Minutes
Call To Order: President Brad Gray called the meeting to order at 7:04 pm.
Members Present: Brad Gray, Carol Lewin, Barbara Lynch, Gay Robson, Sherry Taber, Scott Voss & George
Widmeyer.
Members Absent: None
Guests: None
Secretary’s Report – Carol Lewin
Minutes for RPOA Board Meeting 7/16/2012
Gay Robson moved and Sherry Taber seconded that minutes for the RPOA Board meeting on 7/16/12 be approved
as presented and the motion carried unanimously.
Treasurer’s Report – Scott Voss
Scott submitted the July 2012 Treasurer’s Report.
George Wdmeyer moved and Barbara Lynch seconded that the Treasurer’s Report for July 2012 be approved as
presented and the motion carried unanimously.
Committee Reports
Architectural – Gay Robson
Gay reported the following from her written report:
Approved Projects:
591 CCR – Al and Janice Thomas – Garrhs will install a central heat and air conditioning system. This project
was approved with conditions required to reduce noise of the condenser unit for neighbors.
79 Latigo – Tad and Beth May – Southwest Concrete will re-stain and seal the concrete driveway.
488 CCR – Tim and Shannon Knight – Timothy Pruett of Four Seasons Remodeling will re-stain their townhome
to match the color of the adjoining townhome at 490 CCR.
114 CCR – E-2 – Michael Hicks – Atmos Gas will connect service to the townhome for a gas fireplace. Atmos is
coordinating with all utility companies and with RPOA Maintenance regarding irrigation lines.
117 Latigo – Eric and Kelly Guziejka – Tim Papi will plant trees around a pond on their property. Owners and
contractor are coordinating with all utility companies and with RPOA Maintenance regarding irrigation lines.
7 Latigo – Pat Goulait – Place exterior sculpture on property on behalf of tenants.
Completed Projects:
304 Cottonwood Creek Road – Lumsden – Fence completed.
7 Latigo – Goulait - Sculpture placed on property by tenants.
114 Cottonwood Creek Rd. D-2 – Murawski – Deck replaced.
Pending Projects:
33 Latigo – Ed Kaminsky has requested to stain his house a different color and is researching examples at The
Ranch.
Violations:
185 Cottonwood Creek Road – Property Manager, Bill Cartwright will have a lattice cover constructed that will
shield the view of the window air conditioning unit from the neighboring townhome.
Architectural Committee: A memo regarding the summary of Architectural Rules was updated and posted in
the mail house with Rules for Contractors. The project of updating the Architectural Rules is ongoing.

Directory – Carol Lewin
Carol reported the following:
The directory has been edited according to all information received to date. The directory files will be delivered to
Kohlers on Tuesday, August 21, 2012. Carol verified that Kohlers will be able to print the directories before the
Labor Day picnic.
Finance – Scott Voss
Scott reviewed the RPOA financial procedure that requires advance approval for operating expenses that will
exceed budget projections. He asked the board to approve such expenses for the irrigation contract and asked
George Widmeyer to estimate year-end projections for this line item. The board approved this action.
Maintenance – George Widmeyer
George reported the following from his written report:
Work In Progress:
At least 16 more dead trees in the common areas need to be removed. A professional tree feller is necessary
for two or three of these. No date is planned for this effort at this time.
We are continuing to work with an outside contractor on controlling the algae and cattails in several of the
ponds. The pond behind the Zelenka residence was treated on July 30. The pond behind the Lynch residence
needs treatment.
Work Completed :
A large tree from the David James area on CCR was cut down on July 16 per a RPOA request for safety.
Several RPOA members cut down and sprayed thistle in the RV lot on July 28.
The mowing contractor sprayed weeds in the rock along the roads over several days.
The Bear Park pump was cleaned of mud on August 8. It had become clogged from the muddy water as a
result of recent rains.
There were problems in the lines from the Bear Park pump that were repaired on August 15. This problem may
have been a result of excessive water being used from hoses connected to outlets in the common area. The
pump pressure fell to zero, which can damage the pump.
An outside contractor has repaired several large sprinkler heads for the common areas. These provide an
inventory of replacement items since the manufacturer no longer makes these models that are used at the
Ranch.
Work Being Planned:
The temporary grate over the intake to the River Run pump needs to be replaced. The grate over the intake to
the Game Trail pump needs to be replaced. Custom construction of new grates will require an outside
contractor.
Improvements in the common area behind 484 and 486 CCR are being planned. This will not happen until later
this summer and may not be completed until next year.
The RPOA has an estimate for putting a gate in the fence of the Gazebo to provide accessibility for mowing.
Nominating – Barbara Lynch
Barbara had nothing to report at this time.
Website – Myriam Palmer
Carol Lewin reported the following:
Carol will maintain the RPOA website September 1st to September 21st.
Sherry Taber suggested that the board investigate putting a counter on the website to indicate the number of
visits.
Carol Lewin will call Brainstorm Internet and inquire about how to do this.

General

Resident parking in violation of DCCR
Brad Gray spoke with the people involved and reported that they have been cooperative.
AREM
Brad Gray will meet with Sandy Tischaefer at AREM to review RPOA’s contract.
Update authorized signatures FNB and stores
Scott Voss reported that all required signatures are complete and that he has access to online banking with
RPOA’s account at First National Bank.
New Business
General
Thefts of Durango Herald newspapers
Sherry Taber reported on her conversation with representatives from The Durango Herald about the frequent
theft of newspapers at The Ranch. The Board concluded that there is no easy solution to the problem. Sherry
also reviewed her conversation with paper carrier, Karen Goicoechea as to how to solve the paper theft
problem. Sherry reported that Karen asked that residents contact her directly,rather than the Herald when their
papers are missing. Karen’s cell number is (970) 759-7119.
Attorney
The board has determined that it is in the best interest of The Ranch to enlist an attorney who has experience in
HOA matters and an interview with a prospective attorney has been scheduled.
Financial
RPOA insurance policy
Scott Voss reviewed RPOA’s insurance policy and reported that the Finance Committee will discuss the policy
and make recommendations.
Update on the Capital Reserve Fund study
Brad Gray suggested that this item be postponed for further study. Scott Voss suggested that the Finance
Committee review this issue first and then present their recommendations to the board.
Maintenance
Snow removal contract
George Widmeyer presented the one-year contract with John Randle of Rescue Property Services for snow
removel. The hourly rate went up by $5.00 due to an increase in the cost of diesel fuel. The snow removal
provider will make changes this year to mitigate the build-up of ice in such areas as around the mailroom. Board
members will review the snow removal contract prior to approval.
Prairie dogs
Sherry Taber did not have anything new to report.
Fall pruning
Brad Gray reported that George Widmeyer will oversee a trial option for fall pruning of shrubs near the mailroom.
Results will be evaluated to determine if this method is preferable to the current method being used.
Properties not maintained
Brad Gray asked Barbara Lynch to draft a letter to several property owners who are not maintaining their yards
and flower beds.
Scott asked if this was a Maintenance or Architectural issue. The board agreed that it was a board issue so the
letters will come from Brad Gray.
Common area grass cut too low
George Widmeyer will follow up with the mowing contractor to determine the best procedure for mowing in
common areas to insure healthy grass and prevent scalped areas on berms.
