8 CITY REGIONS

Definition

8.1 This section maps the combined retail catchment areas for three sets of local authority regions:

Middlesbrough and Stockton-on-Tees

Newcastle and Gateshead

Tyne & Wear (Newcastle, Gateshead, S Tyneside, N Tyneside,

Sunderland)

8.2 The maps show the relative combined penetration and catchment area of the towns listed. This can show some surprising results. For example, the most densely populated parts of the catchment generate the core 50 per cent band; in some cases, this is smaller than the reach of the local authorities themselves.

8.3 In the Middlesbrough/Stockton catchments, we see a combined catchment similar to that for Middlesbrough, with slightly stronger penetration to the west.

The rapid drop off in penetration to the east and west is a factor of the averaging of the two catchments: an area belonging to Middlesbrough’s 90 per cent catchment does not necessarily belong to the 90 per cent

Middlesbrough/Stockton catchment, although it clearly still has some penetration.

Stockton itself is outside the core catchment of the combined town centres, due to its higher level of leakage to other centres.

8.4 The Newcastle/Gateshead town centre catchment shows an even spread of penetration across the region, although the dominance of Newcastle keeps the shopper bias north of the city. The retail park equivalent has weaker penetration around areas such as Cramlington, where strong local parks provide competition for destination parks such as Metro Retail Park and Team Valley.

8.5 The Tyne & Wear catchments look somewhat shrunken compared to individual catchments within this study. Extensive catchment areas such as Metro Retail

Park are effectively averaged with the smaller catchments of strong local parks and centres.
