Envelope Summary:
The exterior walls consist of textured concrete block and pre-finished metal siding. The windows are aluminum. The main entrance doors are aluminum and the remaining exterior doors are painted metal.

The exterior building envelope is in acceptable condition.
Interior Summary:
Floors in the corridors and common area are linoleum. The Administration areas and library have carpet. Some classrooms in the 1993 building have carpet but the school board has an ongoing program to replace all carpet in classrooms. The classrooms in the 1998 addition have linoleum.
Ceilings in in general throughout the school are exposed painted metal trusses and decking. Administration/staff area and classrooms on the Main Floor have suspended acoustic tile. The washrooms/changerooms have painted drywall ceilings.
Walls in the corridor are lined with lockers and painted concrete block. Classrooms wall are a mixture of painted concrete block and drywall. Washroom walls are a combination of ceramic tile and painted concrete block.
All interior finishes in the building are in acceptable condition.
Mechanical Summary:
School consists of original 1993 section and 1998 addition. Building is heated via perimeter radiation. Entrances heated via fan coil units. Total of six systems with glycol heating coil ventilate the school. One direct fired make up air unit provides make up air for kitchen range hood. Plumbing fixtures are flush valve water closets, flush valve urinals, stainless steel lavatories, stainless steel counter sinks. Fire protection consists of wet sprinkler system and fire extinguishers.
Items which should be addressed are humidification, server room air conditioning, computer room air conditioning.
Mechanical systems and components are in good condition.
Electrical Summary:
The school has been provided with an 800A, 347/600V, 3 phase, 4 wire service obtained from an on-site pad mounted transformer. A main distribution centre has been provided in the electrical room, with branch circuit breaker panels located throughout the school. Dry type step down transformers have been provided. Interior lighting is provided by fluorescent fixtures which are primarily with T8 lamps and electronic ballasts. In the gym, high bay suspended fixtures have been provided with T5 lamps.

A CCTV system consisting of Model 420 2.5-9.5mm colour cameras, monitor and and DVR recording system on APC UPS backup has been provided. A digital recording system (IGB) has been provided. Remote access of the system is possible. Wiring to cameras is unshielded telephone twisted two pair, which is insufficient for the cameras communication needs.

Although new hardware has been purchased for the surveillance system, the existing twisted pair telephone wires were re-used to provide power and communications to the cameras. These cables do not have adequate ampacity for power loads and also result in considerable signal noise from the lack of bandwidth provided by the wiring.
