ROLE PROFILE : Leasehold & Market Rent

Leader
JOB PURPOSE: To contribute towards the effective management of service delivery to the Group’s shared ownership, leasehold Market Rent and
intermediate market rent customers. Ensuring the highest possible standards of service are delivered in accordance with lease obligations, leasehold
legislation, tenancy agreements and sector best practise.
KEY RESPONSIBILITIES
1.
Perform a range of day to day activities to manage a
portfolio of shared ownership, leasehold, market and
intermediate market rent properties across a wide
geographical area.
Including scheme / property
inspections, respond to lease, tenancy and property
management issues and rent / service charge
queries.
2. To interview and assess the eligibility of potential
purchasers for low cost home ownership schemes e.g
shared ownership, LSE e.t.c
3. To assess the eligibility of potential customers for
available properties ensuring all allocations are made
in accordance with the scheme criteria e,g Section
106 requirements.
4. In conjunction with the Group’s Property Team coordinate the allocation and void property processes
for intermediate and market rent properties in order to
achieve operational targets.
5. Respond to and take appropriate action in cases of
breaches of leases and tenancy agreements
(including low level ASB) and work closely with
residents, leaseholders and colleagues in Your
Response and Communities in resolution of such

6. To work closely with leaseholders and colleagues
across the Group to ensure all leasehold schemes
and market and intermediate market rent schemes
are maintained in accordance with our contractual
obligations.
7. To ensure compliance on leasehold and market &
intermediate market rent schemes with relevant
statutory legislation, regulatory requirements and
contractual obligations, ensuring any risk to the Group
is managed effectively.
8. Manage home ownership and intermediate market
rent properties in mixed tenure estates effectively with
colleagues in the Community Teams so that all
customers’ requirements are considered.
9. Build and maintain positive and productive
relationships with partners through which we deliver
and receive services to ensure they meet the needs of
leaseholders contracts, the law and are good value for
money e.g. 3rd Party Managing Agents, Estate Agents,
Solicitors e.t.c.
10. In accordance with the Group’s approach to
continuous improvement, implement actions as
required to improve service delivery for leaseholders
and market and intermediate market rent customers.

KNOWLEDGE/ SKILLS/ EXPERIENCE
Experience of performing day to day property, tenancy and lease management activities to a portfolio of shared ownership, leasehold and market rent
properties
Experience of maintaining positive working relationships with internal / external stakeholders.
Knowledge of leasehold legislation in particular Landlord and Tenant Acts 1985 / 1987 and Commonhold and Leasehold Reform Act 2002.
Knowledge of the private rental sector and tenancy deposit legislation
Understanding of leasehold scheme budgets, accounting and billing arrangements
Ability to interpret complex information e.g. leases and transfer agreements
Excellent customer service skills.

ADDITIONAL ROLE INFORMATION:
Context/Environment:
Your Housing Group owns / manages a portfolio of circa 2000 Shared Ownership and Leasehold properties and 250 market and intermediate market
rent properties which are geographically widespread and are subject to legal agreements. Due to the terms of these agreements it is important the
Group delivers / manages effective products and services to ensure contractual and statutory compliance.
The post of Leasehold Officer is required to work as part of the Leasehold and Market Rent Team performing day to day management activities to the
Group’s Shared Ownership and Leasehold Portfolio.
Working Relationships:
Collective responsibility of working with colleagues in Communities, Your Response, Property and Resources to ensure products and services meet
contractual / legal requirements, financial budgets, service charges and adhere to KPI’s.
To maintain positive working relationships with external stakeholders such as managing agents, solicitors, estate agents e.t.c
