On one hand, purchasers are expecting prices of properties to come down with varying views of supply,
demand and current market prices. Changes in tax laws are intended and expected to reduce speculation
in the property market. GST implementation in early 2015 will supposedly benefit residential property
purchasers which are exempted from GST. The government’s move to increase supply in the low and
medium cost residential properties as well as the requirement for developers to provide low and medium
cost units in their development will no doubt assist meeting demand in this sector of purchasers. These
changes do provide challenges for property developers.

for the Asia Pacific Awards 2014-2015 under the Residential High-Rise Architecture category. This phase
three development of Penang Times Square bagged the award for its wave-like illusions on the exterior
building that catch the eye.

The CENTRAL, a phase four development of Penang
Times Square, is a new masterpiece that epitomises
city living on a grand scale. True to its name hints,
this pulse of the city is set to become a new landmark
in George Town with its iconic giant red frame

Building Concept
The challenge with The CENTRAL at Penang Times Square was
how to integrate the tower design into an already busy and diverse
development. Sitting adjacent to the popular The Wave with its
unique architectural form and atop the vibrant retail podium, the
CENTRAL makes up a new development to Penang Times Square.
The concept behind the tower was for a simple yet elegant
building with clean lines that would sit comfortably next to the
dynamic wave and vibrant podium including the exciting forms
which make up for the Cineplex within the heart of Penang Times
Square. The CENTRAL will not overcrowd the already busy and
vibrant design of its surrounding buildings.
The height of the tower is accentuated through the use of
strong vertical lines reaching to the sky whilst continuing and
connecting at ground level. The vertical line would continue over
the top of the CENTRAL crowning the building and providing an
instant identity for the building and creating a beacon for Penang
Times Square development as a whole.

The tower concept is simple: two rectangular building bars that are
connected by diagonal sky bridges spanning across a central void.
Lush vegetation at the open ends filters the noise and pollution of the
surrounding creating a green and pleasant atmosphere.

An exclusive urban retreat with spectacular vistas over George
Town and the bay area crowns the tower residence. The club
facilities include a reception lounge on the 48th floor, a signature
roof top club and a state-of-the-art panorama restaurant.

The pattern of the windows has strong and rhythmic pattern
frames by the vertical fins that extend around the façade. The fins
also divide the window patterns vertically to give the individual
apartments their own identity.
Glass fronted elevators provide further excitement to the facade,
whisking guests up from the ground level to the restaurant and bar
located on the roof top whilst providing them wonderful panoramic
views of historical George Town and beyond.
The facility deck sitting atop the podium is intended to be an
extension of the building with clean horizontal lines. The deck
has a simple yet elegant design with special attention paid to
the details and quality of finishing intended to exude luxury.
The CENTRAL’s atrium space spans the full height of the building with
the 2 sides of the tower interconnected with sky bridges randomly
placed across the central void creating an exciting and fun space. The
space also provides natural ventilation to the atrium, shading and
cooling the residential circulation.
Sky gardens are also placed within the atrium space at intermittent
levels to provide places of intimacy for residents to relax and reflect
away from the hustle and bustle of the streets below.
The atrium space is expressed through the façade with pocket gardens
extending to the edge of the façade and providing a green cascade
down towards the street below.

Right Way to handle SHA QI

One of my earliest articles was about how people are easily frightened by Sha Qi, to the extent that
everything sharp and pointy becomes a Feng Shui bogeyman. While identifying Sha Qi in an area is
important, you can’t really expect to live in a civilised place without some kind of pointy or sharp object
somewhere in the vicinity of your property. So it is all a matter of knowing what you are looking at, and
being able to make a judgment call on the Sha Qi in question.

Busy roads can be considered Sha Qi, especially if they
cut in front of the house, or property that is located on
the ‘blade’ of the road, meaning, the curve of the road
points at the property rather than embraces it.
Sometimes, you can have a tall or menacing feature
in the vicinity, like a water tower, of the variety in
picture two. Now, most people will think - aha! Sha
Qi. And then they will think they must avoid buying
a house near the feature or where the feature is
visible. A tall high pointy structure can be Sha Qi but
in some instances, it can also be a positive form. For
example, the water tower, rather than emitting Sha
Qi, actually functions as a Regulating Mountain (Shui
Kou Sha), which guards and locks the watermouth
and prevents Qi from escaping.

However, there’s no need to panic if such a road is
located far away from your property. If you have a busy,
fast moving road two metres from your house, or the
road curves into your house right at the front gate, then
you may have a problem. But if this road is a distance
away and only visible if you really look for it, then you
don’t really have a serious Sha Qi problem. Immediacy
is what concerns us when it comes to Sha Qi.
Take a look at the picture on the next page. The roads are
quite close to the property that I audited some time ago. But
these roads do not create a Sha Qi problem for two reasons:
firstly, they are quite far and also more importantly, they are
not actually visible from the property. Hence, the property
is not affected by these negative features because they are
too far away to be of significance.
Whenever you are looking at a structure and trying
to determine if it is Sha Qi, don’t always go on pointy
and sharp alone. Otherwise, we’d all have to stop using
pens, avoid eating with chopsticks and hide our fingers
in mittens. An object that emits Sha Qi is usually one
that not only has sharp and pointy features but also
looks menacing. Now, if you look at an electrical pylon,
and compare it to the water tower, I’m sure you can see
what I mean about ‘looking menacing’.

Dato’ Joey Yap is the leading Feng Shui, BaZi and Face Reading
consultant in Asia. He is an international speaker, bestselling author
of over 120 books and master trainer in Chinese Metaphysics. He is
also the Chief Consultant of Joey Yap Consulting Group and founder
of the Mastery Academy of Chinese Metaphysics.
Now, you might be wondering: is it the staircase that
is bad? Or the sharp corner? Those of you who voted
sharp corner, you are right. That’s where the Sha Qi
problem is. The staircase is not Sha Qi but in fact is a
formation known as Cascading Water (Zhun Tian Shui),
and is a positive form. The sharp corner is a problem
that warrants attention because it points at the Main
Door of the house. As a rule, if you are looking at a Sha
Qi that affects a particular sector of the house, versus a
Sha Qi that affects the Main Door, the Sha Qi problem
at the Main Door is a bigger headache and warrants
more attention. This is because if Qi is obstructed at the
Main Door, or is negatively affected at the Main Door,
then it doesn’t matter how good (or bad) the rest of the
house might be - the house is already starting out in a
negative equity position, from the Feng Shui point of
view. Of course, when the negative star like #5 Yellow
flies in a particular year, this might pose a problem.
What happens if there is a Sha Qi but it doesn’t affect
the Main Door? If you are a little more knowledgeable
about Feng Shui, you can check which sector is
affected by the Sha Qi and then by determining which
Gua corresponds with that sector, find out if a family
member will be affected. For example, let’s say, the
sector Dui (west) is affected by the Sha Qi. Dui, amongst
other things, represents the youngest daughter. So if
your family has no girls and only boys, then the Sha Qi
does not present a problem to your family members.
Of course, when you Feng-Shui-It-Yourself, it may not be
as good as compared to a complete professional audit,
where the consultant will also look at the direction
of the Main Entrance (if it is a gated community
or enclosed housing area), ensure conformity to
Direct and Indirect Spirit principles in the macro and
micro environment and personalise the Feng Shui
to you and your family members. But remember,
doing something is better than doing nothing.
If you can’t afford a Feng Shui consultation, do what
you can. You may not be able to find a superb property,
but you can avoid an unfavourable location. Ultimately,
Feng Shui is very simple - avoid the Sha Qi, find the
Sheng Qi. If you can do the first one, you’re 50% there
already! If you can do both, then you’re definitely
already putting yourself in an advantaged position,
Feng Shui wise!

WALKING with an air of confidence and ease, Jason Khor Tiah Seng
is a man who loves life and enjoys it to the fullest. He is dedicated to
embrace all the good things that life has to offer and strive to make
the most out of it while he can.
The Kedahan-lad furthered his studies in Penang right after
high school 10 years ago and found his home here ever since.
Graduated from Universiti Sains Malaysia with a major in Business
Management and minor in Psychology, Khor decided to employ the
qualities to pursue a career in Penang. When asked why he chose
the small island he now calls home, Khor merely asked, “What’s not
to like here? The living culture is beautiful, moderate work stress
where you can still have a free weekend and plentiful activities to
do here.”
Khor is now working as a personal financial consultant in Alliance
Bank. His duty is to help clients accomplish financial objectives by
assessing financial situation; developing and presenting financial
strategies and plans; monitoring changes in financial status and life
circumstances. Khor loves hanging out with friends, doing a little
reading and enjoying music with a glass of port for leisure. He hits
the gym three days a week to stay fit too.
“I work very hard to achieve my goals and I play hard to balance it
out,” said Khor.
Recalling his most precious moment, Khor regarded it to his impulse
purchase for his second property - Tropicana Bay Residences. “I
love how the property stands out among the rest with its unique
multilevel facilities and complete surrounding amenities.” Now
at the age of 30, he is a proud owner of two properties in Penang,
both masterpieces of Ivory Properties Group Berhad. And it was
no coincidence for Khor is one hardcore customer of the Group.
Describing it as an achievement before reaching the big three-oh,
Khor said he had to withdraw his EPF account two savings to place
as down payment but it was worth the investment.

“Although it is just an affordable home, it sits on a prime location
whre its land value has since appreciated by more than 100 percent.
“I must also thank Ivory for being such responsible developer in

despite it being a low-medium cost project,” he said.
He pledged to continue as Ivory’s loyal purchaser in future if his
financial capacity allows. Currently a bachelor, Khor planned to
stay in Taman Bukit Erskine once it is done renovated and take
Tropicana Bay Residences as an investment. “Who knows, my
sweet neighbour next door might turn out to be the one when I
enter my new home?” he quipped.

the clubs under Worldwide Platinum Records
worth RM60, 000. Amateur singer, Ntony
Wong, also 26, and pub singer, Sky Goay, 25,
placed first and second runner-ups.

convention in Penang saw some 300
cosplayers and 2,000 visitors thronging the
mall to catch a glimpse of their favourite

and Korea were also present to grace the
event. There were also a variety of cosplay

The Made in Penang Interactive 3D Museum is an art gallery

02 - Pinaon Time Tunnel – The History Museum

The History Museum of Penang brings you back to the Penang that
was 400 years ago. The History Museum is a private museum in
Georgetown, Penang, where it recounts the history of the Penang
island from its earliest mention until present day. Here, visitors get to
experience history through a “time tunnel” that brings people back to
1592 to learn about the various chapters of the island’s history. Along
the time tunnel, there is a facsimile of the actual handwritten will of
Francis Light dated 20 October 1794, written just five days before Light
passed away. Camera-happy people will love this place – there are
lots of sculptures (life-sized and miniature), wall displays, antiques,
thematic furniture, equipment and et cetera, all full of history and
historical value. One of the highlights at the museum is the screening of
a video clip that showed the air raid on Penang by Japanese warplanes
during World War II.

Congratulations to Ivory Properties Group Berhad for winning the highly commended award in the
category of Residential High-rise Architecture, Malaysia with The Wave at the Asia Pacific Awards 20142015.
The Wave, part of Penang Times Square phase three development, bagged the award with its extraordinary
and surprising exterior where elegant sun protection stripes sync rhythmically and aesthetically over the
glazed glass facade, creating wave-like illusions that catch the eye - the impression that waves are going
over the building.
With different angles and lighting effect, the panels appear to be in different colours, creating the illusion
of a vertically colourful sea with its corals.
Upon receiving the award from the International Property Awards president Stuart Shield at the gala
dinner in Shangri-La Hotel Kuala Lumpur, Ivory chief operating officer Goh Chin Heng said the award has
since added to the winning streak of Ivory.
“It is definitely a proud recognition for Ivory to be awarded with such honour and it is also a boost for us to
perform better,” said Goh.
The award is part of the International Property Awards established 19 years ago, covering residential as

FIFTY less privileged children from Ruyi Home Penang, Children’s
Protection Centre and Seri Cahaya Orphanage celebrated the joy of
Christmas by having fun experiencing the Escape Park ‘adventure play’ in
Penang Times Square, albeit in a mini version. Organised by Ivorycares
and Penang Times Square with Sim Leisure Group as the co-organiser, the
children engaged themselves on a giant indoor version of Penang Escape
famous Gecko Tower, mini version of Flying Fox and Monkey Business
which comprises three off-ground obstacles course and a Zoom Bug track.
THIS Christmas Eve, volunteers from Ivorycares made an effort as a
remembrance of the elders who have contributed to our wellbeing and
especially our very own existence in this world. The group took time-off
from their hefty year end schedule to promote welfare to the neglected
and encourage the society to share the joy of Christmas. Embracing the
Christmas spirit, 22 Voice of Penang contestants performed their best at
Chin Ho Plaza, Penang Time Square in the revival match, trying to confirm a
spot in the semi-final round while garnering support from the public.
EXTENDING care to our furry friends, a team of volunteers from Ivorycares
helped to build shelters for the strays. The team of animal lovers from Ivory
Properties Group Berhad construction department took 10 days to build 10
kennels for the strays at the Save Our Strays (SOS) Alliance Group newly set
up centre in Tanjung Bungah.
IN honour of International Women’s Day, Ivorycares went on selling roses
to fellow Ivorians as a means to raise fund for the group’s future activities.
Generous Ivorians took the opportunity to show their appreciation not only
to their female family members but also their relatives and colleagues. Others
even dedicated the roses to their male counterparts as a friendly gesture.
They also helped to paint and fix locks to the gates. The centre had recently
moved to the new location from Air Itam Lane to accommodate more
strays.
Roses sold came in various colors such as red, pink, yellow, orange and
champagne. As a result, colorful roses filled the desks of our fellow colleagues
and wide smiles were spotted on the faces of our coworkers.
The children were later treated to a scrumptious lunch with Santa Claus.
Laughter and giggles filled the food outlet within the mall when the children
had a delightful moment sharing their ‘have been good’ stories with Santa.
Each of them went back with a goody bag from Santa. Also present during
the event were Ivory Properties Group Berhad executive director Datuk Ooi
Chin Loo and Penang Times Square general manager C C Yeap.
Some 60 senior citizens and children from various charity homes were
invited to join in the fun. Participating old folk’s homes were Silver Jubilee
Home for the Aged and Penang Home for the Infirm and Aged while the
orphanage invited was The Ramakrishna Ashrama.

THOUSANDS thronged the main streets of Penang as devotees of
Lord Muruga congregate along the route following the annual chariot
procession. One major participant of the thaneer panthal was the booth
of Ivorycares, a charitable arm of Ivory Properties, in front of Penang
Times Square. Ivory Properties Group Berhad employees took a break
from their work to extend their service offering some 2000 packs for
vegetarian food and drinks to the devoteees in front of the booth.
BRINGING love one step further, Ivorycares held a month-long ‘Lock your
love for a good cause.’ campaign in conjunction with the Chinese lunar and
western calendars’ Valentine’s Day that fell on the same day. In collaboration
with Penang Times Square, the campaign which started from Jan 28 to Feb
28 was held as a fundraising effort for the group’s future charity events.
Complemented by a lion dance troupe followed by peacock dance, the
chariot inched its way along smashed coconut covered Jalan Datuk Keramat
during the Thaipussam eve parade. Among those who participated in
smashing of 1,601 coconuts alongside the staff members and tourists were
Komtar assemblyman Teh Lai Heng, Ivory Properties Group Berhad chief
executive officer Datuk Low Eng Hock, chairman and independent nonexecutive director Dr. Asairinachan Kunjamboo, chief operating officer Goh
Chin Heng and Ivory Associates Sdn. Bhd. director Ron Loh.
Couples, parents, children, and even besties came to lock their precious
relationship on the giant heart-shaped fixture at the Penang Times Square
water fountain. Shoppers who participated in the campaign also stood a

The planes were later tied together with a string and hung at every nook
and corner of Penang Times Square. Hundreds of heartfelt messages were
written on the various types of multi-coloured paper planes. Shoppers not
only prayed for the safe return of the 239 passengers on board, they also
penned down their motivation wishes for the affected family members to
stay strong and be positive.

Blood Donation Campaign with Cosplayers
A group of cosplay enthusiasts, clad in their fictional character costumes,
killed two birds with one stone when they participated in the blood donation
campaign that was held in line with their Cosplay Invasion 3 party.Jointly
organised by Ivorycares, Penang Times Square and Eng Tek Group in
conjunction with the latter’s 40th anniversary celebration, the “ A drop of
blood forms an ocean of love” blood donation campaign saw a total of 205
donors contributing their part to replenish the Penang Hospital blood bank.
The first 100 qualified donors received a self-portrait mug while the first 200
received an RM35 worth of goodie bag each. There was also free basic health
check-up at the 1Malaysia Clinic offered by the North-East District Health
Office besides a health gallery set up to promote healthy living. Penang
Hospital staff members were also present to encourage shoppers to register
themselves as organ donors.
