Responsible for:
Fully contributing to and overseeing staff carrying out general building and caravan maintenance, grounds work, housekeeping, security and
health & safety issues on the park. Provide excellent customer service through your team’s dynamic and thorough approach to their work.
Background to the position
Atholl Estates covers an area of approximately 145,000 acres in Highland Perthshire, managed centrally from the Estate Office in Blair Atholl, a picturesque village
close to the resort town of Pitlochry and less than 2 hours drive from Edinburgh and Glasgow.
The estates are probably best known for Blair Castle, an iconic Scottish castle whose history dates back to the 13th century. The castle is open to visitors throughout
the year and we also have a significant number of group visits. We also host corporate and public events, functions and weddings throughout the year.
Atholl Estates is run on a commercial basis, but with a strong element of corporate, social and environmental responsibility. The core businesses are tourism,
farming, forestry, house lettings, horse trials, field sports and property development.
The post is designed to allow the successful candidate to concentrate on delivering the best possible experience for our many guests to both the caravan park and
woodland lodges, which in turn is part of a wider approach to further develop and enhance tourism opportunities on the estate .
Role Objective
Working closely as part of the Blair Castle Caravan Park team, the successful candidate’s key role is to be responsible for the technical operations across the caravan
park and woodland lodges. This includes the safe moving of caravans, general building and caravan maintenance, grounds work, liaising with the estates Works
Manager on maintenance issues and the delivery of health and safety related issues on the park, ensuring a safe environment for staff and customers alike. A handson approach is essential for this role and you will be expected to have a high profile on the park and be accessible to staff and customers.
You will need to be an excellent team player, both in managing your own team and working with the Head of Visitor Services and the Park’s Office Administrator. A
close productive working relationship with the Office Administrator is vital for both succeeding in this role and ensuring the park operates effectively, both as a key
accommodation provider in the area and as part of a wider estate offer. In addition, you will need to develop a good working relationship with the Estate’s Works
Manager, who is responsible for maintenance issues and projects across the estate. You may also be called on to help out the Works team from time to time.
It is your responsibility to provide, through and with the park team, an excellent experience for our guests, maintaining the high standards expected by the senior
management team and Trustees, our customers and in keeping with our Visit Scotland 5 star park rating.
The Caravan Park is open every day March to November inclusive, with the woodland lodges opening all year round. Our staff generally work on rota and the
successful postholder will be required to work 5 days from 7. The post also involves regular weekend work.
Job description
1. Maintenance

To be hands on and carry out maintenance duties across the park, either directing park staff or liaising with the Estates Work’s Manager to resolve
issues/ problems.

To review and refine the Park’s internal maintenance reporting system, to ensure we act quickly to resolve customer complaints/ concerns and that we
log recurring problems, which may need long term attention.

To conduct regular checks on the Park’s caravan hire fleet, logging maintenance issues, dealing with suppliers and caravan manufacturers as needed.

To assist the Works Manager in tackling estate maintenance issues when needed.

To keep the health and safety files and documents updated and relevant to day to day operations. To organise training in this area where necessary and
to ensure safe working practices are adhered to across the park.

To maintain in good working order and condition, the fire and burglar alarm systems, and any related documentation for internal and external
inspection.

To maintain the grounds to a standard commensurate with our 5* rating and allocate tasks to park staff where needed. To liaise on the use of relevant
equipment with the castle gardeners where appropriate.
2. Staff Management

To directly manage the Park wardens, Maintenance, Grounds and Housekeeping staff. All these staff serve the key functions of the role and it will be
important to gain a complete understanding of the different facets of this area of work.

To carry out regular reviews as part of the estate’s approach to staff management and adherence to the aims and objectives of the IIP standard

To work with the Head of Visitor Services in identifying training opportunities and needs across your team and to feed that into the annual operating plan
process
3. Reception work

Working with the Office Administrator to ensure reception is covered throughout the season and in particular for wardens to help cover early and
evening shifts.

To work with the Office Administrator to ensure wardens are trained to a high standard when using IT based sales systems

To make sure Wardens understand the administration processes involved in taking bookings and covering reception shifts.
4. Winter Work

To agree and carry out winter caravan moves and pitch upgrades on the park on an annual basis.

With your team, to carry out caravan moves in a safe and controlled environment, with a consistent ‘safety first’ approach at all times.

To liaise with private caravan holiday home owners, the Estate Works Manager and contractors to carry out drains downs, and equipment servicing for
our own hire fleet and private caravan holiday home owners, throughout the year

To create and oversee an annual maintenance plan for the park, working with your team, the Head of Visitor Services and Estates Works Manager to
construct and implement as necessary.

To carry out Post Delivery Inspection checks on new caravan deliveries, within a specified manufacturers timeframe.

Work with the estates Senior Management team on new park developments and infrastructure related projects
5. Caravan Park Management Team

To be Duty Manager for the daily park operation’s when working

To support colleagues across the estate on other projects as appropriate and when available.

To take a leading role in recruitment, induction and continual training of your staff throughout the year

To support the development of a motivated and proactive team within the park, able to adjust within a changing market and maintain high levels of
customer satisfaction.

Dealing with any customer complaints, comments or queries, ensuring a satisfactory outcome for customers wherever possible.

Ensuring health and safety requirements are adhered to throughout the Park operation, with safety for all staff and customers paramount in our
approach to daily operations.

To help devise and implement initiatives to reduce energy consumption on the park and instil the importance of cost savings on utilities.

Provide first aid cover whilst on duty (we will provide full training for this)

Any other reasonable requests or duties which may arise.
6. Corporate

Promotion of the aims and objectives of the Investors in People standard

Interest in and support of events and operations around the estate

Adherence of approved estate brand guidelines for all presentations
7. Terms and Conditions

Attractive, competitive salary to be agreed. However, accommodation may be available with this post and if needed, this will be negotiated as part of a
salary package.

The Warden and Maintenance Supervisor is required to work on a five days out of seven rota. There will be extensive weekend/ evening work
throughout the year. The successful candidate will need to maintain a flexible approach to working hours.

