SHUTTERS
As you are aware property management companies were badly prepared last year as
the Hurricane season hit Florida and some are still counting the cost. We are
determined to do everything in our power this year to prevent this situation affecting
the owners of properties managed by our company and it is for this reason that we
are writing to you.
We have looked at the type of shutters that could be provided and as we examined
the options have come to the conclusion, based on experiences last year that tenants
generally do not care enough about the properties that they are renting.
Consequently to try to get them to put up shutters this season it was necessary to
come up with a solution that was easy for them and also cost effective for our
owners, in order to protect our owners homes from the main cause of storm damage
which is water penetration.
We examined various types of shutters and looked at quotations. Metal shutters are
being installed in Central Florida but we have found that they do NOT work for all
types of windows and Plywood still has to be attached to certain vulnerable areas of
the home. At an average price of $4,500 plus tax for a 4 bed two bath home we felt
this was also prohibitive. We will pursue this option if required.
We have come to the personal conclusion that done correctly using plywood to board
up windows and doors is the most cost effective route to follow. We have engaged a
local builder who is prepared to work on behalf of our owners to prepare plywood
shutters that can be re-used annually and instruct tenants how to apply them in the
event of a serious storm. The cost for this service will be an average of $1495 for a 4
bed 2 bath single story home including materials, labour, state tax and an
administration fee by HRD for supervising the work. If you would like your home
storm prepared please fill in the enclosed form and fax it back to us for our
immediate attention.
PLEASE note this will be done on a first come first served basis and HRD makes
absolutely no guarantee of a completion date and that the work will be completed in
time for imminent storms. We can only promise to do our best.
