expected to continue. Developers are already catering to this segment and Cover Story Chief Minister of Telagnana K. Central government’s initiatives to boost housing And to top it all Modi government’s policy initiatives to achieve the goal of ‘Housing for all by 2022’ is going to give fillip to Hyderabad as a brand to reckon with. Steps taken to liberalise FDI in construction sector, to boost low-cost housing exemption given for built-up area and capitalisation requirements, allocation of Rs.4,000 crores to the National Housing Bank to promote affordable housing, introduction of REITs with tax incentives, allocation of huge funds for urban infrastructure projects, measures to revive SEZs, together with proposed investment in 100 smart cities and seven smart industrial cities are significant to boost urban development. The twin measures of increasing home loan interest exemption limit and raising income tax limit has emerged as the icing on the cake. While focusing on real estate development by way of boosting supply through increased investment, government has fully recognised that infrastructure is the key to real estate 24 growth. Therefore government also committed itself to extending central funds to augment urban infrastructure in 500 cities and towns, providing safe drinking water, sewerage, solid waste management and digital connectivity. The thrust will be on more amenities in cities as well as smart transport. The allocation for urban infrastructure and governance has been raised to Rs 17,628 crores. Telangana government’s initiatives to promote urban development Telangana Chief Minister K. Chandrasekhar Rao (KCR) recently announced his government would build HORIZONS Telangana's most credible real estate magazine pharma, manufacturing, education, health, sports and cinema cities around Hyderabad. Efforts have already been initiated to set up these hubs and satellite townships besides preparing a worldclass master plan for the city. A draft township policy in the pipeline entails a township should have a minimum 100 acres in the HMDA limits. Integrated townships should have land specifically allocated for work spaces, recreation and residences. Private infrastructure firms, which were to take up the townships, would be encouraged with tax incentives like waiver of development charges, conversion charges and reduction in property tax. “In the recently approved HMDA master plan for Hyderabad Metropolitan Region, 13 transit oriented growth centres (TOGCs) have been identified like Bhongiri, Sangareddy, Choutuppal and 46 urban centres like Pochampally and Turkapally mainly to expand development in surrounding areas by creating economic activity and employment that would help in triggering balanced and sustainable development,” a senior planning official of the HMDA said. The locations where TOGCs have been proposed include Shamshabad/ Thimmapur, Patancheru, Gundla Pochampally, Shameerpet, Gachibowli, Ghatkesar, Tellapur/Nagulapalli, Tukkuguda, Keesara, Pedda Amberpet, Gowdavelli, Adibatla and Bonguluru. HMDA has even engaged consultants to carry out feasibility study for 13 TOGCs and prepare the concept plans and urban designs using remote sensing and Cover Story IT Minister of Telagnana K.T. To boost the sentiments in realty sector KCR has announced abolition of charges for conversion of Agricultural land for non-agricultural use i.e NALA tax, Removal of VAT for the constructions sector and simplified and rationalised seignorage charges. Telangana government’s initiatives to boost IT sector According to state IT minister K T Rama Rao, “Encouraging the growth of the IT sector is the top priority of our government. By ‘grounding’ (starting) the projects - including ITIR (Information Technology Infrastructure Region) - we are looking at creating 15 lakh direct and 35 lakh indirect jobs in the IT sector 26 over the next five years.” The emphasis is on further development of IT industry clustered in and around Hyderabad besides taking the sector to two-tier and three-tier cities. “We are also working with private companies to make Hyderabad WiFi city. The city will soon be 4G Wi-Fi. The government was also trying to turn Hyderabad into information technology incubator hub.” KTR said. Other initiatives of state government to boost brand Hyderabad In a bid to enhance the brand image of Hyderabad focus on improving law and order is underway along with modernisation of police force. “We are in the process of evolving an industrial HORIZONS Telangana's most credible real estate magazine policy. 5lakh acres of land would be made available for setting up industries,” KCR said recently. The IT minister K T Rama Rao recently launched the ‘Happening Hyderabad campaign’ to promote the brand image of Hyderabad as a happening global destination. A calendar of events to be held around the year has been planned and kicked off on the Independence Day to give fillip to the MICE industry by organising a series of national and international meetings, seminars, conferences, exhibitions, sports and cultural events with the purpose of soliciting investment in trade and industry besides generating revenue from the tourist traffic thus created. Challenges ahead Single point growth may be risky: The IT/ITeS sector has been the primary driver and backbone of the office space market in Hyderabad. Manufacturing sector, a poor second, is the next big driver of office space and is expected to continue to do so. Non IT services is the third biggest driver. The equation is not expected to change in near future. The ITES led growth appears lot less effective when compared to the infrastructure projects and is dependent on the damp world economy. “Government's job is to create high quality primary infrastructure under PPP (public- private partnership) mode to attract investments and leave the secondary infrastructure to private sector,” contends Neerabh Kumar Prasad, former metropolitan commissioner, HMDA. Cover Story Shift of focus on growth drivers needs rethink: The shift of Hyderabad from industrial to a service hub needs a possible rethink. Ideally, the service hub should be an additional layer of growth driver to the old world industrial economy. Services, manufacturing, agriculture and construction have been the traditional growth drivers world over and is true for the city too. In case of anomaly in government supported infrastructural plans, manufacturing forms a firm footing for real estate growth. Other than PPP model, the government should also encourage exclusive private sector run infrastructure projects. Government’s plans to create additional growth drivers: Neerabh Prasad says that government has plans in place to create additional growth drivers. “Tourism, Medical tourism, Pharma, Education, Bio-technology, Cinema, theme parks, Special Economic Zones (SEZ's) and others are left for the private players. Then there are growth corridors and each urban node is going to be dedicated to a particular sector like manufacturing, tourism etc. In Hyderabad, we are focusing on small scale units on outer ring road,” he says. Brand Hyderabad on a firm footing The argument that real estate will collapse in the city has fallen flat, evident from the way a steady path has been maintained during the last one year. 28 Of the 72 notified special economic zones (SEZs) in the erstwhile state of AP, 37 are located in Hyderabad and Rangareddy Hyderabad contributed nearly 90% of the total Rs. 51,285-crore IT exports of erstwhile AP last year. Hyderabad is the operational hub for over 1,200 IT firms employing over 3,50,000 people representing about 12% of the Indian total. People continue to stay put in Hyderabad, division or otherwise. The real estate demand will continue and the prices touching their rock bottom compared to other metros are only expected to rise. Crisil expects residential capital values to grow at a faster pace of 8-9 percent in 2014 vis-à-vis 6-7 percent envisaged earlier. Commercial lease rentals are likely to increase only marginally in 2014 due to a large planned supply of commercial office space. Shamshabad, localities along the stretch from Kukatpally to airport and Srisailam Highway and Aadibatla are also expected to witness a hike from their current prices. Land prices are expected to triple along Outer Ring Road from the current average of Rs 1 to Rs 3 crores per acre. The conclave while dwelling on the need for banking and investment reforms for the real estate sector to meet the government’s vision of ‘Housing for All’ focused on important issues like seeking avenues for raising capital for real estate development, raising ECB limits, single window clearance for projects, the real estate sector’s role in the growth of the economy and work on all possible hurdles including funding, to achieve the government’s vision. This unique platform for the first time addressed the financial concerns of the real estate sector as well as the possible reforms required in the banking sector and investment policies to achieve the government’s vision. The day-long event had a full house in attendance including a gathering of heads of banking and financial institutions, real estate developers and their finance heads besides heads of NAREDCO from various states. After the welcome address given by Niranjan Hiranandani member, advisory council NAREDCO and CMD, Hiranandani Group, Navin Raheja Chairman, NAREDCO and CMD Raheja Developers gave the introductory remarks at the conclave. He said “The project life-cycle of a housing project from land acquisition to handover has increased considerably in the last few years affecting the affordable housing development. The FM and RBI should take action for filling the gap in the project completion period and the duration granted by the financier to repay the project loan. Seeking an active and encouraging participation from the banks and the authorities, Sunil Mantri, president NAREDCO and Chairman, Mantri Group while making the theme presentation said, ‘Banks exposure to the real estate sector is about 4 percent whereas internationally, it was between 20 per cent and 25 per cent. The developer community has to seek alternate routes to raise capital which are short term and expensive’. He said the sector has been facing a liquidity crunch and investment in the housing sector would have positive impacts on the entire economy. The real estate sector, which is the second largest contributor to the country’s GDP and one of the largest employers in India, needs around $ 2 trillion to meet the government’s vision and increase it contribution to 10 to 12 per cent of the country’s GDP. Looking at the current deficit of over 40 million units, Mantri added ‘Additional avenues like ECB to raise capital has to be increased from the current $1 billion to around $ 10 billion with faster approvals’. KPMG was the Knowledge Partner for this conclave. NAREDCO in association October - November 2014 35 In Focus with KPMG launched a white paper and banking research report “Funding the Vision; Housing for all by 2022” during the conclave. Neeraj Bansal, Partner and Head, real estate and construction, KPMG said, the time required to get housing development related approvals was between 2-4 years. Such delays block hefty investments which depending on the project location, range from 2060 per cent of the total project cost and thereby escalate the costs in the range of 10-30 per cent. The government needs to streamline the approval mechanism by introducing single window clearance in the sector.’ According to the report, about INR9.5 trillion (USD150 billion) is currently invested in the real estate sector annually, of which about 80 per cent or INR7.5 trillion (USD130 billion) is invested in housing development. Thus, investment in housing needs to be doubled, which can be achieved if investments are steadily increased by 12 to13 per cent per annum. On this platform ASSOCHAM and NAREDCO signed a memorandum of understanding to align strategic efforts under the aegis of the Ministry of Housing &Urban Poverty Alleviation, Government of India, to ensure a home for every Indian by 2022. The MOU and Charter were jointly unveiled by Rana Kapoor, President, ASSOCHAM and MD and CEO, YES BANK, along with Sunil Mantri, President, NAREDCO. G. Shankar Narayan, while presenting some of his works. Hyderabad’s cultural mosaic presents varied expression: Hyderabad is a many layered old city. With mingling cultures and opening up to the global scenario, the expression of facades is as varied as it can get. While one finds the rich logging into the international trend of white minimalism, straight lines and cubist forms, the middle class is freaking out with a rhapsody of colours - a virtual paint shade card can be seen on many an elevation! The façade is the trendiest part of any building, readily reflecting the changing fashions. While a decade ago, one saw Roman and Greek elements with fluted columns and pediments adorn houses, nowadays cubist expression is to the fore. Much earlier it was the Art Deco (buildings along Marine Drive, Mumbai) and what we will get in the future will be interesting to watch - probably flexible materials which are curved and change shape! I think our buildings generally tend to reflect the tech era we are in - Art Deco with its sweeping and curved lines reflected industrial manufacturing with rollers and assembly lines whereas today gadgets like touch screens, sleek controls, slim square forms are the take-off point for the building aesthetic. Section I Elevation of house, its public face: In this growing world of gated sameness and high rise monotony, the individual residence is an increasingly rare point of departure. Its façade or the ambient look or to put it more crassly – the elevation – is the public face of what is otherwise a very private space. The facade speaks a language and an observant interpreter can glean from them stories of heroism and meekness, truthfulness and makebelieve, stoic dignity and loud mouthed blabber. In many ways, this reveals a lot about the owner’s attitudes – after all, the individual house is an extension of one’s family and social standing. This is true not only for the well to do, but also for the middle and lower economic classes where one finds that though the structure is still incomplete, a lot is lavished on the elevation of their homes. 38 High-tech communication and international travel leads to stronger global connect: There is a slow waning of local influence and a stronger connect with the global trends. This is mainly due to the cyber synchronisation and enhanced globetrotting amongst the upper class. This is as far as aesthetics are concerned – however the plan and form of the building are very much rooted in the local Vaastu stipulations. There is a liberal use of large panes of glass with white as the default wall shade lending the house a mildly commercial air. Air conditioning – earlier restricted to bedrooms – now pervades the entire house and this has diminished the use of external shading devices like awnings, chajjas, verandahs, porticos etc. Use of locally available stones like rough granite masonry, Tandur, Cudappa etc which used to adorn the houses of the affluent in earlier days have now paved the way to artificial cladding like boards, tiles etc. HORIZONS Telangana's most credible real estate magazine Arch Talk Section II Allowing the façade to evolve from the design of the house: Strange as it may sound, my approach to design of house facades is not to ‘design’ them at all! That is, I rarely lavish exclusive attention to this one aspect of the building. Rather, I let it emerge from the design of the house in totality – from the plan, the sections, the choice of materials and the location of the site and the cardinal direction in which the house faces. Fortunately we have also had clients who are not self conscious about a particular way their houses should look. They give very broad directions in terms of their liking towards sloped tile roofs or straight flat forms or material preferences in terms of stone/brick/plaster. We have rarely had any client who comes with images downloaded from the net and tells us to replicate that – this is a very common trend today. And in the couple of cases we have had such clients, the design turned out to be a disaster! We also look at the whole building as a designed entity, not just the front elevation – the analogy being keeping the body fit and trim, to only make up the face! In fact, we hardly used to make elevation drawings or perspective views till the time we started getting 3D simulation software – and the clients never asked! Now of course we use this tool – mainly sketchup - to create images. Houses using local Granite Hyderabad, being on the Deccan Plateau is naturally endowed with granite. All our traditional buildings, from the Golconda era, thru Nizam’s period up to the Colonial times (Cantonment houses) used granite as a building material. Though the use of rough hewn granite for walls has drastically reduced in urban areas, villages still use the material. I have used a lot of granite – both dressed and rough- in the houses we designed in the 1990’s. This is a wonderful, maintenance free material and it really grounds the house to the local ethos. It is not expensive as it is generally believed. Use of granite and other local stones also encourages craftsmanship and keeps our stone-working tradition alive. The following photographs show houses built with granite in Sainikpuri and Yapral. They are for a varied clientele ranging from a retire Air Force officer to Industrialist to a Sportsman. Though almost 20 years old many of these buildings have aged beautifully and look gracious even today – an advantage of natural materials over plaster and paint. House at Vayupuri, Hyderabad Façade not a mute solid piece, but an indication of life: This house in Vayupuri for a corporate executive and family who returned after a long stint in Indonesia uses the simple language of exposed AAC blocks and tiles. He brought along a lot of Teak Wood which was used to create tile roofs with deep overhangs to shade the walls. A verandah on the first floor facing the road is popular place for the family to lounge in. The ‘machaan’ like look is heightened by the use of tall structural steel elements and wild creepers growing up from the front garden. The house ambience also fits into the general atmosphere of Sainikpuri and Vayupuri, which is predominantly a retired armed forces community. However, these two old colonies are an apt example of changing life styles and owner profiles as a gradual change in the look of the buildings is seen where the 1960-70’s single storey bungalows with large gardens are being replaced by smart contemporary homes with steel and glass. It may also be because of a generational change where the children have taken over the property and tuned it to their lifestyles. So a façade is not just a mute solid piece of concrete. It is an indication of life. October - November 2014 39 Arch Talk House at Jubilee Hills, Hyderabad Contemporary design but with the core concept built around natural materials: This house at Jubilee Hills on a large and long 1200 sqyd plot is for a young professional entrepreneur and family. They wanted a contemporary design but with the core concept built around natural materials. That is when we decided to use laterite stone and Tandur slab cladding encasing a pristine white form with glass and aluminium. There is not much of the house seen from the street except the rear elevation (the plot being south facing) and the entire experience is as you enter the gate. Due to the linearity of the building, special emphasis was placed on the form which sets back in different planes so as to not have a dominating feeling from the side setback, which essentially is the main elevation. The contrast of the random dressed laterite and the vertical grooved Tandur cladding and elements like corner windows to reduce the mass effect converge to make this an interesting composition. House at Madhapur, Hyderabad Innovatively used simple material to create a graceful façade: A sprawling single level house was detailed in hollow terracotta blocks and plaster surfaces with details worked out in tiled sunshades and stone window frames. The contrast between the white plaster and terracotta was playfully articulated in the parapet and around windows and doors. Dashes of bright colour add interest to entrance lobbies and main areas. The exposed bricks weather well and give a patina of age. The idea is to use simple materials in an innovative way to create a graceful façade. Also it is important to retain the homely scale. Controling proportion and scale key to an exquisite elevation: Whatever the tools of expression may be, I think it is very important in design to control the proportion and scale of the building. A house should look ‘homely’ and ‘welcoming’. It should exude ‘warmth’ and not ‘coldness’. It is not a public building where overwhelming and dominating qualities can be the norm. A house is also not a fixed entity for all time. It has to grow and transform with the family, be amenable to change and be able to take the owners quirks and fancies and be as personal as possible. This is what will ultimately mark it out from the anonymous standardised look we get from row houses and gated communities. Architect G.
