(AFM) has performed an inventory and timber appraisal for all merchantable timber situated on your property in Grainger County, TN (Parcel 048 007.01). Within the 205 acre tract, we found +/- 140 acres of merchantable timber. Stands were not delineated based on timber type. The attached map displays the area inventoried and appraised. AFM performed the fieldwork in May 2015. The inventory was conducted using 64 sample points laid on a grid pattern using variable radius sampling technique and a 20 BAF prism. All merchantable trees 6 inches DBH and larger were sampled and recorded by species and product class. Inventory data shows 869,596 board feet of hardwood sawtimber, 69,692 of pine sawtimber, 3,192 tons of hardwood pulpwood, and 532 tons of pine pulpwood. The attached timber summary shows timber volumes for the entire forested area. Various market reports, recent comparable sales, and local knowledge were all used to determine stumpage estimates for your standing timber. Other factors considered are shown on the attached Timber Appraisal Variables Summary. Our estimate of value as of May 8, 2015 for all merchantable trees totals $223,207 (Two Hundred Twenty Three Thousand and Two Hundred Seven Dollars). We certify that we have no present or contemplated future interest in the timber appraised and that the fee received is in no manner contingent on our appraisal. Carr Timber Appraisal Variables Access The Potts tract has adequate access for logging purposes. Work to internal roads will be needed in order to haul the timber out via Poor Valley Road. At this time the best access seems to be from Poor Valley Road on the east side of the tract. This road will need to be upgraded in order to haul timber out with log trucks. Other roads may need to be constructed for ease of access and shorter hauls. Logging Conditions Logging conditions are normal for the area. Some of the timber can be cut with a rubber tired or track cutter on the lower slopes and finger ridges. Most of the timber will need to be harvested with a chainsaw and a bulldozer equipped with a winch. The tract can be logged year round with average weather as long as the main haul road is maintained and the logging crew carefully plans harvesting activities around weather patterns. Soil conditions vary throughout the entire tract and a NRCS soil report should help the planning process. Timber Quality and Quantity Cruise data shows that current stocking and timber quality will support a timber sale. The hardwood sawtimber quality is considered average for the area. Oak, Hickory, and Pine dominate the canopy with Maple in the understory. Some of the Red oak species are beginning to show signs of mortality which is a normal pattern of natural succession in older southern Appalachian forests. Most of the Pine stands have been thinned either through natural succession or beetle kill. Overall, the property would benefit from a timber harvest. Timber Values Variables used to determine timber value included; access, logging conditions, timber grade, tree size, volume per acre, total volume, product mix, geographic location to mills, and comparable sales. Hardwood timber prices are very fluid and we would be glad to update your appraisal in the future. Acreage Forested acreage was calculated using Tennessee Tax Assessor data and aerial photography. There was no adjustment made for inoperable areas, Streamside Management Zones (SMZs), or small areas (generally less than one acre) of un-merchantable timber. Once the timber sale area is determined we will update your appraisal based on the updated acreage. For best results, it is recommended that GPS data is collected while marking the sale boundary on the ground. Geographic Location The tract is located in an area containing adequate markets for most of the timber products found on the tract. Several sawmills as well as adequate hardwood pulpwood markets are within normal hauling distances from the tract. Pine sawtimber markets are not within an economically feasible hauling distance and therefore the pine sawtimber shown in the inventory is valued at a depressed price and may even be marketed as large pine pulpwood. At present time, there is only one outlet for pine pulpwood so prices are depressed. Aspect The topography is moderate to steep on a north facing slope. North and east aspects generally produce good to excellent quality hardwood sawtimber. South and west aspects are normally drier and contain poorer quality timber.
