NO DAYS VACANT—NO LOST RENT
PROPERTY MANAGEMENT ANYBODY CAN DO
Did your house not sell and now you’ve got to rent it out? Are you an “accidental landlord”? Tired of
property managers ripping you off? Most people hate the idea of total strangers living in your houses that
don’t pay on time, call you at 2 am and trash out your property. It doesn’t have to be like this. How would
you like your residents to:
• Pay the rent before it’s due?
• Maintain or even improve your property’s value?
• Get along with the neighbors?
• Stay a long time?
Land lording is an invaluable skill because tenants will make you rich. They will pay off your loans for you,
protect your property and provide you with a constant and never-ending stream of checks that show up
in your mailbox every month. Having a portfolio of rented out houses is the best investment ever—better
than annuities, better than stocks, better than gold. In this informative and practical class, attendees will:
• Become skilled at training your tenants to work FOR you
• Learn how to find the neighborhoods where properties rent quickly and easily
• Be surprised at the “no hassle” way of managing properties
• Learn how to find and screen great tenants you can trust
• Uncover simple ways to increase cash flow
• Discover how your residents will do the land lording work for you
• See how to identify the most profitable properties
• Be warned about which home improvements to avoid
• Realize why landlord-tenant laws are so vital
• Utilize powerful, ready-to-use land lording forms
• How to advertise and market your properties at little or no cost
• Turn up little-known tax breaks available to full time or part time landlords
This seminar will show first time and experienced investors how to safely and easily rent out houses with
minimal time and effort.

LIFE SKILLS
THE HANDLING PEOPLE SERIES
Handling people and emotions might be the single most useful skill a person can possess. Unless
you intend to withdraw from the human race, you will be dealing with people and their stuff your
whole life. Likewise emotions will always impact you. This series of classes offers you the opportunity
to strengthen your skills at handling people and making sense out of emotions. The classes in this
series can be taken singly or as a group. They are meant to reinforce but not duplicate each other.
Dr. Arlen Ring is a Psychologist who has been practicing for 35 years. He has been presenting

ANGER—YOURS
AND OTHER PEOPLES
How well you handle anger will have a major
impact on how well things go for you in life.
Suppress it and it damages your health and
disturbs your peace of mind. Explode and
you hurt people and undermine relationships. Other people’s anger is also a
challenge to handle. Learn the nuts and bolts
of this key emotion so you can make it work
for you instead of becoming a problem.
Personal relationships will be covered as well
as work situations. A variety of anger related
tools will be demonstrated, not just
discussed.

Coming up against other people is an unavoidable
part of life. Our lives are full of ordinary little
encounters like asking the boss for a raise, being
criticized by a significant other, needing to say no to a
request, trying to get into a lane in traffic, apologizing
for hurting someone or riding herd on subordinates at
work. These experiences put pressure on us and we
often don’t use our very best smarts or achieve the
best results. Sometimes we are left with lingering bad
feelings. If you have trouble holding your ground,
people will walk on you. If you over-react, you will
create bad scenes and be exposed to backlash.
Perhaps you get into recurrent patterns with people
where you keep on doing the same ineffective thing.
Poor handling of other people will just bring you
hassle and bruised feelings. Skillful handling of
everyday conflicts will get you more respect and
cooperation and will leave you feeling better about
yourself. This class will teach you more about dealing
with fear, anger, defensiveness, ego, abuse, games,
intimidation, misunderstanding and whatever else
creates friction in your relations with people. Even if
you already have a high level of skill dealing with
people, you can still learn more.

INCONVIENT EMOTIONS —Yours & Other Peoples
Here is something you can use everyday. Do you get frustrated or thorn at time by people’s emotional
reactions? Can your own feelings trip you up? Do you sometimes wish that everyone in your life
would be more objective and logical? We live in a world of people and are constantly activated by
feelings. Interpersonal interactions have a significant but often invisible emotional component that we
need to navigate, yet skill in handling emotions is seldom taught in a school setting. Skill at handling
the emotions that underlie human behavior will greatly empower you in your career and personal
relationships. In this class, we will discuss the nuts and bolts of people’s emotional workings. We will
be looking to increase your ability to predict and deal with your own and other people’s reactions.
Some of the subjects to be covered are ego, defensiveness, games people play, control, proving,
abandonment, fear, intimacy, hope and disappointment, susceptibility to shame and guilt, acting out,
trust, respect, dignity, being triggered and peace of mind. We will spend three hours discussing real
life stuff going on inside and around us all the time.

The LAPC Theatre 2015-16 Season!!
An entire Season on stage in the Performing Arts Center!
FOR
WAITING
GODOT
by SAMUEL BECKETT
Mar. 25-Apr. 3, 2016
Samuel Beckett’s classic tragicomidy centers on two wanderers who wait by a lonely tree, to meet with Mr. Godot,
who they hope will change their lives for the better. Instead,
another couple of eccentric travelers arrive, one man on
the end of the other’s rope. The results are both funny and
dangerous in what many call “the most significant English
language play of the 20th century.”
Could this be Sherlock Holmes’ final case? Could the logical
detective who has survived poison, pistols, and other predicaments actually be laid low by his love for a woman? The
villainous Professor Moriarty thinks so. And, despite the best
efforts of Holmes and Dr. Watson, Moriarty may just be right.
“the game is afoot, Watson—and it is a dangerous one!”
