Dumbwaiter & Chairlifts DUMBWAITERS GENERAL These Specifications are intended to provide full maintenance (except as otherwise indicated) service contracts for the dumbwaiters listed. SCOPE The work required of the Contractor consists of the provision of all labor, materials, equipment, and incidentals as required to maintain the following dumbwaiters and their associated systems and equipment in proper operating condition and their hoistways and equipment rooms in a clean and well ordered condition. Dumbwaiter serial no. 12617 and serial no. 20631 proposal shall be of the 90-day oil grease type whereas the proposals for all other dumbwaiters shall be of the full maintenance type. The Contractor shall state in his proposal the average number of preventive maintenance hours to be expended each visit to fulfill this Specification. These hours shall be exclusive of call back service and repair. INSPECTIONS, ADJUSTMENTS, REPAIRS, AND REPLACEMENTS The Contractor shall inspect each dumbwaiter system at least once each month (exception: elevator s/n 12617 and 20631 shall be inspected at least once every 90 days). The Contractor shall adjust, repair, or replace the following components (except elevator s/n 12617 and 20631) as conditions warrant: Machine, worm, gear, thrust bearing, drive sheave, drive sheave shaft bearings, brake pulley, brake coil, brake contact, lining, and component parts. Controller, all relays, resisters, transformers, contacts, leads, overloads, dashpots, timing devices, and mechanical and electrical driving equipment, including all hoistway switches. Motor windings, rotating elements, commutators, brushes, brush holders, and bearings. Bearings, shafts, car and counterweight guide rails, car and counterweight buffers, top and bottom limit switches, car and counterweight guide shoes including rollers and gibs, counterweights, counterweight frames, car frame, and machine beams. Corridor operating stations, signal bulbs, and platform. Periodically equalize the tension in all hoistway wire ropes to maintain an adequate factor of safety. Also included are all conductor cables, hoistway and machine room dumbwaiter wiring. The Contractor shall conduct bi-annual evaluations of equipment performance, including car speed, door operations, riding quality, car leveling, floor to floor time and systems operation including traffic handling and response time. Following such evaluations, the Contractor shall perform adjustments required to maintain the manufacturer’s operating performance standards. Bi-annual performance evaluation reports shall be submitted to the Owner as part of this agreement. In addition, the Contractor shall make arrangements to meet with the Owner at least once every six (6) months to review operation and performance. The Contractor shall annually submit a written report on the overall condition of the dumbwaiter systems and outline to the Owner any potential problems or repairs, and list any improvements that would bring the systems to current state of technology or any new code requirements for new installations. TESTS The Contractor shall include in his proposal all costs for pressure relief tests required by the State of Michigan Elevator Code. LUBRICATION The Contractor shall lubricate all system components as necessary to ensure quiet and smooth operation and minimize wear. Guide rails shall be lubricated except where roller or nylon guides are used. Lubricants shall be of type and formula appropriate for the service and shall be provided by the Contractor. EXCLUSIONS The Contractor shall not be required to make repairs or renewals necessitated because of negligence or misuse of the machinery, equipment, or car due to any other cause beyond his control except ordinary wear. The Contractor shall not be required to make safety tests other than those required by codes in force on the date of the proposal or to install new attachments or devices on the equipment as directed or recommended by insurance companies or by governmental authorities, or make any replacement with parts of a design not compatible with the dumbwaiter system. The Contractor shall not be required to refinish, replace, or repair: IV. elevator car enclosures car door panels hoistway enclosures WHEELCHAIR LIFTS GENERAL These Specifications are intended to provide inspection, oil-grease service contracts for the wheelchair lifts listed. SCOPE The work required of the Contractor consists of the provision of all labor, equipment, and incidentals as required to inspect, oil, and grease the following wheelchair lifts and their associated systems and equipment: Location Bldg 22 East – “L” Building Bldg 10 East – Law Enforcement Complex Serial # Capacity (Lbs.) 22895 21131 350 450 Type Passenger Passenger The proposal submitted by the Contractor shall display the 90-day charge for each of the wheelchair lifts listed and the average number of hours which will be expended each visit to maintain each wheelchair lift. These hours shall be exclusive of call back service and repairs. If overtime emergency adjustment call back service should be required, Contractor shall invoice for bonus time hours only. Following such evaluations, the Contractor shall perform adjustments required to maintain the manufacturer’s operating performance standards. The Contractor shall lubricate the acme screw, guide rollers, top and bottom bearings, and limit switches. Lubricants shall be of type and formula appropriate for the service and shall be provided by the Contractor. SUPPLIES AND HOUSEKEEPING The Contractor shall provide all the necessary lubricants that are especially compounded to elevator industry specifications, cleaning compounds, cleaning tools, and cleaning and wiping materials. The Contractor shall maintain the machinery and equipment areas in a clean and orderly condition. All dirt, debris, scrap parts, oil spills, etc., shall be removed.
