Using Project HouseCall – Rental Tips & Guidelines
1. PHC is not inclusive of all rentals available in Fairfield County – other resources are available with rental listings (Eagle Gazette,
Advertiser, Town Crier and local papers or newsletters for Fairfield County villages). Page 11 of PHC also lists internet resources which
are especially helpful for finding rentals in the Pickerington, Reynoldsburg, & Canal Winchester areas.
2. Make a list of needs before calling landlords – take good notes when speaking to the landlord.
3. All phone numbers without a prefix are 740 area code.
4. Use the entry date on PHC to identify the most recent listings.
5. Blank spaces indicate the information was not available – call landlords to confirm ALL information.
6. Under the utilities column, the words “water pd” usually means the water, trash and sewage is paid too – ASK to verify.
7. If a unit is not available ask the landlord if he/she has other listings available.
8. In anticipation of voice mail, write a short message that can be read. This will help avoid voice-mail panic and ensure no details are
forgotten.
9. If a landlord is not available at certain times of the day, try calling at alternate times. If there is a rental that is a 1st choice, keep calling
– many landlords admit they don’t return phone messages.
10. Do not be late for appointments with landlords. Do Not miss appointments with landlords.
11. Tenants should know what financial resources they have available for 1st month rent and deposit before they make an appointment to
see an apartment.
12. Some landlords will discuss payments for the deposit…if they accept this arrangement – DON’T BE LATE WITH PAYMENTS!
13. Another option for the rental deposit is offering to work it off by cleaning or painting the apartment or offering to do yard work or other
small repairs. The landlord should provide materials and offer this arrangement in writing for the tenant. This type of work should be
completed before moving in.
