UNDERWOODFARMS SALES CONTRACT ADDENDUMMINIATURE DACHSHUND SALES ONLY
This dog was not sold to be a breeder unless full AKC/CKC breeding rights
were given and purchased. Please note that even if breeding right are
purchased UNDERWOOD FARMS makes no warranty either expressed or
implied as to the breed ability, fertility or suitability of the Dachshund puppy
for that particular purpose. We recommend that you spay or neuter your
puppy as soon as possible to avoid cancer risks, please discuss this with your
veterinarian. Please be responsible and spay or neuter your puppy. If this
puppy/dog does not work out with your family -AT ANY TIME IN THE
DOGS LIFE- Buyer agrees to contact Underwood farms and return dog to
Underwood farms. Underwood farms may pay shipping expenses depending
on the situation at its discretion. You will not be judged I promise!! If Buyer
has found what he/she feels is a suitable home for the puppy/dog, friend or
relative, Underwood farms may agree to that placement. I will not be
unreasonable, I just want to make sure the dog is in a wonderful home and is
loved and cared for. Buyer agrees not to place puppy up for resale or deposit
puppy/dog at any shelter or humane organization. Seller will not buy the dog
back for the reason that adults and older puppies are generally not resalable
and are generally rehomed for an adoption fee that just covers the costs of
the care of the dog. We will either keep the dog ourselves in our home or be
very careful finding a second forever home.
I/Buyer have been advised by Seller prior to the purchase of the puppy that
the Seller does not pay for any vet bills or medical expenses incurred after
the date of purchase.
I/Buyer have been advised by Seller to have my puppy checked by a
veterinarian of my choice within 48 hours of purchase-1 day exceptions
made for holidays etc. If anything is found wrong with the puppy (i.e.
serious genetic defect-does not include hernias, bad bites, tail kinks or
anything of a non life threatening nature) at that exam, Seller agrees to
replace puppy or provide full refund, at the Buyers choice. Buyer also
understands that all deposit money is non-refundable.
I have given you the puppy food that I use “Wellness Puppy” and that works
for me and I highly recommend it (Wellness Products) because of the
ingredients and the way it has been graded as a top dog food by several
studies as well as being listed as a top food from my extensive online
research, but you may use any puppy food that you choose. I just ask that
you use what I have given you to switch the puppy over properly to the food
of your choice. Do not change the diet at all for the first 2 weeks while the
puppy is adjusting to your new home. This is a stressful time for any puppy
being away from their mother and siblings-the only life they have known up
till now. Diet change is an additional stressor. KEEP FOOD AND
WATER AVAILABLE TO THE PUPPY AT ALL TIMES. SMALL
PUPPY BREEDS CAN BECOME HYPOGLYCEMIC AND BECOME
VERY SICK VERY QUICKLY. WE ALSO FREE CHOICE FEED OUR
ADULTS AND FIND THAT AS LONG AS THEY GET LOTS OF
EXERCISE AND DON’T SIT ON THE COUCH ALL DAY, THEY DO
VERY WELL BEING FED FREE CHOICE. I have personally found that
feeding in portions leads to overeating, gorging and being overweight. This
being said Dachshunds are prone to weight issues so do watch your dog’s
weight carefully and do not allow him/her to become obese. No table scraps
and junk food  pay no mind to soulful eyes and pitiful wines, yes they
could win an academy award for most of their performances. They are
specialists at this!
This puppy has been raised in a very loving environment; this is a baby that
needs lots of attention, loving care, and training. Please feel free to call with
any questions.
Last Note: Smooth coat Dachshunds are very cold blooded dogs. They do
not like cold weather and should never be kept as outside dogs under any
circumstances. Keep potty time brief in the winter, don’t leave them outside
for hours!! Even a cold summer night is too cold for a smoothie to be out all
night-I don’t care what state you live in. Please don’t ever do this to your
dachshund, even the longcoats! These dogs are strictly under the cover, in
your bed creatures!! Please provide lots of blankets and/or towels in their
puppy crates for warmth-that is until you figure out they have to be in your
bed for you to get any sleep 
SPAY /NEUTER CONTRACT –VOID _____YES _____NO
The buyer understands and agrees that the Dachshund sold that is described
in the attached "Receipt/Bill of sale" has been sold at a discounted price
because the buyer has agreed to have this dog spayed or neutered at or
before it has reached 7 months of age. Buyer must provide veterinary proof
to UNDERWOODFARMS that the dog has been spayed or neutered before
the dog is 7 months of age. Only exception to this is for medical reasons that
would make the surgery not in the best interest of the dog. If the buyer
DOES NOT PROVIDE THIS PROOF OF SPAYING OR NEUTERING by
the due date, the buyer will owe UNDERWOODFARMS the additional
amount as if the puppy had been sold with full AKC or CKC breeding and
showing rights. This additional amount will depend on the color and sex of
the dog and will be stated in the "Receipt/Bill of sale". If Underwood Farms
is required to enforce the terms of this SPAY/NEUTER CONTRACT in
court, then the buyer will also be responsible for reasonable attorney fees,
filing fees, and court costs. Jurisdiction shall be Clinton County State of
Michigan.
This above section shall be crossed out voided, and properly signed here if
full breeding rights are purchased/given____________________ buyer.

GENERAL ENFORCEMENT PROVISION
If Underwood Farms is required to enforce ANY OF THE TERMS AND
PROVISIONS of this SALES CONTRACT in court, then the buyer will also
be responsible for reasonable attorney fees, filing fees, and court costs.
Jurisdiction shall be Clinton County State of Michigan.
