Walt Whitman Shops Huntington Station, New York • After the permit application is signed/notarized by the Walt Whitman Shops Management office the package must be picked up by the Tenant/Tenant’s agent and delivered to the Building Department for permitting. • The Landlord/Walt Whitman Shops Management Office are NOT responsible for the Tenants permitting. Tenant/Tenant Agents are required to contact the Walt Whitman Shops Management Office prior to sending the permit package to coordinate the permit application signature/notarizing. • Worker’s Comp Insurance must be on file with the Town for permit to be released. • The permitting for this jurisdiction is many faceted and detail driven. Tenants shall contract directly with Bohler Engineering for Permit Expediting services. Bohler Engineering is the recognized permit expeditor for the Walt Whitman Shops. The sprinkler permitting process shall begin simultaneously with permit application. Fire sprinkler permitting typically runs 6-8 weeks. Life Safety is strictly enforced by the Fire Marshal. Certificate of Occupancy: • The Walt Whitman Shops Management Office is responsible for maintaining all Tenant certificates of occupancy for all Tenant spaces in Walt Whitman Shops. • Contact the Mall Management Office for additional information. • When a new Tenant takes over an existing space with no structural changes the current CO will remain unchanged until such structural changes take place. UNION AFFLIATED GUIDELINES • Union labor registered with the Nassau Suffolk Building Trades shall be used. • In an effort to establish acceptable and unified construction and quality and productivity standards, the Landlord strongly recommends that all union trades, traditionally and customarily performing construction crafts be engaged to promote project wide continuity. • This shall not serve as a limitation to a Tenant’s right to employ the most qualified low bidder for a construction contract. However, Tenant shall take all necessary action to avoid labor disputes and difficulties on the project and shall do all things to Walt Whitman Shops Huntington Station, New York avoid work stoppage or delay on account thereof, regardless of whether the impact is to the Tenant, Landlord or other Tenants. In an event of work stoppage, Tenant will cooperate with Landlord to remove the source of the work stoppage at Landlord’s sole discretion so that the project shall be completed on schedule in a cost efficient manner as initially contemplated. • Landlord reserves the right to halt Tenant construction should work disputes result in picketing or other disruption to the business of the shopping center. In the event such a shut down is necessary, work will be permitted to begin after work dispute has been resolved. Walt Whitman Shops Huntington Station, New York
