Planning & Zoning meetings are held twice a month, on the 1st and 3rd Tuesday of every month, beginning at 7:30 pm. Approval from ‘Homeowners Association’ is necessary, if applicable. Should approval of plans be denied, revised plans must be resubmitted (still allowing an additional 2 weeks for review). ** In order for the plans to be reviewed at the Planning & Zoning meeting, a representative MUST be present. ** When submitting plans for a new dwelling, the following is required: Three (3) sets of drawings. (The drawings must be prepared by a Registered Architect and include the Seal, Date, Phone Number, Fax Number & Address.) Five (5) sets of Plot Plans/Topos. (These plans must be stamped by a Registered Surveyor) Fee: $750.00 deposit Application ‘Check List’ Completed and Signed Energy Code Photos showing existing house and adjacent homes on either side of property Tree Plan (Red-to be moved, Blue-to be retained, Yellow-questionable) Cuyahoga County Board of Health’s approval on Septic Tank (if applicable) Inspections: A call must be made 2 days in advance to arrange for the following inspections: footer, foundation, frame, electrical, plumbing, HVAC, and Finals. Inspections are performed Tuesday, Wednesday and Thursday afternoons only. An ‘AS-BUILT’ drawing is required upon completion of the foundation prepared by a surveyor or engineer. Footers and construction have to be in conformance with the building plan elevations and locations as approved by the P&Z/ABR. All Contractors must be registered with Orange Village. General Contractors must submit the names and phone numbers of their subcontractors before they obtain the Permit. Contractor Registration forms are available at Village Hall, or online at: www.orangevillage.com. A. SITE PLAN (1”=20’) Stamped by a Registered Surveyor Plans must include: Permanent Parcel Number, Sub Lot number, name and address. Property lines, dimensions and bearings, monuments, RW, benchmark and North arrow. Location of the structure within the Sub Lot. Location of all setback lines, front side and rear distances from the structure to the property lines. Location of walkways, driveways, steps, terraces, decks, fences, retaining walls, patios and their relationship to property lines. All house elevations at finished grade, including 1st and 2nd floor, garage floor and bottom of footing elevations. Provided finished grade and location of structure on adjacent properties. Existing and proposed grades on entire lot. Grading and drainage plan, including all necessary existing and proposed catch basins and drainage pipes. Location of sewer connections and depth the connection point. Location of water connections, hydrants and manholes. Tree survey showing all trees 6” or more in diameter. Show location of existing trees to remain, trees to be removed and any questionable trees. Red – To be removed Blue – To be retained Yellow – Questionable B. FOUNDATION PLAN (1/4”=1’) Plans must include: Basement plan footings, floor construction, wall, windows, posts, stairs, crawl spaces, chimneys, cleanouts, flues, thimbles, floor drains, furnace and hot water heater locations, structural framing system of floor above, include north point key plan. C. FIRST AND SECOND FLOOR PLANS AND LOFT PLANS (1/4”=1’) Plans must include: North point, room names, structural framing system, joists, windows, doors, stairs, plumbing fixtures, kitchen layout, beams, flitch plates, headers, dimensions and room sizes, mechanical exhaust in bathrooms and one-hour rated fire door and firewall in garage. 3 D. EXTERIOR ELEVATIONS (1/4”=1’) Plans must include: Floor lines, floor to floor heights of all windows, position of all doors, roof slope and overhangs, roof materials, vents, show all gutters and downspouts, proposed grade, steps, all doors and basement windows, overhang and posts. No masonry return at corners less than 8”. Chimneys on exterior walls to be 32” wide. All materials to be noted. E. BUILDING CROSS SECTION (1/4”=1’) Plans must include: Foundations, floors, walls, roof, structures, cantilevers, 2nd floor stairs, balconies and lofts, show grades outside indicating finished ground grades. F. WALL SECTIONS (Min. 3/4”=1’) Foundation to Roof Plans must include: Details of construction: Foundation, wall details, floor and roof material, insulation, exposed brick below first floor, proposed grade, drains, all items to be labeled. Include gravel backfill, floor to floor heights, overhang at eaves and ventilation of attic space, gutters, floor construction. Back fill with stone up to 1’ to finish grade, back fill in garage to be premium fill. Show air infiltration wrap (Tyvek or equivalent). G. FIREPLACES (3/4”=1’) Plans must include: Section through fireplace from foundation to top, dimension of all openings, hearth smoke chamber and flue, show ash dump, cleanout and damper and lintels, 2’ clearance between masonry and structure. Show details where chimney passes through floor and roof construction. Show flashing at roof. Show top of chimney. For pre-fabricated fireplaces, show insert and treatment of mantle, hearth and material surrounding insert and indicate clearance and sections up through the roof. Show fire stops. H. ROOF PLAN (1/4”=1’) Plans must include: Show ridges, valleys, hips, flashing, chimneys, dormers, saddles and vents. Indicate roofing material and show skylights and roof slopes. I. PLUMBING (Show on floor plan) Plans must include: All fixtures and floor drains. J. MECHANICAL (Show on floor plan) Plans must include: All furnaces, registers, and return air grilles. 4 K. ELECTRICAL DRAWINGS Plans must include: Service entrances both size and location. Location of all outlets and switches in accordance with the N.E.C. code. (Note: The use of #14 wire is not permitted.) L. COLOR SCHEDULE AND MATERIAL SAMPLES (Bring to P&Z/ABR Meeting) Plans must include: Color of siding, windows, doors, trim, roofing, gutters, downspouts, and all masonry. M. ADDITIONAL REQUIREMENTS Plans must include: Use ½” drywall on walls and ceiling except on wood trusses – spaced 24” o.c. and firewalls where drywall shall be 5/8”. A photograph showing the existing houses in adjacent lots. A deposit fee will be charge for new trees to be installed by the Village. Show calculations of State Energy Code requirements. All exterior walls extending two (2) stories without support should be 2x6 construction and fire stopped every 10’. 5
