Community Guidelines Regarding Your Manufactured House & Home-site:
House & Exterior

Awnings & Room Enclosures - In order to maintain a beautiful community, we believe a standard of quality should be set. Therefore, we require all awnings,
screened or room enclosures, and window awnings be of Dura-Bilt Metal Products, Inc. We have found this product to be of the highest quality and will never rust,
due to the baked on enamel finishing. Sorry, we do not allow any exceptions.

Utility Buildings - or storage buildings must also be manufactured by Silver-Top Manufacturing Company, Inc.. or Burke Manufactured Homes, Inc. Please see
management for details.

Skirting - Vinyl vertical skirting all of the same color is required on all manufactured homes and porches. This is to be installed by a contractor who is approved by
the community management.

Additions & Garages - No additions, porches, etc. can be built on your manufactured home other than factory built ones mentioned above. Garages can only be
constructed at the time the home is placed in the community and must coordinate with the home as far as color of siding and fixtures. A plan and drawing of garage
must be submitted to management for final approval.

Steps & Decks - All steps are required to be factory built. Decks may be constructed not to exceed 10’x30’ in dimension. All plans or drawi ngs must be submitted to the
management and approved prior to construction. Decks must be completely skirted with the same material as the manufactured home and built only with pressure
treated lumber. Vinyl Railing and/or Dura-Bilt Railing are the only type of railing allowed. No pressure treated lumber. Management will need to see a sample of the
product & diagram of how it will be used.

Set-Up & New Homes - Any home entering the community as of June 1, 1997 must have vinyl lap siding, a shingle roof, set-up on concrete footers, and anchored to
the ground. All homes must be set-up to manufacturer’s specifications, approved by West Bloomfield Town Building Inspector and meet New York State Code.

Exterior of Home & Accessories - must be kept in great condition! Paint, Siding, Windows, Doors, Etc.! Damaged or missing skirting must be replaced.

Tires, Wheels & Axles - must stay on or under the manufactured home.

Town Zoning Regulations - residents must honor all regulations that apply to the community.
Home-site

Lawn & Sites - sites shall be kept neat and attractive, and lawns shall be mowed. If lawns are not mowed, there will be a charge of $ 40.00 and $ 20.00 for the trim.

Miscellaneous Items - including refrigerators, freezers, wire spools, lawnmowers, brooms, bottles, etc., are not to be stored on the patios nor around the home.
These things should be kept in utility buildings or stored out of sight.

Garbage Containers - are to be kept at the rear of the home except on collection day. From November 1 st to March 31st , garbage containers may be stored to rear
of patio next to home.

Wood Storage - 1 cord of wood, 4x4x8, may be neatly stacked close to the back of the manufactured home. A small neatly stacked pile of wood, not to exc eed 2x2x4,
may be kept just behind entrance steps between November 1 st and April 30th. Sawing, chopping and splitting may not be done within the community area.

Clothes Poles - only umbrella type clothes poles are permitted. Management will specify exact location. Clothes poles must be folded up and stored out of sight
when not in use.

Flowers & Shrubs - residents are encouraged to plant flowers and shrubs, but need to check in regard to location of underground utilities. Under no circumstances
are flowers or shrubs to be removed after planting.

Snow Removal - residents are responsible for snow removal from individual driveway spaces.
Other

For Sale Signs - must be no larger than 3’x2’ or smaller and placed in or on the manufactured home. Only one sign per home-site is allowed.

TV/CB Antenna/Satellite Dishes - one of each is allowed and is not to exceed 21 feet in height. This antenna is to be installed opposite the door side and no farther
forward than half the length of the manufactured home. Satellite dishes may be no larger than 18” in diameter. Please see m anagement for proper placement.
 Motorcycles - are allowed, subject to noise and speed restrictions. They must be registered at the office, with name of operator and license number. We ask that the
community may not be used as a gathering point for large groups.
 Window Air Conditioners - must be braced with metal shelf-type brackets. No wooden posts or stands, please!

Site Fee - Single-Section Sites $ ___________ monthly. Multi-Section Sites $ ___________ monthly. Due on the 1 st of each month, with 10 days grace Only! Site
rents over 10 days late are assessed a $___________ late fee charge. Checks must be made payable to: Indian Valley Development Corporation. Site rent must be
mailed to: P.O. Box 180, 9237 Rts. 5 & 20, West Bloomfield, New York 14585 or delivered to community office at Burke Manufact ured Homes, Inc., 9237 Rts. 5 &
20, West Bloomfield, New York. A charge of $ 30.00 will be made for all rent checks that are returned due to insufficient funds.

Leases - You can choose either a Monthly Lease or a Yearly Lease. Yearly leases will be offered each year to all residents who are in “good standing” and current in
their rent.

Sublease - You must have a yearly lease in order to sublease your manufactured home. If you are considering subleasing, you must have your prospective
subleasees fill out a community application and make an appointment to meet with one of the directors of the community. All subleasees must be approved by t he
community board of directors prior to moving in.

Garbage Collection - is included with your site fee. A blue recycling box is provided for each site. This recycling box belongs to the community. There will be a
charge of $ 7.50 to replace the box if it is lost or removed. Large items that will not be picked up by the garbage company such as; refrigerators, TVs, ranges,
furniture, etc., will be charged a fee of $ 25.00 per item to have the community dispose of them.

Registration - all persons living in the home must be registered at our office prior to moving into the community.

Moving - a written 30 day notice must be submitted before moving your manufactured home out of the community or transferring ownership. Before leaving the
community, a forwarding address must be given and all outstanding accounts must be paid in full. An appointment must be made prior to the sale or transfer of title
with the Community to inspect the home-site and home.

Complaints - all complaints must be submitted in writing and will be reviewed by the community board of directors to determine what action will be taken.

Legal Action - Residents will be charged for all legal expenses incurred if legal action has to be taken for either non-payment of rent, violation of community rules
or any eviction proceedings.

Conduct of Guests - residents are responsible for the conduct of their guests.

Sewer Lines - residents are responsible for keeping their sewer lines clear between their home and our ground connection. The following should never be flushed
down the toilet: paper towels, disposable diapers and liners, sanitary napkins, contraceptives, tampons, etc. Any repairs or cleaning that have to be done because of
such
articles clogging the drains will be charged to resident.

Pets – Indoor Cats (Maximum of 2 per home-site), Birds, & Fish are allowed in the community. Cats must stay inside the home at all times. No outdoor cats are allowed.
Stray or loose cats will be picked-up and removed from the community. All cats must be registered with our office. You will be required to show a current rabies
vaccination certificate &/or receipt. A $ 5.00 per cat registration fee will be charged. A yearly fee of $ 15.00 per cat will be due on January 1 st of each year for
monitoring purposes.
Community Restrictions: The following are not allowed.

All cats birds and fish must be kept inside the home at all times. No Dogs, etc. are allowed in the community. No visiting pets!

Wooden type construction of any kind.

Permanent or portable playground equipment, swimming pools (child wading pools accepted, must be less than 24” deep), swing s ets and basketball hoops on sites
or driveways.

Snowmobiles, ATV’s, mini-bikes, go-carts ridden or stored in the community.

Unlicensed vehicles, extensive car repairs, and driving or parking on lawn, patios or behind home is not allowed.

Truck parking (3/4 ton and over). Campers, boats and trailer parking. We have a separate area for these items. Parking in this area is at your own risk. Be sure to
notify office with description of vehicle, name and phone number.

Loud, noisy, or smoky vehicles.

Speeding: 10 MPH please! - and tell your guests! Guests are the worst offenders. Those who live in the community usually understand and respect this rule.

Loud music, loud TV, loud stereo, and loud parties. - Please this is mainly a courtesy rule.

Any type of domestic disturbance or violence.

Built-on roofs are not allowed.

Tires must not be placed on home roof or any accessory building.

Wooden spools (sometimes used as tables and chairs).

Fences of any kind.

Solar panels - on or around manufactured home.

Signs of any kind other than -“ For Sale,” mentioned previously - see exact dimensions.

Selling manufactured home in the community with the promise that the buyer will be permitted to live in the community. New b uyers must be approved by the
community management. Application forms are available at the office.

Portable garages or storage units.

Renting or subleasing the manufactured home in the community without approval of the community board of directors.

Bringing family and/or friends in to live in the manufactured home unless they have first been approved by the community board of directors.

Commercial Enterprises - conducted from the manufactured home. This includes baby-sitting, other than community residents. Please see management.


The guidelines and restrictions of Picture Book Park are meant to assure all the residents of a pleasant and desirable place to live. Everyone wishes to be proud of his
