Optimum Energy Design Services provide assessment and analysis

SITE ASSESSMENT (SA)
SUMMARY
Site information is collected by Optimum (or an Optimum partner) and entered into Optimum’s lead qualification and assessment
application: OptiCx Path.
PURPOSE
Collect accurate site data to produce a Site Financial Analysis (SFA), which will help determine whether this site is a candidate for
optimization.
PRICING
Flat fee, discount may apply.
DETAILS
We collect data—including building operating parameters, system configuration, equipment, utility rates, and organizational drivers—on
a site-by-site basis. Data—including site photos and notes—is entered into the OptiCx Path mobile app (iOS or Android) or web interface.
Facility resources, the Optimum account team (sales and engineering) and the partner sales team thoroughly review all data and submit
to Optimum engineers for analysis.
DELIVERABLES
• On-site collection of site information.

SITE FINANCIAL ANALYSIS (SFA)
SUMMARY
The Site Financial Analysis (SFA) estimates the potential impact HVAC optimization will have on a specific facility.
PURPOSE
The SFA allows the customer, partner, and Optimum to evaluate technical and financial readiness for optimization, and helps determine
whether or not the customer should fund an Engineering Site Analysis (ESA) in pursuit of an optimization project.

DETAILS
Optimum engineers use the following methodology to create the SFA:
Energy Model Analysis
• Load Profile: Annualized simulation based on received weather data to develop load profile for site zip code.
• Baseline analysis: Based on site-specific equipment information and load profile to determine run hours and chiller
performance.
• Optimized analysis: Based on received data.
• Scope of work and implementation cost profiles.
Estimation Analysis
• Detailed financial analysis on payback, ROI and IRR, taking into account incentive benefits.
ENGINEERING SITE ANALYSIS (ESA)
SUMMARY
The Engineering Site Analysis (ESA) provides the technical and financial detail that customers need to develop and implement an
optimization plan suited to a specific site.
PURPOSE
The ESA provides an in-depth view of a customer’s current HVAC operations and a clear understanding of the detailed scope of work
needed to implement optimization. Each ESA includes estimated total cost of implementation, expected energy savings, and cost
savings.
PRICING
• Based on equipment and site complexity, in addition to a base fee.
• Discount available when ESAs for OptimumLOOP, OptimumVAV and/or OptimumHT are purchased together.
DETAILS
The ESA is a step-by-step process that begins as Optimum engineers gather and analyze detailed HVAC configuration and operational
information. This analysis uses sophisticated software algorithms and modeling techniques to produce a real-world baseline for the
system, and an accurate and quantifiable energy efficiency model for the optimized end state. Throughout the process, Optimum
provides a consultative role, providing status updates and answering questions. The final output is an in-depth report that describes
potential projected energy and financial savings due to optimization, and a detailed roadmap for
implementing the architecture that best meets the customer’s energy efficiency and financial goals.
To prepare an ESA, Optimum Energy engineers use the following methodology, which fleshes out the higher-level SFA estimate with a
highly accurate analysis:
• Load Profile: Annualized hour-by-hour analysis that uses trends, spot readings, operator interviews, and/or operator logs to develop load profile using TMY3 weather data.
• Baseline analysis: Along with equipment specifications and Optimum Energy’s proprietary database, the analysis uses trends, spot readings, operator interviews, and/or operator logs to develop the baseline plant performance.
• Optimized analysis: Full profile, highly accurate.
• Scope of Work and Implementation Costs: 2-3 days are spent on-site. All system documentation is acquired and analyzed.
DELIVERABLES
• Design documentation: A detailed scope of work for mechanical, electrical, and controls upgrades needed to implement the
optimization solution.
• Energy savings and financial analysis: An overview of the energy and cost savings that can be achieved from the architected
solution.
• Central Plant Analysis Report: Annualized hour-by-hour model results compiled into monthly performance summary tables.
Report includes a system load profile, local weather data, and resulting system performance.
DELIVERABLES
• SFA report: Estimate of investment required to implement optimization, high-level inventory of system components and
estimated energy performance. This deliverable is the basis for developing an ESA proposal.
• SFA review meeting: Discussion of assessment results and recommended next steps, question-and-answer session.

BID PROCESS ADVISORY SERVICES (BPAS)
SUMMARY
Bid Process Advisory Services (BPAS) ensure the accurate translation of Optimum’s Engineering Site Analysis (ESA) into construction
documents, to ensure successful project implementation.
PURPOSE
BPAS reduces risk at the design and bidding stages of a project by providing consulting services to the customer and customer’s engineer
throughout. BPAS confirms that the intent of Optimum’s Engineering Site Analysis (ESA) is designed into the project construction
documents, and ensures that the bidders fully understand their requirements.
PRICING
• Based on equipment and site complexity, in addition to a base fee.
• Additional bid reviews available on a per-bid pricing basis.
• Attendance at additional bid presentation meetings available on a per-day pricing basis.
• Additional days on-site available on a per-day pricing basis.
DETAILS
Optimum assists the customer and engineer of record with:
• Creating and submitting a project proposal package for bid.
• Reviewing subsequent project responses to ensure they adhere to the defined requirements.

Design Services (ODS).
DELIVERABLES • Design documents review: Optimum acts as the customer’s representative, providing peer review services to ensure that the
mechanical and electrical design documents accurately reflect the intent of Optimum’s Engineering Site Analysis. Peer review
services and meeting participation is included in 50%, 75% and 100% Design Document review sessions with the customer and
customer’s engineer.
• Bidder Q&A support: Preparation of formal responses to bidder(s)’ technical controls or design questions submitted to the customer as part of the formal bidding process.
• Bid reviews: Formal review and comparison of up to three qualified bid responses (12 max) for each of the subcontractor categories (Mechanical, Electrical, Chiller, and Controls) listed in the Optimum Engineering Site Analysis.
• Bidder presentation meetings and Site Walk: On-site attendance with the customer for one full day of bidder presentation
meetings and bidder’s site walk. Optimum acts as the customer’s representative, ensuring that bidders prepare and submit bids per the design intent.
Optimization Design Services (ODS)
Summary
Development of a complete plan and specifications bid package.
Purpose
Optimization Design Services (ODS) simplify the design process for customers by consolidating the full design package under the management of one vendor (Optimum), as opposed to multiple vendors.
Pricing
• Varies due to third-party costs.
• Includes BPAS pricing; see section on BPAS.
• Additional bid reviews are available on a per-bid pricing basis.
Details
Optimum collaborates with a third-party A&E firm to provide the ODS service. Optimum provides consulting services throughout the process to help to accurately translate the design intent of the Engineering Site Analysis (ESA) into construction documents, to ensure bidders
fully understand their requirements.
The Bid Process Advisory Services (BPAS) is a subset of ODS that covers just the bid process. For details, see the BPAS service definition.
Deliverables
• 100% design documents: Complete plan and specifications bid package for project outlined in Optimum’s Engineering Site Analysis (ESA). On-site attendance for up to two days to take measurements, verify mechanical and electrical drawings and become familiar with the site. Optimum acts as the customer’s representative and ensures that bidders prepare and submit bids per the design intent. Additional days on site are available on a per-day pricing basis.
• Design document review meetings: Participation in 50%, 75% and 100% design document review meetings.
• 100% construction documents: Once vendors are selected, the design documents will be modified as necessary and submitted as final construction documents; as-built modifications to the construction documents are available on a time-and-materials pricing basis throughout the construction process.
• Bidder Q&A support: Preparation of formal responses to bidder(s)’ technical controls or design questions submitted to the customer as part of the formal bidding process.

Project Engineering Support (PES) provides energy engineering and controls engineering support for the customer during the
construction planning phase of an implementation project.
PURPOSE
PES increases the velocity of implementation, supports the customer’s project team to execute with precision and reduces project risk.
This service brings technical expertise to the project to improve timeliness and project quality.

Based on a percentage of the associated software site license(s).
DELIVERABLES
• Engineering support for the project’s construction manager, including answering sub-contractor questions about design, equipment requirements and system configuration.
• Attendance at customer’s project planning and issue-resolution meetings.

ENGINEERING OPTIMIZATION REVIEW (EOR)
SUMMARY
The Engineering Optimization Review (EOR) is a consulting engineering service that provides the technical detail that customers need to
develop and implement an optimization plan best suited to their proposed site(s).
ENGINEERING DESIGN OPTIMIZATION (EDO)
PURPOSE
The EOR is reserved for new construction designs that are already completed; “completed” is defined as “100% of design or construction
documents completed and available.” The EOR provides a detailed assessment of a customer’s proposed site and a clear understanding
of the scope of work needed to implement optimization. It also provides the estimated total cost of implementation, expected energy
and cost savings and expected payback.

The EDO is a consulting engineering service that provides design support and the technical detail that customers need to develop and
implement an optimization plan best suited to their planned site(s).

DETAILS
The EDO includes design support services to assist the Consulting Engineer (CE) throughout the design process, with recommendations on
how to optimize overall design for greatest efficiency. In an EDO, Optimum works as sub-contractor to the CE, or directly with a partner
or owner.
The EDO analysis uses an existing model created by the engineer of record as the baseline. If an existing model is not available, an EDO
uses sophisticated modeling techniques to produce a real-world baseline for the system based on the design sequence of operations.
An accurate and quantifiable energy efficiency model for the optimized end state is also created. Throughout the process, Optimum
provides a consultative role, meeting with the customer to provide status updates and answer questions. The final output is an in-depth
report that describes potential projected energy and financial savings from implementing optimization, and a detailed roadmap for
implementing the architecture that best meets the customer’s energy efficiency and financial goals.
DELIVERABLES
• Design Review & Report: Detailed peer review services of mechanical drawings, shop drawings, and HVAC equipment specifications.
• Energy savings and financial analysis: An overview of the energy and cost savings that can be achieved from the architected
solution.
• Central Plant Analysis Report: Annualized hour-by-hour energy model results compiled into monthly performance summary tables. Report includes a system load profile, local weather data, and resulting system performance. Two separate energy
models are created: the first models plant performance as currently proposed (without optimization implemented), and the second report provides an optimized view, based on implementation of the Optimum Energy solution. The difference
between the two models details the financial basis for implementing the optimization project.
• Consultations: Up to two conference calls with the owner, partner and/or consulting engineer. One on-site presentation and final review session included.

An EOR occurs after design documents are finalized; consequently it does not include input into the design document development
process. For the comparable service that occurs before design drawings are finalized, see EDO.

With Utility Incentive Application Services (UIAS), Optimum leverages its extensive experience in utility and third-party incentive applications to ensure the customer receives the appropriate incentives for the project. Incentives may cover a substantial portion of the
project implementation cost.

DELIVERABLES
• Incentive research and analysis: Review of applicable regional utility incentives and/or rebates.
• Incentive qualification assistance: Optimum contacts customer’s utility and/or third-party incentive administrator to qualify the project for applicable incentives and/or rebates.
• Incentive/rebate documentation assistance: Optimum assists in the completion of utility/third party incentive and/or rebate documentation. We also provide utility and/or third party incentive administrator detailed pre- and post-implementation analysis info (energy, demand and water usage/savings).
• Remote Q&A support: Remote Q&A support during utility and/or third-party engineering review and approval process. Services are valid for up to 6 months from date that agreement is executed.
• Includes up to two remote WebEx sessions with utility engineer or representatives (additional review sessions available on a per-meeting pricing basis).
• Includes support for up to four RFI submittals (additional RFI submittal answers available on a per-RFI pricing basis).

Optimization Readiness Survey (ORS)
Summary
The Optimization Readiness Survey (ORS) is a detailed performance audit of all relevant system components in a chilled water plant.
This supplements the systems-level optimization analysis provided in an Engineering Site Analysis (ESA).

Details
A comprehensive health check is conducted to ensure all relevant systems are operational, functional and well-maintained. This includes
all equipment, systems, and components that affect the ability to execute a successful optimization project. If deviations are found,
recommendations for remedy are provided to the customer. Completing an ORS typically takes up to four weeks, depending on plant
size and complexity, and customer requirements.
Deliverables
• Mechanical review: Inspection and operational observation of all equipment required for optimization in the chilled water plant.
• Plant operational review: Review of recent maintenance logs for deficiencies; additional observations.
• Limited scope controls review: Documentation of the extent of plant automation through observation of automated operation.
• Recommendations: Prioritized recommendations on how to address all identified issues.
• Presentation of results: One WebEx presentation of the results to the owner.

• Pre-retrofit visit to examine issues identified in the ESA.
