Failure to report statuschangesto the Firm by seller will result in a fine to the Firm by the MLS. Seller agreesto assunreall
responsibility for fines resulting from the Sellersdelay in reporting Statuschanges.Chargeswill be billed to Seller directlr. Your
listing will be withdrawn for MLS for failure to promptly report statuschanges,no exceptions.
Seller agreesto assistFirm as necessaryto comply with all MLS rules and regulations.Seller agreesto cooperateu ith the Firm in the
showing, marketing and saleof the property including but not lim ited to: ( 1) providing a Residential Proper4 Disclosure Statemenl
and if the property was built prior to 1978 a Disclosure of Information on Lead BasedPqint and lead basedPuint Hu:urds: (2)
providing an Owners Association Disclosureand Addendum, ifapplicable; (3) making the propefty available for sho$ ings at
reasonabletimes and upon reasonablenotice; (4) Seller acknowledgesthat the Firms primary obligation under this agreementis to list
information about the property on the MLS. Firm (Broker) shall rely on information fumished by the Seller when offering the Propedy
through the MLS. Seller representsand warrantsthat all information provided on the MLS EZ Listing Input Data Sheetand that all
other information provided by Seller is true and corect to the best ofthe Seller knowledgeand beliel Seller acknowledgesreceipt of
the ResidentialSquareFootoge GuidelinesBrochure and has provided the property heatedsquarefeet in accordancewith those
guidelines.
Firm's Responsibilities. The Firm (Broker)herebyagreethe Fixed Flat Feeshallbe usedexclusivelytbr thoseLimited Services
outlined on the attachedFIqt Fee ServiceAgreementand is eamedwhen the property listing is enteredinto the Multiple Listinr Service
(MLS). The Firm, United Brokers ltd, or Broker makesno representationor guaranteeas to the sale ofthe propertl. ln accordancewith
the REALTORS@Codeof Ethics,the Firm, shallwith Seller'sapproval,disclosein response
