For
Perkins 100 KVA and 45 KVA GENERATOR MAINTENANCE

1.0
INTRODUCTION
1.1
This standard Scope of Work shall be applied to all Generator equipment installed in Company
buildings. This Scope of Work shall be utilized by Company and by every maintenance service
provider (herein called “Supplier”) to perform and/or assist in the performance of Generator
equipment maintenance for facilities.
1.2
This Scope of Work outlines the methods, procedures and technical specifications to be used to
perform maintenance of Generator systems at all Company facilities. Specifically included are
work descriptions associated with demand maintenance, preventative maintenance, and
equipment data requirements.
1.3
Any questions concerning how to comply with the specifications set forth in this Scope of Work
should be addressed to the Operations Team.
2.0
GENERAL CONDITIONS
2.1
The principle objective of Generator systems is to provide a backup source of power in the
event of a commercial power failure. Therefore Generator systems play a critical role in the
day-to-day operations of Company buildings. All listed sites are considered important to
support Company. Certain sites, however, are considered highly critical sites as they support
large and vital areas of Company. These highly critical sites cannot be serviced by less than the
top trained and experienced personnel because these sites cannot be down for any length of
time.
2.2
Supplier will provide preventative maintenance (“PM”) and load bank testing on fully
functional, operating stand-by and portable Generator systems in accordance with this Scope of
Work.
2.3
Supplier will provide emergency or demand maintenance/repair services on Generator systems
as requested.
2.4
Supplier will invoice for PM and emergency or demand maintenance services per the invoicing
instructions in Appendix A.
2.5
Materials and parts used in the performance of the work required herein shall be new and by the
same manufacturer as the equipment serviced or as approved by the Operations Team. Any
substitutions must comply with original equipment manufacturer’s specifications.
2.6
Supplier will maintain the same standards or quality in workmanship as practiced by the
original equipment manufacturer.
2.7
Supplier will provide warranty verification and management for any Generator equipment under
manufacturer's warranty. The Supplier must coordinate all repairs to equipment under warranty
with the warranty grantor for replacement parts or reimbursement.
3.0
SUPPLIER’S QUALIFICATIONS/QUALIFIED SERVICE TECHNICIANS
5.1
Qualified and trained Generator service technicians shall perform equipment servicing. Those
technicians shall be certified at the manufacturer’s highest level and have a minimum of 2 years
experience servicing similar equipment. The certified technician shall perform all PM testing

and inspections. Use of apprentice level PM technicians shall be acceptable only when a
certified technician is present to provide direct on-site supervision.
A qualified service representative of the Supplier will conduct on site training with Company
personnel as requested and coordinated with the Procurement/Logistic Manager (P/LM) at no
additional cost to Company. The Supplier shall provide a one-hour training session regarding
routine maintenance and operation of the equipment.
SUPPLIER’S RESPONSIBILITES – GENERAL
The responsibilities set forth in this section apply to all preventative, demand and emergency
maintenance services:
6.1
Supplier will provide all labor, material (miscellaneous grease, oil, anti-freeze, filters and all
miscellaneous supplies necessary), equipment, tools, testing apparatus and transportation
necessary in order to maintain the Generator system in good operating condition.
6.2
Supplier shall be required to maintain a professionally staffed single point-of-contact answering
service to handle regular and emergency service calls. These answering services must be
staffed 24 hours per day, 365 days per year.
6.3
Supplier shall be required to respond by telephone within 15 minutes and to have qualified
personnel at the site requiring service within two (2) hours of notification for emergency service
or as in accordance with, Demand or Emergency Service.
6.4
Supplier agrees that time is of the essence in all emergencies and shall be accessible and
respond at all times to the requirements of the emergency work with a sense of urgency.
6.5
Supplier will maintain Generator systems such that Company's equipment is not damaged or
taken out of service due to load transfers, brown-outs, AC line disturbances or surges and sags
while performing work on the system.
6.6
Supplier will provide static-free dust protection for all equipment areas during any work that
may generate dust. All methods of equipment protection are subject to approval by Company's
OM.
6.7
Supplier will take extreme caution while working on Generator units in areas containing halon
systems, sprinkler systems or any fire protection systems. The Supplier shall be responsible for
all related costs associated with a halon, sprinkler or fire protection system discharge due to
Supplier's work.
6.8
Supplier will repair or replace the failed component or equipment immediately if the failure
could result in a loss of stand-by power to the Company telecommunications equipment. All
repairs must be approved by the Operations Team.
6.9
If the Generator system cannot be repaired the same day, the Supplier will coordinate with the
OM before making arrangements to provide a rental generator.
6.10
Supplier will maintain cleanliness of all equipment and surrounding premises and will clean up
the site upon completion of work. Supplier will remove all used parts and debris before leaving
the facility and will leave the site in the same or cleaner condition than found prior to inspection
or maintenance activities.
6.11
Supplier Safety Requirements
6.14.1 Supplier will require that their service personnel wear ear and eye protection when
operating portable and fixed generators at Company sites.
6.14.2 Whenever there are maintenance/repairs to be made on automatic-start type standby
generators, the automatic starting apparatus must be blocked from operating or disabled
by a method specified by the manufacturer.
6.12
Documentation and Reporting
6.15.1 Supplier will maintain at Supplier’s headquarters complete records of all work
performed including site name, description of work, dates work was performed and all
service reports for a period of three (3) years after the contract expiration date.

Equipment to be Serviced - The Generator system and all components listed in Appendix E,
Site Location and Equipment List, shall be serviced by the Supplier as specified herein and in
Appendix C, Work Statement Service Report. This includes inspection and service of the
standby generator, transfer switchgear and all related power, control and alarm system
components as follows:
a. Engine
b. Generator
c. Transfer Switch
d. Start Batteries/Battery Chargers
e. Start Battery Charger
f. Fuel Storage System
Note: The maintenance shall be done in 200-250hur or based on the P/LM call.
